HomeMy WebLinkAboutB07-0231 PlansConstruction ' Documentation for the Tenant Improvement for 0 0 Arriesgado Clot Company Arrabelle at Vail Square 675 Lionshead Place, Unit P1 14 Vail, Colorado 81657 � General Notes 1 CONTRACT DOCUMENTS Contract Documents for this project are comprised of the Draviinga the Spec and the Project Manual. 2 All work under this contract shall bein strict accordance with applicable codes, local ordinances and public agencies having jurisdiction over the work. 3 All materials stored on site shall beproperly stacked and protected to prevent damage and deterioration. Failure to protect materials may be cause for rejection of the work. 4 The Contractor shall confine construction operations on site 0o areas permitted by these documents. 5 PRECEDENCE: A Generally, specifications take precedence over the drawings and large scale details or plans shall govern . over small scale drawings. |n the event the Contractor discovers discrepancies, nr the intent uf the plans or specifications ia not clear, the Contractor shall notify the Architect before proceeding with the work. 8 All dimensions take precedence over scale of drawings. C All dimensions are hu face of stud unless otherwise noted. D Ceiling height dimensions are from finish floor ho face of finish ceiling surface unless noted otherwise. O The Contractor shall acquire and pay for all permits inspections and approvals connected with the work oo part of the cost ofconstruction. 7 The draw and specifications shall serve oaaguide to the scope of this project. The Contractor shall provide all necessary labor, materials and equipment required for a complete project. 8 The Contractor shall do all cutting, fitting and patching such that all parts fit together properly. Cutting and patching shall not endanger any other work. All patching, repairing and replacement of surfaces or materials damaged during cutting and patching shall be repaired Vm match surrounding surfaces free from visible differentiation. 0 The Contractor shall provide all necessary blocking, backing and framing for all store fixtures, all equipment shelving, electrical devices and equipment, mechanical devices and equipment, recessed items and other | items am required, whether indicated exactly ondrawings | . or not. 10 Provide access panels oo required by governing codes to all concealed spaces, equipment, and dev Verify type required, location and size with Architect prior toinstallation. i1 Provide smoke detectors in accordance with current applicable codes. 12 The General Contractor and all Contractors bidding on this project shall visit the job site to familiarize them- selves with the actual site conditions prior to building. 13 Field verify all conditions and dimensions with construction documents prior hncommencing construction nrfabrication, |f any departure from the design intent of the contract documents iarequired, the General Contractor shall notify the Architect and Owner before entering into o contract with the Owner. Failure bz provide Architect and Owner with the aforementioned nnbfioodnnshall result inthe specific Contractor being held responsible for all work required to meet the design intent oythe contract documents with no additional construction costs incurred by the Owner. 14 The Contractor shall not commence with the work until actual conditions are verified hob*aa set forth in the drawings. The Contractor, by starting the work, will ba deemed ho have accepted the existing conditions. |t will then be the Contractor's responsibility tomake the necessary corrections, repairs and adjustments to make the project complete without additional compensation. 15 The installer of each major component shall inspect both substrate and conditions under which work iatobeperformed. Do not proceed until unsatisfactory conditions have been corrected ina satisfactory manner, 16 Contractor 10 schedule construction operations inthe sequence required to obtain the best results where installation of one part of the Work depends nn installation uf other components before o/ after its own installation. Make prov 0naccommodate items scheduled for later installation. 17 Coordinate installation of different components tu assure maximum accessibility for required maintenance, service and repair, 18 Clean and protect construction in progress and adjoining materials in place during handling and installation. Apply protective covering hoexisting materials and assemblies when being saved and where required tn assure protection from damage or deterioration prior bo substantial completion, 19 Clean and provide maintenance oncompleted construction aa frequently oa necessary through construction. Adjust and lubricate operable components ho assure new and existing equipment will operate ho manufacturer's requirements ut substantial completion. 20 Supervise construction operations to assure that no part of the construction, completed orinprogress, io subject Vo harmful, dangerous, damaging exposure during construction. 21 Contractor shall replace, without cost to the Owner, defective work or materials appearing within one [1] year after completion of the project. 22 Contractor shall coordinate samples and materials with Architect in order that Architect /|nhehnr Designer may rev samples ina manner snao not to impede the progress of the work. 23 Contractor shall prepare a construction schedule within five [5] days after the established start of construction. This schedule iotubocoordinated with Architect / Interior Designer toanticipate lead / delivery times uf items prov byArchitect tobe installed byContractor. 24 Contractor ho prov the Architect will all submittals and shop drawings and samples in accordance with the Contract Documents. 25 Contractor shall provide inspections, tests and other quality control services specified here and elsewhere in the Contract Documents and required byauthorities having jurisdiction over the work. The costs for these services are hobe included in the final construction sum. 28 Coordinate the sequence of activities toaccommodate required services with o minimum ofdelay. Coordinate activities tu avoid removing and replacing construction hn accommodate inspections and tests. 27 Contractor ia responsible for scheduling inspections, tests and similar activities inetimely fashion oouo not to impede the progress of the work. 28 All work shall ba done by workers skilled intheir respective trade. All work shall be done instrict accordance with manufacturers directions where applicable. Workmanship that does not comply with the obvious intent nf these documents shall be replaced at the Contractors expense. All materials shall beof the best nf the their respective kinds specified, new and free ofdefects. 29 Brands or names nf manufacturers specified herein reflect o measure of quality orastandard. If the Contractor desires to use any other brand or manufacturer, they shall request approval from the Architect justifying the equal substitution and shall submit that information to the Architect for review in such e time frame aooa not Ln impact the project schedule. 30 FINAL ACCEPTANCE: Before requesting final acceptance certification, complete and provide the following: A Submit specific warranties, workmanship bonds, maintenance agreements, final certifications, and similar documents. 8 Maintain o clean set of blue line prints of construction documents, shop drawings and specifications. Mark these documents with locations cf"am~bui|t'assemblies. C Change over permanent locks and transmit keys ho Owner and Facility Manager. Advise Owner and Architect of key / security change. D Complete start-up and testing ofsystems. 31 FINAL CLEANING: |n addition to periodic clean up, the contractor at the completion of the project shall thoroughly clean all areas of the work. Wash all windows frames and mirrors. Clean all finished floors, wash all fixtures and tiled surfaces, remove any spills or spatters from finished surfaces.
