4. Any action cr actions or rights of actron that the proposed Insured may have or may bring against the
Company arising out 0l the status of the title to the estate or rnterest or the status of the mortgage thereon cwered by this Commitment must be based on
and are subject to the provisions of this Commitment.
STANDARD EXCEPTIONS

1. Rights or clairns of parties in possession not shown by the public records.
2. Easements, or claims of easements, not shown by the public records.
3. Discrepancies, conflicts in boundary lines, shortage in area, encroachments, and any facts
which a correct survey and inspection of the premises would disclose and which are notshown bythe public records.
4. Any lien, or right to a lien, for servic es, laborormaterial theretofore or hereafter fu rnished,
