AN ORDINANCE ZONING CERTAIN PARCELS OF PROPERTY
• LOCATED IN THE NZ OF SECTION 12, T5S, R8lW OF
THE 6th P.M., TOWN OF VAIL, COLORADO HERETOFORE
ANNEXED TO THE TOWN OF VAIL; DESIGNATING SAID
ZONING DISTRICTS FOR THE ANNEXED PROPERTY;
SETTING FORTH DETAILS RELATING THERETO; AND,
AMENDING THE OFFICIAL ZONING MAP IN RELATION
TO THE ANNEXED PROPERTY.
WHEREAS, the property to be zoned hereby has been recently annexed to
the Town of Vail; and,
WHEREAS, the Town Council and the Planning Commission considered the
appropriate zoning for the recently annexed property and certain recommendations,
therefore, have been made; and
WHEREAS, the Town Council considers it in the public interest to zone said
annexed property as soon as possible;
NOW, THEREFORE, BE IT ORDAINED BY THE TOWN COUNCIL OF THE TOWN OF VAIL,
COLORADO, THAT:
Section 1. Findings.
The Town Council finds that the procedures for the provision of zoning
districts for property recently annexed to the Town of Vail have been fulfilled
and the Town Council hereby receives the report of recommendation of the Planning
and Environmental Commission recommending the zoning of the annexed property.
Section 2.
Pursuant to Section 18.68.070 of the Vail Municipal Code, the parcels of
property located in the N~ of Section i2, T5S, R81W of the 6th P.M., Town of
Vail, Colorado, are rezoned as follows: (Parcel Designations herein referred to
shall be in accordance with the parcel designations shown on the annexation plat
approved by the Town Council.):
(a) Parcel B-Medium-Density-Multiple-Family Zone for no more than thirty (30)
condominium units.
(b) Parcel C-Two-Family-Primary/Secondary Zone on a portion thereof for four
(4) residential lots and Medium-Density-Multiple-Family Zone on the remainder for
no more than forty-eight (48) condominium units.
(c) Parcel D-Two-Family-Primary/Secondary Zone for twenty-seven (27) residential
lots and the remainder Medium-Density-Multiple-Family Zone for no more than fifteen
(15) condominium units.

(d) Parcel E-Two-Family-Primary/Secondary Zone for six (6) residential
lots and the remainder consisting of approximately forty-one (41) acres as
Open Space/Green Belt Zone.
(e) All areas zoned Medium-Density-Multiple Family shall be expressly
conditioned upon the development thereof being in accordance with Special
Development District Standards and approvals as required by the Zoning Ordinances
of the Town of Vai 1 .
(f) On lots one through four (1-4), inclusive, -Two-Family Primary/Secondary
Zone.
(g) The references to parcels and zones herein refer specifically to the
annexation plat which is attached hereto and by this reference made a part hereof.
' Section 3.
As provided in the Ordinances of the Town of Vail, the Zoning Administrator
is hereby directed to modify and amend the official map to include the zoning
specified in paragraph two (2) above and in addition, to reflect the conditions
adopted herein.
INTRODUCED, READ ON FIRST READING, APPROVED AND ORDERED PUBLISHED ONCE IN
FULL, this 17th day of July, 1979, and a public hearing on this ordinance shall
be held at the regular meeting of the Town Council of the Town of Vail, Colorado,
