Timber Ridge Operating Committee Meeting Results

Agenda:
All members are present when George Ruther called the meeting to order at 8:35AM. Also present were Kathy Tran, property manager and Cicely Crampton, Corum via phone.
1. Review and Approve Results from September 25, 2018 and October 30, 2018 Committee approved revised September results and October 30, 2018. MOTION: King SECOND: Hall VOTE: 5-0
2. Rockfall Assessment Report Hall has not received report yet. Kathy Tran provided a hard copy for Hall. Hall will send report around for review by all. He stated it is unlikely work will be done this
winter however they are preparing for spring work.
Tran stated on November 14, 2018 a coconut size rock broke through residence’s unit. No injuries occurred. Repairs are underway and she is still conducting a report.
Hall said once committee reads report the Committee may need to do supplemental.
Halloran said she could add to budget now prior to budget second reading. The Committee agreed. Halloran will add $350K to the capital budget. Ruther discussed rockfall retention options. He suggested adding more funds than
maybe needed then the spending could potential be reduced rather than requesting
a supplemental. Hall will convey a number to Halloran.
3. K-4 Remodel Update
Tran provided an update for unit K-4. She stated the plumbers are completing tubs and insulation. Plan is to install carpeting prior to Dec. 10th and will do carpeting sooner as plumbers finish.
K-4 unit is for Vail Resorts rental. Ruther asked if the Town has been collecting revenue. According to Tran Vail Resorts is still paying. Turn over date is scheduled for December 11th.
4. Laundry Room Repairs
Tran provided a status report stating the upstairs laundry room has been updated, downstairs room has not. She stated the drywall is deteriorating and a urine smell is detected. Tran has tried to mitigate the smell without success.
King asked if Kilz was used. Tran – Yes. She said the walls are pulling way from concrete.
King - concerned there could be structural issues. King will stop by room to review.
Ruther stated there was no budget for this repair. Halloran acknowledged there is a small amount remaining in 2018. Finance could
review moving funds to cover the laundry room.
Tran – thinks the flooring would cost roughly $400 with work being performed in house. Ruther asked what the Borne report stated. It was an overall property assessment
report.
Ruther asked King keep group updated after his review of the laundry room.
5. WIFI Connectivity – Comcast
Tran has information to change service from CenturyLink to Comcast. CenturyLink
cost is $401/month for WIFI and phones. She has not received an update on Town of Vail WIFI. CenturyLink didn’t have solution for reducing cost for internet and phones.
Per Greg Hall Aspen Wireless can easily connect. He will get proposal for internet.
Landlines would be separate unless service came through the Town. Hall will convey information and cost to Tran. Ruther asked if there were other items for discussion. There were none.
Focus is on rockfall and will be discussed at the next meeting on January 9th, 2019. Per Ruther / Hall stated spring is the best time after thaw to do work. Ruther wondered if the Town should get assessment on what has been done above Lions
Ridge Apartments and determine success of system used.
Hall will discuss with Kumar. 6. Adjournment.
Clifton made a motion to adjourn the meeting at 8:55AM. MOTION: Clifton SECOND: Halloran VOTE: 5-0 The next scheduled meeting of the Timber Ridge Operating Committee is January
9, 2019. December 25, 2018 meeting is cancelled due to the holiday.
