STATUS OF COMPLETION: General framing 95% complete On Monday, March 31, 2008, 1 conducted a site visit to observe the general framing, and check for conformity with the intent of structural drawings prepared by KRM Consultants. The following items were noted: High Roof Framing A ridge beam originally specified as flush framed was dropped, and unnecessary connectors were omitted Upper Floor & Low Roof Framing 1. A ridge beam over the living room originally specified as flush framed was dropped, and unnecessary connectors were omitted. 2. The floor framing over the kitchen consists of 18" BCI 90's @ 16" o.c. (between gridlines C and E). 3. A (2)-1 3/4x18" LVL beam was installed continuous along gridline C, replacing the independent headers originally specified on plan. Posts were added at both sides of the elevator shaft as intermediate supports, and are shown on SK-16. A 4 1/2" dia. hole may be installed in the area of the stairs, as long as the hole is centered within the depth of the beam. 4. The ridge beam over the master bedroom was moved approximately 1'-0 to the north, such that the eastern end of the beam bears on the (2)-1 3/4x11 1/4" LVL header. The header is supported on the southern end by (3)-2x6 trimmers and (2)-2x6 king studs. 5. The (4)-1 3/4x18" LVL beam along gridline 2 extends all the way to the W21x50, and is supported at the northern end by a (5)-2x6 post instead of a (6)-2x4 post (the beam is also notched to fit snug against the top flange of the W21 x50 beyond the post). 6. The (2)-1 3/4x11 1/4" LVL header along gridline F is supported by LVL trimmers and 2x6 king studs. Main Floor Framing Plan 1. 2x6 studpacks along gridline F supporting the cantilevered steel beams were replaced with 1 3/4x5 1/2" LVL studpacks. 2. The bent plate connection for the 5 1/8x13'/2' glulam beam near gridline D was not used. Instead, the glulam beam bears on top of the W12x30. At the time of the site visit, the glulam was supported by a 1 3/4" wide LVL rim. Additional blocking shall be installed to provide a minimum bearing length of 3". 3. The HSS5x5x3/16 column along gridline 3 was not installed. This column shall be installed as soon as possible once the supporting foundation work has been completed. 0 0 0 KRM CONSULTANTS, INC. P.O. Box 4015 1778 Alpine Drive, Town of Vail Avon, CO 81620 Eagle County, Colorado Project No. 04186 Dear Mike: At your request, on March 27, 2007, we visited the construction site on Lot 11, Vail Village West, Filing No. 1, 1778 Alpine Drive, Town of Vail, Eagle County, Colorado. The purpose of our site visits was to observe the soils exposed in the foundation excavation and compare them with the findings and recommendations of the Soil and Foundation Investigation Report, under the same project number, dated January 4, 2005. The excavation consisted of benches stepping into the lot. There were about five benches 2 to 4 feet high. The excavation cuts, varied from about 26 feet on the south part to 4 feet on the north part of the foundation excavation. The bottom 12 to 14 feet of the south excavation cut were improved by shotcrete, and on top of the cut were two tiers of block [Mechanically Stabilized Earth (MSE)] retaining walls. The soil exposed in the foundation excavation, was consistent with the findings and recommendations of the above-named soil's report. It consisted of brown, silty, gravelly sand with cobbles. The soil exposed in the foundation excavation is suitable for the recommended bearing capacity of 1500 psf. The bottom of the excavation was compacted. Soft spots were not reported. We recommend compliance with the recommendations of the above-named soil report during the remainder of the construction, specifically with the sections on drainaue. aradine and irriuation. Also, during winter construction, the foundation bearing soil and the newly poured concrete should be protected from freezing. Backfilling with frozen soil, and/or trapping ice and snow under parts of the foundation or under the slab on grade, can cause settlement at a later date.
