HomeMy WebLinkAboutPEC19-0002 admin notice.pdfTOWN OF VAIL 1 75 South Frontage Road West Vail, Colorado 81657 vailgov.com February 8, 2019 Community Development Department 970.479.2138 Dear Planning and Environmental Commission members and adjacent property owners: Re: A Report to the Planning and Environmental Commission of an administrative action regarding a request for a minor amendment to Special Development District (SOD) No . 36, Four Seasons, pursuant to Section 12-9A-10, Amendment Procedures, Vail Town Code, to allow for modifications to the approved development plan in order to permit a non-residential addition totaling 109 square feet to accommodate a new kitchen and hallway located at 1 Vail Road/Lot A -C, Vail Village Filing 2, and setting forth details in regard thereto. (PEC19-0002) Applicant: Ex Vail LLC Extell Development, represented by OZ Architecture Planner: Erik Gates The purpose of this letter is to inform you that the Town of Vail Community Development Department Administrator has approved an amendment to the existing Special Development District No. 36, Four Seasons, to allow for an increase in approved nonresidential floor area of less than 5% (109 square feet), located at 1 Vail Rd . The increase is due to a relocation of a common-space hallway prompted by an expansion of the Remedy Bar Kitchen. The expanded kitchen will be located, in part, within the current hallway common-space. The Administrator's approval includes the following conditions: 1. All exposed metal flashing , trim , flues , vents , and rooftop mechanical equipment shall be anodized , painted (adjacent fa<;ade/roof material color or flat black), or capable of weathering so as to be non-reflective pursuant to Section 14-10-5C, Building Materials and Design, Vail Town Code , prior to requesting final inspections. 2. Approval of this project shall lapse and become void one (1) year following the date of final approval, unless a building permit is issued and construction is commenced and is diligently pursued toward completion. 3. Planning and Environmental Commission approval shall not become valid for 20 days following the date of approval pursuant to Section 12-3-3, Appeals, Vail Town Code. 4. No changes to these plans may be made without the written consent of Town of Vail staff and/or the appropriate review committee(s). The Town of Vail Administrator has determined that this amendment fo Special Development District No. 36 , Four Seasons, meets the review criteria prescribed by Section 12-9A-10, Amendment Procedures, Vail Town Code. This approval of a Special Development District minor amendment will be reported to the Town of Vail Planning and Environmental Commission at its Monday, February 25, 2019 public hearing at 1 :00 p.m. in the Vail Town Council Chambers, located at 75 South Frontage Road West. The Planning and Environmental Commission reserves the right to "call up" this administrative action for additional review at this hearing. This administrative action may also be appealed by an adjacent property owner, any aggrieved or adversely affected person , or the Vail Town Council as outlined in Section 12-3-3, Appeals, Vail Town Code.
