Review and Approve November 26, 2019 Meeting Results MOTION: King SECOND: Hall VOTE: 4-0 2. Building M Remodel Status King contractor to head to Timber Ridge today, Danny Johnson - DCJ, to measure doorways to order doors. DCJ is precuring materials to be ready for start date of April 18th -6 weeks for construction. Vail Resorts must move residents out. King needs 6 units turned over last week of April and 6 units the following week. King can’t hold contractor for 6-week job if units trickle in for work. Ashley Garton is on site VR property manager. Brandon will convey Ashely’s contact information. Ruther will contact Ashley. Brandon will provide Ashely Garton’s contact information to Ruther who will contact regarding move outs. 3. Other Business a. Upper laundry room flood. Brandon said it was leaking large amounts of water seeped into floor, the maintenance room and lower laundry room. Corum tried to contact CSE regional manager (laundry leasing company) and did not get response. A representative from CSE arrived for inspection 2 days post flood. Extreme Cleaning was hired to clean up and repair. They opened walls, treated mildew and are reinstalling drywall. Costs to date are $9335. Per CSE contract they are responsible for machines. Machines are not new, they were refurbished. Per Extreme Cleaning some parts were missing. Corum is seeking damages from CSE. Next steps, finish drywall, make machines operational and reaching CSE how to settle damage. Hall, Halloran said to document and file claim. b. Rockfall mitigation update. Hall will contact Kumar to ensure rockfall mitigation is complete. Documentation will be provided for the Town of Vail property files indicating mitigation has occurred. Hall questioned if it needs to go to the PEC. Ruther to check. Hall will contact Kumar to schedule. c. Snow Removal Update. King asked how is it being handled? He noted it may be time to consider getting loader. Per Brandon no snow narrowing drive lane. Harry Hunt has been out twice to remove snow. Roofs have had some snow removal on the front side. Per Brandon there is no ice damming. Brandon will keep eye on roof dams and icicles. d. 2020 Supplemental. Halloran provided a review and asked if here are funds which should carry over to 2020. She will roll 2019 capital balance to 2020. Halloran asked if the Committee wanted to pay down the fund balance or hold for another year and pay later. INCIDENT REPORT Property Name: Timber Ridge Village Date of Report: February 12, 2020 Name of Person Reporting Incident: Brandon Crow Date of Incident: February 10, 2020 Name(s) of Person(s) Involved: Brandon Crow Kevin Aponte CSC Xtreme Cleaning Description of Incident: Two of the washer machines in the upstairs laundry room were found to have leaked significant amounts of water throughout the laundry room. . Action Taken: 02/10/2020 A) Kevin removed the excess water from the laundry room and turned off water to the suspected machines that caused the leak. B) I called CSC and reported the leak of the suspected washer machines and was told that a CSC technician would arrive tomorrow (02/11/2020). 02/12/2020 A) CSC arrived and began inspecting the machines. After completing the inspection the service tech explained that one of the machines (550-HFY) was missing a ring that helps contain the water inside the machine. The second machine (548-HFY) had an unsecured clamp which, also helps contain the water within the machine. The work order was completed and to the knowledge of the service tech the problem was resolved. B) I called Gustavo with Xtreme cleaning to inspect the damage caused by the excess water. He found high levels of humidity within the ceilings and walls of the bottom laundry room and the shared maintenance shop. There was also a mold patch found in the ceiling located in the shared maintenance shop. C) Following CSC’s arrival and Gustavo’s inspection I notified Ericka Weston of the current issues that were unfolding. 02/13/2020 A) Gustavo with Xtreme cleaning placed dehumidifiers in the upstairs laundry room, lower laundry room, and in the shared maintenance shop to help dry the walls, floor, and ceiling. 02/14/2020 A) Gustavo with Xtreme cleaning arrived and began cutting out the drywall of the laundry room ceiling and the shared maintenance shop ceiling. See Photos attached. B) I have put signs letting residents know that the lower laundry room will be closed until further notice. 02/19/2020 A) Gustavo with Xtreme cleaning continued working over the weekend and finished removing the drywall and finished treating the mold. To his knowledge there is no more water leaks and no longer any moisture within the walls, ceilings, and floors surrounding the upstairs laundry room, lower laundry room and shared maintenance shop. The next step would be to install new drywall and paint.
