1. Review and Approval of June 26, 2018 Meeting Results MOTION: Greg Hall SECOND: Kathleen Halloran VOTE: 5-0
2. Laundry Room Water Heater Replacement Update David Leiby provided an update. Laundry rooms pending final inspections. Found electrical conduit was not long enough and will be fixed. All rooms are operational.
3. Building M Renovation Update David Leiby explained the delayed complete was due to not including drywall replacement not included in original 45 day timeline. He believes the renovation will finish with plus $5K in savings considering concessions. They are on track to finish
August 1st.
4. 2019 Building M Renovations
Due to failing to secure a contractor to complete entire renovation scope of work in 2018 there is remaining work to complete in 2019.
• All interior doors
• 8 exterior doors
• Kitchen counters
• Waste plumbing
• Bathroom renovations
David Leiby is concerned it will be challenging to find a contractor. John King asked David to put work scope together and send to him and he’ll research contractors.
5. Lion’s Ridge Apartments Rockfall Mitigation Update, David Leiby, Corum
David Leiby provided proposal from HP-Kumar for rockfall mitigation study. Ruther thought proposal would have been less than the quoted $7-8K since previous study was done. All agreed the proposal needs to be updated to include estimated cost to
provide mitigation recommendations. Hall will follow up with HP-Kumar. He will send
updated proposal to all if received prior to the August 28th meeting.
6. Vail Resorts Master Lease - Storage Area Use Status, Greg Clifton
Greg Clifton had discussion with VR regarding parking and storage status and has not had a response. He will follow up with VR. The lease would need to be amended if any changes made.
2019 budget to be discussed at the August 28th meeting. Corum instructed to provide budget. Meeting adjourned at 9:10AM. Subject: Proposal for Geologic Site Assessment and Rockfall Risk and Mitigation Study,
Timber Ridge Village, 1280 North Frontage Road West, Vail, Colorado
Dear Mr. Lerby:
We are pleased to submit this proposal to conduct a geologic site assessment and rockfall risk
and mitigation study for the western part of the subject development. The proposal is based on
information provided and our previous experience with the study performed for the eastern part
of the development.
Project Understanding: Hepworth-Pawlak Geotechnical, Inc. (now HP/Kumar) previously
conducted a geologic site assessment and rockfall risk and mitigation study for the new
development in the eastern part of the subject site and presented the findings in a report dated
December 17, 2009, Job No. 109 310B. Hepworth-Pawlak Geotechnical, Inc. also provided
rockfall mitigation options for the aforementioned project in reports dated February 26, 2010,
April 23, 2010, and November 11, 2013, Job No. 109 310C. It is our understanding that Timber
Ridge Village requests us to expand the previous studies to include the western part of the
subject site. The project site is located between Lions Ridge Loop and North Frontage Road
West of Highway I-70. The northern part of Timber Ridge Village is in a potential high severity
rockfall hazard zone as shown on the 2000 Official Town of Vail Rockfall Hazard Map. To
perform our evaluations, we will need a 2-foot contour interval topographic map or a 1/9th arc-
second Digital Elevation Model (DEM) of the hillside up slope of the existing buildings in the
western part of the subject site which is the potential source zone for rockfall.
Purpose of Study: Our study will identify the overall geologic conditions and potential rockfall
areas that could impact the existing development at the western portion of the subject site, assess

the severity of the potential risk, and develop design rockfall information to be used in assessing
the feasibility of possible rockfall mitigation methods. The potential rockfall mitigation methods
for the western portion of the subject site developed by this study will be intended to tie into the
mitigation methods developed for the eastern portion of the subject site by the previous study.
Scope of Services: Based on our current understanding of your requirements, we propose the
following scope of services:
1. Aerial photographs, published regional geologic reports, and our previous experience in
the area will be reviewed to provide a background for our field review and analysis.
2. A geologist familiar with the area will make a field reconnaissance of the project vicinity
to observe the geology and collect field information for rockfall evaluations. Potential
rockfall start zones, paths, and runouts will be mapped.
3. Based on our field observations, aerial photograph interpretations and existing data
review, an assessment of the rockfall hazard at the western portion of the subject site will
be made. A rockfall modeling software program will be used in our calculations to
develop geotechnical design information for rockfall mitigation.
4. At the completion of the study a report will be prepared summarizing our findings of the
overall geologic conditions and rockfall impacts. The report will describe the potential
rockfall risk and present design information for assessing the feasibility of rockfall
mitigation. The report will include mitigation design options and provide order of
magnitude cost estimates for each mitigation option.
Cost: The total cost to perform the scope of services is estimated to be from $7,000 to $8,000.
The fees will be based on the unit costs and other costs presented in the attached Fee Schedule.
We will not exceed the total maximum fee without justification and prior authorization.
Additional scope of services will be based on the unit charges and Terms and Conditions of the
attached Fee Schedule.
Schedule: The filed reconnaissance will be made within one week of notice to proceed. Our
written report should be completed within about two weeks of completion of the field review.
We will keep you advised of our progress and any changes that are encountered.
Terms and Conditions: On the reverse side of the Fee Schedule are our normal terms and
conditions for performing professional services. Please note there is a limitation of liability
clause included.
