Re: ArraBelle Architectural Changes
Dear George:
The following is our understanding of the changes agreed to at the meeting held last November. As you recall,the
meeting, which included you, Dave Thorpe of VRDC, me and Jay Peterson, was focused upon the parts of the
ArraBelle which changed due to a furthering of the design and construction oriented issues. Please accept our
apologies for not understanding that we were to provide the documentation of those agreements and, as a result, for
the tardiness of this letter.
The generalized agreements will be enumerated below. Beginning with specifics, we believe there was only one
significant change required to be addressed by the architects after our meeting. 4240 and VRDC agreed to add
decorative metal screening, similar to that found along the western alley side of the ArraBelle, to the new mechanical
louver found near the restaurant. This louver appeared within the design development of the building (after the DRB
review of the elevations) and can be observed on sheet A 212 of our revised submittal. A copy of the new screen
detail and the elevation of the restaurant are attached to this letter.
In addition, we have researched the noise potential relative to this louver location and have confirmed that noise
should not be a concern. Please see the attached email regarding a conversation between 4240 staff and our
mechanical engineer.
Generally, you were in agreement with most, if not all of the changes discussed at the meeting. Some of the more
relevant changes discussed and agreed to by you include:
1. The proposal to integrate storefront designs in a fashion so that individual stores within the overall retail
levels would have consistent frontage across their entire length. An example of this appears on A 211
where-in we altered some of the approved storefront so that a single tenant could have the above
mentioned consistency.
2. For pool security and privacy, an open railing has been replaced by a parapet. This is reflected on A
212.
3. An emergency exit, previously described as a simple hollow metal door and exiting out onto the alley on
the west side, has been augmented to fit in better with the style of the building. This is reflected on A
214.
4. While there was much discussion relative to the upper level roof terrace discovered to exist during
construction documents, it was agreed that it may be fine as long as trees are forbidden and lighting is
controlled by the developer. It was agreed that the use of this terrace would be relatively private and
not visible from many locations in the village.

5. The trellis detailing along the west street has been refined. We explained that we felt it would look
better without an uneven attachment detail along the face of the building. You came to agree with the
detailing strategy for the trellis element.
6. While there was a good deal of discussion relative to the roof condition above the east portal, we came
to agree that the continuation of the perpendicular roof ridge was the result of constructability and steel
roof design. Given its relation to the facades, we came to agree that its elevation should not detract
from the significance of the portal shapes(either east or west side). 4240 apologized for not keeping
the town "in the loop" as complex structural detailing issues arose in this area and greatly appreciates
the town's flexibility in this regard.
Even more generally, we declared our intention to keep, and in fact enhance, the stenciling and painted
ornamentation shown to the DRB but deleted (for construction clarity sake)from the construction documents
used for the final submittal. We would note that since our meeting, the art committee for the ArraBelle, which
includes representatives of VRDC, 4240, CommArts and the Art in Public Places Committee, have met and have
further dedicated themselves to providing the decorative painted elements shown to the town.
Finally, we explained that the only railing changes made to the building subsequent to the DRB submittal are in
fact an enhancement over those shown to the Board earlier. We declared that some of the railings(for instance
at the main clock tower adjacent to the ice rink/town square) play a more"civic" role in their presentation to the
pedestrian and should be enhanced with a brass rail and finer detail. Others are more private in their location
and are kept slightly simpler. Once you were made aware of this additional design implication you agreed with
its conclusions.

of the work we have in Vail. We look forward to continuous success with you helping us to make the right
choices relative to the town and our design solutions.
