Frontage Road Vail, CO 81657 Re: Donovan Pavilion Addition Project Introduction and Information: The project is a proposed 610 sq ft addition to the existing Donovan Pavilion. The addition will expand the existing storage space as well as provide a new Kitchen Prep and Office/Bride room. The addition will be placed on the Northeast side of the building. All new exterior siding and the roofing will match the existing siding and roof material to keep in line with the aesthetic of the building. The existing transformer and air handling unit will be relocated. Snowmelt boiler and condensing unit will be replaced and relocated as needed. CIVIL OVERVIEW Proposed construction for the 2020 addition to Donovan Pavilion in West Vail includes the construction of three rooms to the northeast portion of the existing building. The (3) proposed rooms include a new kitchen, storage area and office. REGULATORY COMPLIANCE/DESIGN CODES Town of Vail Site Development Standards. Pertinent building codes will be adhered to for site construction. Modifications made to the existing shallow utilities shall conform to the utility provider's guidelines (Holy Cross Energy, Century Link and Comcast Communication, Xcel Energy). GRADING/DRAINAGE Addition: The addition will be an extension of the existing pavilion. The addition will be placed on the northeast flank of the existing building on top of existing concrete hardscape and the existing air handling equipment. The addition will be built slab on grade with frost protected footings. The area gently slopes towards the addition. An existing drainage inlet will have to be relocated and utilized to capture the drainage towards the buildings that would occur during large runoff events. A portion of the concrete walk up to the edge of the existing trash enclosure will have to be removed/replaced to provide functioning drainage. Any reworked concrete hardscape walks are anticipated to be 6" thick CDOT type P or D concrete with 6" class 6 basecourse. The existing air handling unit and concrete pad will be removed/relocated to the south of the proposed addition. All grades should provide positive drainage away from the immediate proposed addition. UTILITIES It will need to be determined if the addition materially affect the utilities serving the building or affects the existing utility infrastructure's capacity to serve. SANITARY SEWER Sanitary sewer service is provided by Eagle River Water and Sanitation. The addition will be plumbed internally for sewer service. WATER Water service is provided by Eagle River Water and Sanitation. The addition will be plumbed internally for water service. SHALLOW UTILITIES Electric service is provided by Holy Cross Electric. An existing transformer will need to be relocated as it sits under the northern corner of the addition. The vault will have to be excavated and if deemed serviceable will be reused. The existing transformer will be placed back on relocated vault and conduit rerouted into the existing entry point/ electric meter. The rerouted conduit will extend around the eastern edge of the addition, between the trash enclosure and the new building. Phone and Television service is provided by Century Link and Comcast. The existing pedestal will need to be removed/relocated as it currently is next to the existing transformer and directly adjacent to the new Donovan Park Pavilion Building Addition 2020 SCHEMATIC DESIGN construction. The rerouted conduit will extend around the eastern edge of the addition, between the trash enclosure and the new building. Gas service is provided by Xcel Energy.
