This is to confirm that I have reviewed the framing for the storage loft at the Breeden Renovation. I haveഀ
determined that the 2x8 @ 16" o.c. joists will be adequate to support the storage load.ഀ
Furthermore, I have reviewed the existing framing in the floor below that supports the line loads from thisഀ
loft framing. I have found that the existing 2x10 @ 16" o.c. joists and floor beams will adequately supportഀ
these line loads.ഀ
The interior line load at the east end of the loft falls between two 8' long 2x10 joists. These joists areഀ
capable of supporting the extra load imposed by the loft framing above. 2x10 blocking should be addedഀ
between these two joists @ 16" o.c. to distribute this line load into the floor joists. Nail the blocking to theഀ
two adjacent joists with 4-16d toe-nails at each end of each block.ഀ

You can move the east beam to match Kathy's reflected ceiling plan; you may want to confirm this with Kathy as wellഀ
since it seems to me that the location is pretty logical coming off of the bay corner at the outside wall. I have not seen aഀ
reflected ceiling plan; I believ led it based upon our structurals. Also, if you shift this beam, the rafters to theഀ
east of it will become lion ~4tll spaced at 16" o.c. instead of 24" ox. Regarding your other e-mail yesterday,ഀ
The LSSU3510-2 hang installed with the gap behind the beam. I believe you mean LS90 framingഀ
angles on both sides, 41 ang # to stay with the LSSU3510-2 hangers I specified; they will have nearlyഀ

Looks like the west beam is centered with the fireplace as Kathy has drawn but the east beam doesn't match the reflectedഀ
ceiling as Kathy has drawn. Can we move the east beam to an equal distance to match the west beam.ഀ

Yes, if there is no foundation at these locations, you should add a footing and frost wall to support the new stoneഀ
pilasters. Section A/S4 would apply to these locations. You may want to pour one large pad instead of the 10" xഀ
16" footing. If you go that route, use a 10" thick pad that is 4" beyond the walls on all sides, and reinforce with #5ഀ
@ 10" o.c. each way. The stone arches should support themselves once they are cured. Generally we supportഀ
the cripple studs that form the arch from the horizontal beam above with LSTA strap ties at each stud. The archഀ
is sheathed with %a" O.S.B., and the stone is hung from this assembly with 16 gauge dovetail anchors @ 12" o.c.ഀ
in both directions. There is a W18 x 35 at the Breeden Residence. The web can be packed-out solid with 2xഀ
material if none exists so the strap ties will have something to connect to. If no beam exists at the Boehlandഀ
Residence, add a triple 1 x 16 LVL above the arch, and hang the underframing from it. You should be able toഀ
remove 4" from the 16" diameter pier at item #1.ഀ
