At the October 30th Special of the Vail Town Council, I was asked to provide a written
list of outstanding TCO requirements for the Arrabelle at Vail Square project. What
follows is a summarized list that I have been working with Vail Resorts Development
Company over the last several months:
Completed all project improvements as depicted on the approved Development
Plans (i.e. streetscape, signage, site furnishings, landscaping, exterior building
finishes, etc.)
Record all easements for areas permitting public use (i.e. courtyard plaza,
pedestrian/bike path through the ski yard, Right of Way improvements, Loading &
Delivery Dock use, Kiosk agreement, temporary loading dock removal, etc.)
Creation of Metro District and documentation
Acceptance of off site improvements maintenance agreements
Payment of the Traffic Impact Fee (approximately $310,000)
Provide a financial bond to provide surety for all incomplete improvements (125% of
the estimated cost plus a 10% contingency)
Acceptance of a skier drop-off agreement and bond
Acceptance of 120 beds of employee housing
Demonstration of continued compliance with the parking requirements outlined in the
Zoning Regulations

Acceptance and recording of the Condominium Plat and associated easements
Acceptance of an application for the adoption of three new view corridors
Compliance with the Building Code and Fire Code
Encroachment agreement letters from the adjacent property owners for all permitted
encroachments
Installation of the Loading/Delivery Dock vacancy sign on West Lionshead Place
Installation of a newspaper distribution box to replace the box displaced by the
redevelopment

Relocation of certain public utilities and drainage easements
