A second mortgage on a
property is normally known as a
balloon mortgage because only
interest is paid during the term of
the loan and the principal
"balloons" and must be paid in
loft at the termination. If it's a six

abouf how to raise tt)e money
come year number five.
One of the painless ways is to
consider the magic of
refinancing. Here's an etample
of how' it ;Mould «-ork.
Say the purchase price-v,•as
550.000 and yrou got a 25 year 8
percent loan `.~•ith a first
mortgage of 5;5.+;100 and a second
mortgage of S5,0D0, If the
property increased ~ at only G
percent per gear. it would be
~',•orth about 567,000 after 5 years.
if you refinanced with a 70
percent first mortgage iS~i,000),
this would give y°au enough cash
to pay off your first mortgage
balance o! x32,300 plus your 55,000
second mortgage. Then you end'
up with almost 510,000 put in your
