The following is the response to the structural comments:
S I : The precast cores were redesigned only to the extent that the lowest five (5) feet
of the walls (from footing elevation to twelve (12) inches above slab on grade
elevation) were changed to cast -in -place concrete for timing purposes. The
precast cores were designed as bearing on the footings so the detailing simply
matched the rebar quantity and concrete strength of the precast. No further
calculations are required since we are matching the required reinforcing of the
original precast core wall design and the precast calculations in the possession of
LP2A.
The following is the response to the architectural comments:

1a. The double tees in the upper garage span roughly 62 fcct as shown on
sheet S 110.20 and S l 10.LD. The tees are single span but previously only
spanned 30 feet in the original permit drawings. what we meant to imply
is that the revised tees span twice as far as the original tees.
2a. The revised base plate schedule is shown on sheet S2.1. The calculations
are on pages 398 -440 per the table ol'conternts.

Please find attached a response letter to the 2nd round of structural review comments (also attached) for
the above referenced project. There are no drawings being resubmitted — the responses are
clarifications on where to find information in the structural package that was submitted.
ALSO, tomorrow you'll receive two full -size stamped copies (on green paper) of plumbing revisions for
the same project. The revisions are titled ASI (Architect's Supplemental Instructions) No. 30, dated
10.20.05. We'd like to have LP2A's review comments on the plumbing revisions incorporated into this
review. Following is a brief narrative of changes to anticipate on those drawings. We'll include this
narrative on the transmittal that comes with the drawings tomorrow.
1. Changes to Condo levels include, moved plumbing fixtures, move fireplaces, pipe chase
changes effecting plumbing stacks. Changed plans, details, Water risers and waste /vent
isometrics. Gas piping changed as a result of fireplaces being moved.
2. Finalized the Spa area plumbing design and coordination with HVAC.
3. Water rooms changed requiring changes to plans, details and schematics.
4. Plaza Fire Place /pits were added. Made changes to gas piping.
5. Coordination with Contractors required adjustments to plans and associated details.
6. Finalized Elevator pit sump pump design.
7. Removed trench drain piping from drain at entry ramp on sheet M310.OH.
8. Rerouted piping at Garage entry to accommodate warm spaces so as to avoid freezing.
9. Re- evaluated all systems and made adjustments accordingly

Memorandum
The following is a brief description of modifications to the documents which have occurred since permit
review. As noted below, these changes fall into three broad categories: 1.) value engineering, 2.) further
detailed structural, mechanical and electrical coordination, and 3.) programmatic changes to the spa.
Structural Revisions:
• The precast level framing at the upper garage was value engineered to allow the double tees to
span 2 bays instead of the original 1 bay. The lower level basement walls at the south end of the
project were value engineered to 8" thickness. The precast concrete cores were redesigned to
provide cast in place concrete at the base for value engineering purposes. The spa was
redesigned resulting in column relocations in that area and associated framing revisions for the
floor above the spa. The spa pools were relocated resulting in framing modifications.
• The steel base plate schedule was expanded to include all of the various bearing situations. The
grand stair was further detailed. Further streetscape items were identified and detailed, which
may or may not fall under this particular review. In response to value engineering, elevator 17
was relocated resulting in revised framing and detailing. Mechanical coordination with the
structural framing was further developed resulting in various beam depth revisions and additional floor
penetrations. Various roof dormers were revised or relocated on the roof framing plan resulting in
detail framing revisions.
Architectural Revisions:
• The spa program was revised: 4 treatment rooms were deleted, resulting in a larger ski club
locker area and revisions to the toilet room layouts. Spa locker rooms and the fitness center were

relocated, resulting in changes to the layout of various spa functions and adjoining retail spaces.
Fixture counts remain the same except for one less sink in the men's spa locker room. A public
vestibule east of elevator 10 was relocated to the west of the elevator.
• Minor occupant load changes resulting from the spa program revision have been enumerated on
the code summary sheet. Accessibility and egress diagrams for the building quadrant and the
plaza have been revised. There is no gain or loss in gross building area, but minor changes to
net areas have resulted.
Dewatering Revisions:
• Through value engineering, the elevations of piping in many areas were raised. Pipe routing was
consolidated and simplified as a result. Dewatering along the garage access ramp and along the
south side of the building was added.
Mechanical, Electrical, Interiors, Fire Alarm, Fire Protection and Water Feature Revisions:
Revisions on all sheets for these disciplines are in response to the spa plan revisions, Including:
o Duct layouts, mechanical equipment and piping.
o Plumbing plans and riser diagrams.
o Power and lighting plans, and panel schedules.
o Interior finish plans, elevations, and reflected ceiling plans.
o Fire alarm devise locations and sprinkler layout.
o Spa pool piping plans, sections, equipment and electrical diagrams.
ASI 30 Plumbing revisions:
1. Changes to Condo levels include, moved plumbing fixtures, move fireplaces, pipe chase
changes effecting plumbing stacks. Changed plans, details, Water risers and waste /vent
isometrics. Gas piping changed as a result of fireplaces being moved.
2. Finalized the Spa area plumbing design and coordination with HVAC.
3. Water rooms changed requiring changes to plans, details and schematics.
4. Plaza Fire Place /pits were added. Made changes to gas piping.
5. Coordination with Contractors required adjustments to plans and associated details.
6. Finalized Elevator pit sump pump design.
7. Removed trench drain piping from drain at entry ramp on sheet M31O.OH.
8. Rerouted piping at Garage entry to accommodate warm spaces so as to avoid freezing.
9. Re- evaluated all systems and made adjustments accordingly
