1. I savr no evidence of any leaks in the roof or valls.
2- I sar.r only one minor c.rack in the drywal l . That r,ras over the entrydoor. It is of no concern, and can !as.i ly be repaired.
3. Al 1 pl unrbing fixtures functjoned properly.
4. The hotrvater baseboard heat system functioned properly, althoughrepair work r.ras undervray on the heating element in thl sitting roonr.
5. The un'i t was obviousiy renrofelled, add.ing two bedrooms upstairs. Oneof the bedrooms does not have code-requiied egress windor.rs. Theother bedroom does not have the code-required-egress, or code-requiredventilation windovr: Both have sliding windows ihat open into the tvro-.story dining room belor.r, instead of to the exterior.
6. The floor upstairs is not level, a result of the remodel1ing.
7. None of the three upstairs bedroom doors hangs or closes properly, aresult of the remodelling.
8. A portion of the handrail at the stairs, does not meet code requirements,a result of the remodelling.
9- Both fixed windows at the south wall of the south bedroom are partia'l lyfogged. Moisture has penetrated the seal of the double-pane windor.rs. -
10. The oven, cooktop, disposal, and refrigerater were functioning properly.I did not test the dishwasher or trash compactor.
11. The unit shows no-more-than-nonrnl wear, considering its age.
As we discussed, we cannot.comment ln any way on the structural integrity ofthe unit or the building. Likewise, we Lannot conment on anything nfrich-"ecannot see, such as studs covered by drywal'l .
