1) Date of Survey October, 2018.
2) Land Title Guarantee Company Commitment No. V50050945-5 dated
4/17/2019 was relied upon for all title and easement information.
3) Notice: According to Colorado law you must commence any legal action
based upon any defect in this survey within three years after you first
discover such defect. In no event, may any action based upon any defect in
this survey be commenced more than ten years from the date of the
certification shown hereon.
4) Basis of Bearings: a line connecting found monuments marking the
easterly line of Lot 5 being S10'31'28"E, (as shown and described hereon).
5) The purpose of this plat is to abandon the three parcel split and create
Parcel A and Parcel B.
6) Protective Covenants of Vail/Potato Patch are recorded March 5, 1974,
in B233 at P628 and as amended in instrument recorded September 24, 1975,
in 8241 at P950.
7) Addresses are for informational purposes only and may be subject to

8) PLAT RESTRICTION
For zoning purposes, the two lots created by this resubdivision are to be
treated as one lot with no more than one two-family residence allowed on
the combined area of the two lots. The Gross Residential Floor Area for
the two-family residence will be calculated based on the combined area of
the two lots.
9) Parcel A and Parcel B are subject to an Amended and Restated Party Wall
Agreement to be recorded contemporaneously herein.
10) The 10' wide electric utility easement shown on resubdivision plat B407, P713
is shown along the entire common lot line of Lots 4 and 5. It is believed to be in
error on that plat and should only exist 20' from the common corner of Lots 4, 5
and Potato Patch Drive R.O.W.
