2) All foundation azound perimeter of structure shall have minimum frost protection
of 48" to bottom of footing. Ali foundation walls and columns to be centered on
concrete footings unless shown otherwise on plans.
3) Ali cast in place concrete must be made with Portland cement and attain
minimum compressive strength of 3000 psi after 28 days (minimum compressive
strength of 4000 psi after 28 days for concrete used in slabs). Desigr� based upon
BUII,DING CODE REQiJIREMENTS FOR REINFORCED CONCRETE (ACI
318), 1999. Concrete placement to conform with "Construction Requirements" as
defined in ACI 318.
4) Rei�forcing steel is ASTM Grade 40. Reinforcement placement shall conform to
MANi.JAL OF STANDARD pRqCTICE, 2001 as prepared by CRSI. All lap
splices to be mi�imum 36 baz diameters, all horizontal reinforcement to be
continuous around comers and at wall in[ersections. Minimum reinforcement

6) Glulam materials, manufacture and quality control shall conform to STANDARD
SPECIFICATIONS FOR STRUC'I`1JRAL GLUED LAP,IINATED TIMBER OF
SOFTWOOD SPECIES, AITC 117-2004 and TIMBER CONSTRUCTION
MANtJAi- (5`n edition) as prepazed by AITC . Simple span beazns shall be
Combination Symbol 24F-V4 with no camber. Adhesives shall conform to the
requirements for wet conditions of service.
7) Structural steel shall be ASTM A36 or better except, tube steel columns which
shall be A500 Grade B(Fy=46 ksi) or better, anchor bolrs and bolts shall be A307
or better. All structural steel is to be detailed, fabricated, painted and erected in
accordance with AISC STEEL CONSTRUCTION MANUAL, 2005 and CODE
OF STANDARD pRqCTICE. All weiding to be performed by a certified welder
and conform to AISC and AWS STRUCTURAL WELr�ING CODE, 2000, all
electrodes to be EE-70XX . Grout beneath all base plates and beam bearing
plates shall be non-shrink epoxy with minimum 28 day compressive strength of
5000 psi. All Trubolt Wedge Anchors to be installed ac�.ording to manufacturer's
specifications and details.
8) Sheath roofs with 5/8" plywood with minimum span ratiag of 40/20 or better.
Nail ptywood with 8d @ 6" oc at panel edges and 12" oc at intermediate
members.
9) Live loads used for design-
-Roof-80 psf snow.
-Floor-40 psf residential.
-Deck-100 psf.
-Wind-90 mph (3 second gust), Exposure B.

adopted by the Town of Vail Building Department and the "General Conditions of
the Contract for Construction" (AIA Document A201). Ali construction must be
completed within the tolerances described in the "Residential Construction
Performance Guidelines" as prepared by the NATIONAL ASSOCIATION OF
HOME BUILDERS.
11) All beams, joists, and rafters are to bear upon walls or beams, or be hung with
SIMPSON Strong-Tie hangers or approve equals.
12) All structural members are shown in their final positions properly braced and
supported; during construction it may be necessary to temporarily shore portions
of the structure while other portions are being constructed. Contact the engineer
for consultation as required.
13) General Contractor is responsibie for all non-specified connections, contact
engineer for details as required. The engineer is to approve ail structural
substitutions.
14) General Contractor is to coordinate all diaphragm penetrations (i.e., clilmneys,
plumbing, sewers, etc.) through floors, walls, roofs and foundation walls with
appropriate sub-contractors. General Contractor is responsible for the means,
methods, techniques, sequences, procedures, workmanship, seasonal scheduling
and job-site safety associated with this project. The General Contractor is to
verify all dimensions and elevations with the architectural drawings. Notify
engineer of all conflicts and omissions between various elements of the working
drawings and the existing conditions prior to commencing with that portioi� of the
project. General Contractor is to inspect remodel projects and verify prior use and
proper disposal of existing materials (i.e., asbestos, etc.) as required by code.
15) All materials exposed to exterior and or moisture conditions shall be treated for
these conditions (i.e., chemical treatment, staining, painting, damproofing,
membranes, flashing, etc.) as required by code. All materials to be treated for fire
resistance as required by code.
