TITIE INSURANCE CON4PANY 0F MINNESOTA, a Minnesota corporation, herein called the Company, for a
valuable consideration, hereby commits to issue its policy or policies of title insurance, as identified in
Schedule A. in favor 0f the proposed Insured named in Schedule A, as owner 0r mortgagee 0f the estate 0r
interest covered hereby in the land described or refened to in Schedule A, upon payment of the premiums and
charges therefor; all sublect to the provisions ol Schedules A and B and to the Conditions and Stipulations
hereof.
This Comm tment shall be effective only when the identity of the proposed Insured and the amount ot the
policy or policies committed lor have been inserted in Schedule A hereof by the Company, either at the time
of the issuance of this Comm tment or by subsequent endorsement.
This Commitment is preliminary to the issuance oi such policy or policies of title insurance and all liability and
obligations hereunder shall cease and terminale six months after the effective date hereof or when the policy
or policies commjtted {or shall issue, whichever first occurs, provided that the farlure to issue such policy or
policies is not the fault 0f the Company.
CONDITIONS AND SIIPULATIONS
1 . The term "mortgage", when used herein, shall include deed ol trust, trust deed, 0r other security instrument.
2. lf the proposed lnsured has or acquires actual knowledge of any detect, lien, encumbrance. adverse claim

0r other matter affecting the estale 0r interest or rnortgage thereon covered by this Commitment other than those shown in Schedule B hereof, and shall fail
to disclose such knowledge t0 the Company in writing, the Company shall be relieved from liab lity for any loss or damage resulting from any act of reliance
hereon to the extent the Company is prejudiced by fa lure of the proposed Insured to s0 disclose such know edge. lf the proposed Insured shall disclose such
knowledge t0 the Company, or if the Company otherwise acqu res actual knowledge of any such defect, len, encumbrance, adverse claim 0r other matter, the
Company at its option may amend Schedule B of this Comm tment accordingly, but such amendment shall not relieve the Company from liability previously
incuned pursuant to paragraph 3 0f these Conditions and Stipulations.
3. Liability of the Company under this Commitment shall be only t0 the named proposed lnsured and such
parties included under the definition of Insured rn the form of oolicv or oolicres committed for and onlv for actual loss incuned in reliance hereon in
undertaking in good faith (a)to comply with the requirements hereol or (b) to eliminate exceptions shown in Schedule B, or (c) to acquire or create the estate
0r Interest 0r mortgage thereon covered by this Commitment. In n0 event shall such liability exceed the amount stated in Schedule A for the policy or policies
commined fcn and such liability is sublect to the insuring provisions and the Conditions and Stipulations and the exclusions lrom Coverage of the form of
policy or policies committed for in lavor of the proposed Insured wh ch are hereby incorporated by relerence and made a part oi this Comm tmenl except as
exoresslv modified herein.
4. Any action 0r act ons or rights ol action that the proposed lnsured may have or may bring against the
Company arising out of the status 0f the title t0 the estate 0r interest 0r the status 0f the mortgage thereon covered by th s Commitment musfbe based on
and are subJect to the provisions o{ this Commitment.
