Planner: Chris Neubecker 23 January 2019 Re: DRB 18-0416, Antlers lobby expansion, proposed changes to approved plans Members of the DRB: The management at the Antlers has decided that keeping their existing lobby intact is no longer a priority. They would prefer instead to have one, large new lobby. So, we have moved some things around and are submitting the changes for your approval. All the parts and pieces are the same as was approved previously, they are just in slightly different places. The front desk and it’s associated pitched roof are essentially unchanged and move two arcade archways to the west. The front door remains in the previously approved location so that guest arrival is now into the lobby instead of into the front desk area. This frees up space to add to the previous new lobby, almost doubling its size. On the office level, moving the double height front desk volume to the west required moving some offices. Again, the number of offices is the same but the relationships between them have changed. With regard to the north elevation, the two office windows (as opposed to the offices with sliding doors and balcony railings) are now to the east of the front desk roof where before they were to the west- essentially flip-flopping their positions on the elevation. We have also added one 6’ wide window into the western most office space on the previously blank west wall. This window faces the existing building to the west and will not be visible to arriving guests. And we brought back an internal spiral stair that connects the front desk manager to the front desk on the level below. The redesign has allowed us to reduce lobby and office floor area by 67 sf on the lobby level and 69 sf on the office level. An additional 69 sf on the office level, previously shown as open corridor, will remain the mechanical and storage closet it is now. All are shown on the revised plans with a cross-hatched pattern. We also are proposing to add approx. 80 SF to the office level by adding a corridor that connects the offices on both sides of the front desk double high space- this way all offices can be accessed without going outside.
