Replace all the existing built -up roofing and gravel surface with a similar roofing system and gray gravel. 2. Replace the existing sloped metal roof element above the central stair and elevator shaft with new standing seam metal roofing with the color to be dark bronze. 3. Install roof access hatch at roof above existing east stair tower. 4. Replace all the existing fireplace flue enclosures and caps with stucco enclosures and copper caps to be similar in design to the ones on the new portion of the existing building. 5. Apply stucco to the stone imbedded precast concrete wall panels at the east and west ends of the building. The stucco will match the texture and color used on other portions of the existing building. It is possible that the stucco work will be phased, with the fireplace flue enclosures to be done in Phase -1 and the general wall area to be done in Phase -2. Refer to Photographs 2 and 6 for extent of stucco work and 11 for stucco colors. 6. Install a hydronic solar panel system on the roof of the building consisting of (56) 4'x10' panels installed at a 40 degree angle. Attached please find our clients submittal for the above referenced project. In an effort to resolve some maintenance issues and improve the appearance of the original portion of the existing building they would like to replace the existing roofing and fireplace flue enclosures and caps. The new roofing would be similar to the existing with the gravel color to be changed from red to gray and the new enclosures and caps are to be similar in design to the ones on the newer portion of the existing building. At the same time they will be increasing the thickness of the roof insulation to reduce heat loss and decrease energy use. Another exterior improvement involves a continued effort to eliminate more of the stone embedded precast concrete exterior wall panels by covering them with an EIFS type stucco system. At various times in the past they have done this same thing to other elements of the original portion of the existing building and hope to eventually eliminate all the exposed stone panels. This improvement also adds insulation to reduce heat loss and decrease energy use. For many years the Antlers Condominium Association has endeavored to conserve on energy use and has implemented many Green policies into their everyday operations. In 2008 they were named the Green Business of the Year for the Vail Valley. In keeping with this effort to reduce energy use they are proposing the addition of a hydronic solar panel system on the roof of the original portion of the existing building consisting of (56) panels. This system will provide hot water for the newer portion of the existing building with overflow heat to be used to assist with the heating of the existing swimming pool. We are hopeful that the Board will see the value of these improvements both from an aesthetic as well as an environmental perspective and will approve our clients request.
