Timber Ridge Operating Committee Meeting Results Tuesday, February 27, 2018 9:00 – 9:30 AM

Greg Hall called the meeting to order at 9:00AM as a quorum was present. Also in attendance was Cicely Crampton and David Leiby from Corum Real Estate. The Committee reviewed and approved the meeting results from the January 30, 2018
meeting. Motion: Hall Second: Halloran Vote: 4-0 Leiby provided a draft letter for Vail Resorts regarding on site storage as the one provided him was insufficient.
Hall questioned if the master lease should be amended to include Vail Resorts storage use. Halloran the letter should not be called an amendment. She asked if the Committee
should involve the Town attorney. If the storage is an agreement it would need to be
signed by both parties. King suggested getting the Town attorney’s opinion.
Leiby said the shop use onsite was added.
Committee said to discuss with Town attorney if a master lease amendment was needed.
Vail Resorts had taken possession of the space per Leiby. Leiby was to email Halloran
the updated storage use letter after adding a note about the extra shop and she would present to the Town attorney for feedback. Next up Leiby reviewed Unit K-04 renovation cost analysis. All costs listed are market price which he believes will be lower based on services obtained. All products
purchased were tax exempt. Labor costs will be kept down and he will ensure water heater permit is pulled. Hall motioned to approve work as noted in cost analysis. Motion: Hall Second: Clifton Vote: 4-0
An update on the laundry room contract was not ready per Leiby. He will email Halloran for sign off. Building M renovation bid approval to be discussed next meeting as well as K04 update.
Correction on the February 27, 2018 agenda was made indicating the next scheduled meeting of the Timber Ridge Operating Committee is March 27, 2018. King motioned to adjourn the meeting. Motion: King Second: Halloran Vote 4-0

I<:.-04 Renovation Cost Analysis
1) Appliances includes dishwasher, range, refrigerator and garbage
disposal. Total cost $1,578.79
2) Doors and millwork includes 8 new prehung interior door, casing
for all doors and baseboard throughout the unit. Total cost $1,129.17
3) Cabinetry and countertops includes all new kitchen cabinetry,
vanity cabinet and kitchen and bathroom countertops. Total cost
$1,891.28
4) Plumbing repairs includes new toilet, kitchen sink and hot water
heater replacement. Total cost $1,597.00
5) Drywall repairs includes replacement drywall (5 sheets), drywall
mud, painters and drywall tape and painting supplies. Total cost
$564.50
6) Carpet and Linoleum Replacement. Total cost $1,532.00
Total cost of all replacement items is $8,292.74.
Revenue gained from K-04 in 2018 is $10,800.00.

Timber Ridge Village
Storage Room Agreement
The Town of Vail will provide Vail Resorts use of 6 storage rooms located
in Buildings K, L and M at no cost to Vail Resorts. The terms of use shall
be limited to storage of supplies that will only be used at Timber Ridge. At
no time will it be permitted to use any of the storage rooms for personal
storage. If the Town of Vail decides the storage rooms are being used for
anything but the purpose agreed to, the storage rooms will be returned to
the Town of Vail within 10 business days. It is also agreed that the Town
of Vail will accept no financial responsibility for any damage incurred to
Vail Resorts supplies while being stored in the storage rooms. This
agreement may be terminated for any reason by either party with a written
30 day notice. Upon expiration of the Master Lease the storage room will
be returned to the Town of Vail in clean and functional form.
The storage rooms in this agreement are located on the 2nd and 3rd floors
on the west side of Buildings K, L and M.
