Thanks Elisabeth, I just met with the sign maker Tuesday. He will be
sending me a cost estimate for his work as well verifying the
dimensions we talked about. He's been jammed with new work for the
4th, so I don't expect a quote until next week.
Basically, we talked about an '1B inch, royal blue valance thai would
span the entire length of the balcony. We will simply have 'Vail
Plaza Club' lettering, centered, 10 inches high. Very simple.

Dear Mr. Martinez,
Thank you for attending the Design Review Board meeting Wednesday, July 20th, at which time the Board
visited the location of the proposed signage and voted unanimously lo approve the awning sign. The proposal
for a wall sign (which had already been erected) was reviewed only by Staff, but was approved simultaneously
with the awning sign.
However, per our dtscussion and the Board's wrshes, the existing lighting and exposed conduit above the wall
sign and the future awning sign must be removed. Please ensure that the lighting and conduit are removed hy
the time that the awning sign is erected or by August 22, 2005, whichever occurs sooner. I will revisit the site at
that time to ensure that such action has taken place.
Additionally, please note that the Town will definitely consider lighting in that location as long as it conforms to
the standards that exist for sign lighting. I have outlined below the applicable sections of Title 1 'l, Sign
Regulations, for your review.
/ Section 11-5-G: Use inconspicuous lighting: Lighting should be integrated into the overall design of the
sign, both in color and placement, and should be of no greater illumination fhan /s necessary to make
the sign visible at night. Recessed and indirect lighf sources are encouraged-
/ Sec0bn 11-&D: Lighting Fixtures: Lighting shall be white in color. Lights shall not shine or reflect onto
adjacent propefties. tnternal illumination and fluorescenUneon light sources are prohibited. All lighting
shall be subject to design review.
{ Secfion 11-GF: Hectrical Wiring: Electrical wiring shall be concealed. ln addition, a// srgns that contain
electrical winng shall be subject to the provisions of the adopted electical code of the town and the
electrical components shall bear the label of an approved testing agency.
Should you choose to erect some type of lighting in this location to befter display the signage, an application
must be submitted to the Community Development Department that details the proposed lighting, including the
style, wattage, and location. The application you will need to submit is entitled a "Changes to Approved Plans
Application". Staff will simplyview the new application as supplemental to the application thatwas just
approved, making the review time relatively short and painless.

appears that only one of the two condominium associations for this phase has approved this
application. lt is my understanding that Jonathoan Staufer represents the retail uses in this
phase, but the residential uses have a separate association. Written authorization for this
proposed reroof by the residential association must be submitted to the Town of Vail Community
Development Department by no later than Tuesday, July 5, 2005, in order to keep this
application on the July 6, 2005, Design Review Board agenda.

SUBJECT: VailVillage Inn Phase 3, Reroof
The Design Review Board reviewed a proposal to reroof Wl Phase lll with asphalt
shingles on July 6 and July 20, 2005, a told the applicant that asphalt was not
appropriate for those buildings. The DRB recommended replacing the existing cedar
shakes or installing a new roof of metal shingles (preferably copper), natural or synthetic
slate, concrete tile. On August 4, 2005 the applicant chose to replace the existing cedar
shakes.

Rey.
It was decided that the panellng will remain it's current color to better fit in with the surroundlng
neighborhood,
We will concentrate colors, therefore, on the stucco, giving each section lt's own color.

Dear Jim:
This letter is in regard to the proposed deceleration lane at
the Vai'l Village Inn and the most recent proposal for thisarea. ['rl sorr^y for the delay in getting back to you but asI had mentioned before, I wanted to discuss the issue of signagewith Russ Motta, the Chief of Police who was out of torn unti'l
recently.
There are several items wlth the current proposa'l that concern
our staff:
1) Unfortunately, the issue of s'ignage does not seem to be
negot'lable with the Po'lice Department. They legally cannot
enforce a loading zone situation and tow unauthorized cars
un'less the signs meet the accepted standards which have beenprescribed. In other words for them to tow away any vehicles
from the loading area, they would require a meta'l "Loading Zone'
15 minutes on1y" type sign at each end of the dece'leration lane
and one in the middle. The consequence of doing carved wood
signs n'ice1y done as we had ta'lked about wou'ld be that the Village
Inn would have to take direct responsib'ility for the towing of
cars and there cou'ld be problems with this. I guess you would
knovr more about the variors lega'l hassles with this approach thanI.
2) It is encouraging to see that Ra'lph has included the sacre amountof landscaping as was on the original plan. The only prob'lem would
seem to be one of snov removal/storage and the protection of thoseplantings. The approved site p16n has plenty of roqn between the
Frontage Road and the planting for this purpose. I guess I'm skeptical
about the feasibility of the'landscaping and would be interested in
hearing the Highway Department's plans for p'lowing and snow storage
and their feelings on protection of the landscaping. Obviclsly the

sizes of the initial materials make a difference and I wouldllke to see the sizes 1abeled on a p1an.
Coupled with this is my thought that the pull-off lane need
not span the entire frontage but could be reduced in'length toallov more snon storage capability between the road and the
landscaping on west side of the entry to the building. Inother words, shorten the deceleration lane to accomnodate 3 or 4
vehicles instead of,the 6 or 7 that it could hand'le as proposed.
In surmary, we feel that the dece'leration lane is still a good ldea
and would like to work further on the specific design somewhat.
0bviotsly, the ability to keep some quality landscaping in front is
desired as much by you peop'le as it is by us and I think contlnued
work on this can accomplish that goal. I guess that the signage
question is nor one of hoyr much responsiblity and liability the
Village Inn.wants to accept in regard to the towing vehicles.
Ird like to meet with you at your convenience to discuss these items
and I think it might be helpful to have a representative from the
Highway Department there to get the'ir input at the same time.

4) As you pointed out in your letter the signage proposed would not
appear to be adequate. The Po'lice Departnent has suggested additional
signage that would be required should the design of the pull-off lane
be approved.

At the suggestion of Steve Patterson, I met with Larry Drieth ofthe SEate Highway Department. The layout incorporates our under-standing of the Colorado Highway Department requirements as outlinedby Larry. After receiving your input, I will send a layout toLarxy including any suggestions you come up with.
The sign program suggested on the layout seems a bit weak. Lawpermitting, we will also designate the area as a tow-away zone andinclude a sign advising olrners and guests of Village Inn Plaza andVail Vitlage Inn to unload their luggage in the parking garage andnot in the passenger unloading lane.
We would also like to know whether attractive wood signs would beacceptable in lieu of the standard state highway type signs.

Thanks again for the he'lp we received at our meet'ing last Thursday.
You and Dick were most he'l pful in answering and.discuss'ing the quest'ions
we had concern'ing the proposed construction at Phase III.
F'ind enclosed a copy of the items we discussed at the meeting, including
determinations on the various items. Also enclosed find prints indicating
two possible construction variations, for our project. As you will recall
one of the major items in question was how to hand'le the roof framing
with respect to achieving the exterior/interior atmosphere we are cre-ating. I feel that we can solve this problem with either type of con-struction, with the separat'ions as indicated on the prints. I wou'ld'like you to review these and forward your corments and/or approva'l
on each or either solution.
The other major item in question was the sprinkler system alternatives in
respect to the construction of our project. With the possible sol-
utions you presented to us at the meeting, following is a breakdown ofthe portions of the system you had said were an acceptable combination:
a. Dry Standpipes in three separate locations of the project

Speclal Development Dlstrict Six was approved by Town Council onlfarch 16, J.976. As part of that approval, there was a developmentplan showing landscaped areas, land use, building, nassing, andhetght llnitations. The Development P1an and Ordinance has been
used by. the Staff and Eldon Beck, Consultant on the Project, ln
revLewLng the proposed Phase III. Mr. Beck was the Consultantfor the Town in the forrnulation of the Special Development District
back in 1976 and has revlewed Phase I and Phase II conmercial whlch
has been constructed. The Staff used Mr. Beck as the Ordlnance atatesthat each Phase shall be reviewed by an outside consultant at the
expenae of the devel-oper. The Pl"annlng and EnvironrnentaL Connissionat thei.r study sesslon two weeks ago, received copLes of the Special
Development Distrlct Six and reviewed the develop:nent plan and the
presentatlon by the appLlcant for Phase III. The Staff and Mr. Beck
conslder the Applicant has responded to many of the concerns in thelrlatest submlssion. The maJor concern of Mr. Beck ls that before this
proposal continues on to the Design Review Board that the applicaut
needs to work with Mr. Beck in the design of the plaza spaces, the
focal polnc that 1s described on the developurent plan and the perineter
landscaplng of the site.

COMMERCIAL SPACE
At the t ine of the approval of Speclal Developuent Dlstrict Slx, the
. Publ-lc Accomodation (PA) Zoning Dlstrict stated that accessory eating,
drlnking, or reEail establlshments were penritted lf they ilid not occupy
more than 2{ percent of the total floor area and 40,000 square feet of
. retain tyPe uses.
After approvaL of Special Development Dlstrict Six there vas aD amendment
where gross residentlal floor area was eubstltuted for tota1 floor area.
Beeause the Special DeveJ"oprnent District Slx restrl.cted the gross
resldential floor area to L00,000 square feet the siEe would allow
only 20,000 square feet of commerclaL type uses,
After dlscussl.ng this with Larry Rider, he said that the Town should
proceed with the rules ln effect at the time of approval of this
ordinance. Therefore, the origjlal. intent rras to have approxinately
40,000 square feet of Conmerclal uses.
The approved development plan does show comerclal at the southeast
co.rner of the site where Phase III coumercial is shown. It ls important
to have conmercial ln thls area instead of resldential to draw people
vest along Eas! Meadow Drlve and back into the Phase II Comercial area.
RECOMMENDATION
. The Comrunity Development Department recourmends approvaL of Phase III
of the Vail Village Inn proposal. Thls phase is in conforrurnce wlth the
overall development plan for this slte. There stlll needs to be some
details worked out concerning the plaza areas and landscaping. In
additlon, the Department considers that the proposed clock tover ls
, in confLlct rilith the current toner and thats tvro vertical focal polnts
, are not needed. Con{itlons recouneaded for Phase III are noted below:
1.) Before submission of Phase III to the Design Review Board, the
appllcant works out the plaza design and Landscaping wlth Eldon
Beck. Landscaping on the frontage road should be up to the
pavemenE.

Vail Village Phase Three
Per the town of Vail Zoning 0rdinance, Chapter 6; Special Development District
6, we hereby submit Phase Three to include residentia'l units, underground park-
ing structure and cormercial rental areas. The design of Phase Three shall
be compatable to the existing phases one and two in architectural character
as delinated on sheet 6 of our submittal.
The volume of the structures are within the height'l imitations as established
and will retain roof lines similar in design as existing permanent structures.
l.le envision the pallet of materia'l s and colors to equa'lly match the existing
and to conform to 'local bu'i lding code requireilents.
The residential wi'l I be'luxurious units taking advantage of natural views as
much as possible, they wj ll contain approximately 1200 SF with maximum sleep-
ing and 1iv'ing accomodations.
The cormercial areas are at various levels beginning at the elevation of East
l*leadow Drive and gradually climbing to a second floor plaza leve] . Entrances

As'part of this study session there will be a Presentation on Special
Devlloprnent District 6 by the Staff and aPPlicant. In addition, the
prelilnl-nary plans for Phlse III witl be presented for your review
and conunent.
Enclosed is a copy of special Development District 6 for you to read
over and becorne timifiai hrith what wls approved. Eldon Beck who worked
with the Staff on the development of Special Development-District 6
has reviewed the submission for Phase III . The staff will present
his conments at the studY session.
Belovr are the statistics presented by Bill Ruoff, the architect
who worked on the original proposal for Special DeveLopment District 6
and Joe Staufer, pres5nt ori."r-of the ProPerty. Phase III will be
under new ownersh-ip and the firm of Santangelo-Dahman Architects
will be working on the building design.
The Department considers that it is important.to have the entire
site function as a coordinated plan. Mr. Staufer also htants to
insure that the entire project is architecturally compatible.
To date, the Community bevlopment Department is pleased to see
that the archj.tect woiking oi ttre project resPects these issues
and is responding to them in the plan presented.

0n August 2lst, 1979 a meeting was held in the Boulder offices of the Jolnt
Venture, for purposes of Reviewing plans prepared and submitted on that date
by Dahman-santangelo, Archltects - attending: Dave Dahman, Ralph Santangelo,
Jo Staufer, Bill Ruoff and Ross Cooney.
BUILDING ENVELOP
The envelopes described on the approved Special Development Distrlct drawings
and further amplifled on Schematic Redevelopment Plan submitted with Phase 2(Aprtl 1977), were Intended to define approximately the limits of buildlng
elements whlch were to be built on top of a totally underground parklng struc-
tu re.

c) The balance of the residential building generally stays withln the envelop
(see Affect on AdJacent Structures).

BUILDING I4ASSING t ORIENTATION
The intent of the approved Special Development Drawings regarding massing v,ra s
that Phase 3 upuld be, in fact, the highest building element on the site, butthat it would present itself not as one large mass but as a series of largervillage elements attached, but stepped in scale, such that it also responded to
the sloping site. The highest element would be 5 storles above the plaza, with
the roof elements not to exceed the roof of crossroads. As this rn€l ss proceeds
toward E. l'1ea dow Drive, it would step down in scale until it reached only oneor tho stories in height, that being somewhat flexible depending on the design
and how ittre'l ated to the lower plaza at E. Meadow. Additionally, it would
have an oiientation that would tend to open the entire complex more toward the
existing Village than directly south to E. Meadow Drive or North toward the
frontage road. Phase 3 woul d angle its westerly face, to open up the interiorof the complex while at the same time breaking its elements down in size.
a) The propos.ed Phase 3 uses (commerc ial and residential) are placed into 2
separate structures, which seem logical considering that there is no physical
need to attach them, In fact it might be even better to consider 3 separate
structures to further break up the massing. The residential building is a
very large block (approximatel y 275t square) . Although its corners have
been notched and its high roof sloped to the south, it will not present
itself as ielating to a Village scale. lts bulk will so dominate the site
as to feel unrelated to the attempt at creatinq a "Village within a Villagerlfor the VVI complex. Additionally its orientation is such (directly north-
south on the site) that the subtle interplay of adjacent interior plaza
space with respect to the Village is completely lost, 0rientation of the
individual units I eave much to be desired as well.
b) The commerc ial building is much more in tune to the character and quality
of the intent of the Special Devel opment District, although its orientation
doesn't really respond to the intent of open ingr the complex toward thevillage. lt adheres to the rigid structural orid establ ished by its larger
s ister, the residential buildlng.
PARKING STRUCTURE
The originally approved plan indicated that in order to graceful ly accomodate
the sloping slte, underground parking should be stepped, allowing one full
parklng level and a port ion of another at the north end of the property. The
intent as shown on the original approved drawings was that the top of parking
structure as it approached the ph€se two buildings was to be at approximately
elevat ion J 95 at which elevatlon, it would be plaza. As the plaza proceeds
toward the north it would be allowed to rise in elevation to rno re nearly match
building elements along the northern portion of the site. This change in
elevation could coincide with an additional partial level of parking,
a) Two full levels of parkins (l3l cars) are proposed for Phase 3, In order to
accompl ish this the top of the parkino structure unul d have to be at approxi -
mately elevat ion + l0!, uniformly for at least 190 feet North to South. This
would create a wall approximately l2 feet high only 20 feet from the existing
Phase 2 building, and woul d not meet the intent of total underground parkino
or adherence to the gradual slope of the site and plaza areas.

ElevertoHs
The proposed elevations for phase general ly reflect an acceptable character for
the Vlllage. A better feellng will be obtained from a model shor,ring some of the
openlngs in detall. Conslderations for improvement are:
a) lJindor"rs in the residentlal bui lding should indicate rpre of an emphasis tothe vertlcal rather than square or horizontal. This may mean that banking
wlndours horizontal ly (even. in groups of two) should be dourn-played In favorof punched slngle unlts.
b) Where possible the use of materials should progress from stone at the base. of buildings, to stucco, then to wood sidlng, emphasizing an horlzontal
character, thus dovlnplaying the height of the building, except for features

It was go<id to talk with you the other day and to hear about your
trip to Europe. Have you been up to see Terry lately? I hope heis having great success in building another new town.
Vai'l has gone through a very exciting time over the'last six months.
In June, the Town had an "Improve Vail" workshop to get people togetherin determining what to look for in an urban design plan for Vail Village,
Vail LionsHead and the connection between both villages. Enclosed is
some infornntion on the workshop. }le are now in the final stages of
a preliminary urban design plan for Vail LjonsHead.
A new phase of the Vail Vil'lage Inn was recently submitted to the Stafffor review. I met with Ross Cooney about a week ago to discuss thehistory, plans, and models for the area.
Enclosed js the second submission by R. Paul Santangelo and some
other background infonnation on the p'lan. The second plan came
about after Bill Ruoff and Ross Cooney met with the architect.Bill thought.that Santangelo is heading in the right direction.
I wou'ld like to take the plan to Planning and Environmental Cormission
on September 24th, Your jrmediate attention to the review woul d beappreciated. I have a meeting with Mr. Santangelo on Thursday,

In response to your request concerning the Project's compliance with applicable codes,
regulations and ordinances, please be advised as follows:
(i) The Town of Vail Community Development Department is responsible for
enlorcement ol building codes, zoning ordinances and similar codes or ordinances
related to commercial development in the Town of Vail;
(ii) The Project is a Special Development District with underlying zoning of Public
Accommodation under the laws or ordinances ol the Town ol Vail, which zoning is
proper for the current uses ol the Project and related amenities comprising the
Project, and accordingly, the Project is a conforming use. Furthermore, the
building and structures comprising the Project comply with applicable
development codes and ordinances and thus, are conforming structures-. The
Project includes legally adequate parking for its current use*. Attached hereto as
Exhibit "A" are true copies ol the applicable ordinances, resolutions and
regulations relating to the use, setback lines, parking and density requirements for
the Project.
* At the time of approval, this project was in compliance with all applicable codes. Howeverr no
inspection has recently been done by the Town of Vail to verify that no changes have occurred
that would cause this project to be out of compliance.

of the proposed project and an interpertation of the govern-
ing Vail 0rdinance #36, adopted'jn November .|978 by the City
of Vail.
Fol'l owing is a synopsis of the questions brought foruard and the con-
clusions made and agreed on by the persons present:
AUTOI'TATIC SPRINKLER SYSTEM REQUIREMENTSI
Because of the type of occupants and the elegant atmosphere being
created in the interior of the units, concern was voiced of the
offensive appearance of the sprinkler heads through-out_the building.
The followihg discussion brought about the following omjssions and
revjsions to the sprinkle4 requirements;
a. In ljeu of a sprinkler system dry standpipes will be-provided
in three separite locations (adiacent to the vertical stair
shafts), two in the main building and one in the srnaller bujlding.
Standpipes to supply all floors, from lower parking level to
5th floor of the main building.
b. Two siamese connections w'i ll be provided for Fire Department
hook-ups, one connec'rion to be accessable from the Frontage
Road on ihe North, arrd the other to be accessable from the East
l'leadow Drive to the South.
c. The parking levels are to be supp'l ied by the two dry.standpipes
in tire maii building in lieu of providing an automatic sprinkler
system. Objection was nade to the spri nkler system.because of
t-tre type of fireinvolved in a garage, with the spri nkler sys-
tem s-pi^eading the fire instead of retarding it- -Alternate chem-
ical systems are being investigated by the Building.Department
but no studies have been shown effective for this situation, so
no alternate system has been approved or is available at this
time.

and the decision verified during the fina'l approval meeting with

provided for the handicapped. Concern was shown for the access

stores at elevations 85.0 and 95.0, wj th access to the dwelljng

You and Djck were most helpful in answering and'discussjng the questions
we had concern'ing the proposed construction at Phase III.
Find enclosed a copy of the items we discussed at the meeting, including
determinations on the various items. Also enc'losed find prints jndicating
two possible construction variations, for our project. As you w'i ll recall
one of the major items in question was how to handle the roof fram'ing
with respect to achiev'ing the exterjor/interjor atmosphere we are cre-ating. I feel that we can solve this problem with either type of con-
struition, with the separations as indicated on the prints.. I wou'ld
'l ike you to review theie and forward your conments ahd/or ap
on each or either solution.
The other major item in question was the sprinkler system a'l ternatives jn
respect to the construction of our project. lJith the possible sol-

Typically, they consist of five-eights type X gyp board onthe interior, 4 mil visqueen vapor barrier, three and iive-eightsmetal studs 16 inches O.C. with full thickness batt insulation,one-half inch type X exterior gyp board sheething, one inch styro-foam or equivilalent insulaEion board and finally either a fiber-glqgs reinforced epoxy "dryvit" compound or tongue and grove cedarsiding. At the time of our inspection, Footing Pads Nos. A, B, C, D, and E alongBuildjng Line No. l were being formed or being prepared for formwork. Upto three inches of base course had been placed in the pads to create a rela-tively flat surface. The foundation soils exposed in Pads Nos. A and B
consisted of gravel , sand, and cobb'l e. This was confirmed with a shal'l owtest pit excavated near the pads. The foundation soils exposed at orslightly below footing level jn Pads Nos. C, D, and E consjsted of medjums-tiff c'l ayey, sandy si'l t. In our opinion, @ forfootings designed for a soil pressure of 6,OdFpsf .
The bearing capacity in these materials is more in the order of 2,000 psf.
The depth of s'ilt encountered was 3.5 feet in Pad C, 5.0 feet in Pad D,
and 6.5 feet in Pad E.
In our opinion, the most feasible so'l ution to
remove the si'l t down to the dense sand, gravel
footings at that 1evel. Thjs would allow the
designed to be used but would require a shortthe pad and grade beam.
An excavation prob'l em which may be encountered would be sloughing of the
si'l t soi'l s from the outside edge of the excavation. Thjs excavatjon wi'l I be
be'l ow the zone of sjlicone grouting completed earlier to stabiljze the wal'lof the building excavation. The silt soils should be temporarily self-
supporting; but to mjnimize the risk of sloughing or caving, we recommendthe side of the excavation be shored using a suitabl e method. It may also
be desirable to pour footing concrete against the sides of the excavation
without forrnwork to minimize the size of the excavation.

An alternate to p1 acing the footings on the undisturbed gravel and cobble
would be to redesign the footings for a lower soil pressure, but we fee1this is not as desirable because the footings may be wide enough that
they might undercut the side of the existing building excavation. Another
alternate would be to place the footings on controlled structura'l fil'l ; how-ever, this method is practically unworkable sjnce the base for the struc-tural fill would a'l so undercut the building excavatjon. This method, how-
ever, may be considered for footings away from the side of building exca-vation if silt soils are encountered elsewhere.
l,le reconunend the excavations for Pads C, D, and E be jnspected by a soils

Parking levels are type I fire rated with a fire sprinkler system
and carbon monoxide detectors.

Code sections 3308(b) and (d).
We have discussed this situation with other agencies and have made
an on site review. l.|e conc'lude that we will not allow the use ofthe parking garages as you proposed. Our decision was based in part
on the following reasons:
1) Improbabi\ity of mangging vehicu'lar movement inparking areas'.to assure orderly exit;2) Stair 19 does not provide complyirig door opening overa landing;3) Some of the items I thru 5'listed by you as extras
are in fact code requirements.
Further review of section 3308(c) will allow us to accept a solutionthat will not affect the greenhouse construction of the exterior walI.

However, Sheedy stated that Rl units are inc'luded in this exceptionin the 1982 U.B.C.

Owner and Contractor Project Manager, we write this letter expressing in
detail the flreprotection intergity of the above referenced project.
When consideratjon of all systems are evaluated, we ask that you reconsider
the alternate instal'lation of questionable "permanent" interior unit part'i -
tjons as shown on the e.nclosed draw'ing.
tl|e might explain our phrase "questionable permanent interior unit partitions"
Defined in the dictionary permanent means fixed and changeless, lasting, or
meant to last indefinitely. This is not true in this particular bui'lding,
in that no wall within the structure is'l oad bearing and can be moved now
or at any time during the Iife of the building. With this consideration'
we have provided one-hour integrlty surrounding each unit with 5/8" type
"X" gypsum board located on exterior, demising, corridor walls and ceilings.
Continu'ing, each unit will have smoke detectors unitjzed and monitored at
the central annunciator pane'l . A'l 'l corridors and public egress afeas are
of one-hour minimum construction and have automatic fire sprinkler systems
also monitored at the annunciator panel . Main structural col umns have
extended one-hour protection above the ceiling space. Both parking leVe1 s
have an automatic fire sprinkler system and a'l I structural members have
two-hour protection. In addition, the parking levels are separated from the'l'iving units with a three-hour separation,and each unit is equipped with
a firemans speaker connected to the central annunciator unit and the
annunciator will be connected direct'ly to the fire station.
l,|e the Architects, the Owner, and the General Contractor have taken great
pride in this bui'l ding. t.|e had consulted Mr. Patterson during the early
stages of it's construction and have tried to the best of our professional
abil'ity to conform to every code requirement of the Town of Vail and the
Uniform Building Code. l^le as a team intend that the building be constructed
to conform to these high standards, and we definite'ly are not intentiona'l 1y
disregarding any public safety requirements.

construction of non-combustible material and a close proximity to one-hourfire resistance construction, as shown on the enc'losed copy of the Gold
Bond Testing information sheet from Sweets Catalog. The assembly we intend to
use wi'l I be simi'l ar i n construction as fol I ows :
Three 5/8" screw studs-2S gauge, 15" o.c. with 3-l/2'mineral wool(2.5 pcf) friction fitted in all stud spaces, and I/2" gypsum wal1
