This lcttcr is in rcsponsc to your inquiry regarding a possiblc cxpansion to thc shops locatcd at thc
Lodgc at Vail. Bascd upon yourdcscription of thc proposcd improvcrncrrts, I havc iclcntihcri thc
following issucs. Thcsc issucs rclatc prirnarily to thc proccss of approval; morc dctaitcd issucs
would bc addrcsscd during that proccss.
A proposal to cxpand thc retail shops on thc ground floor would rcquirc approval from thc
Planning and Environmcntal Commission (PEC). Bccausc thc Lodgc at Vait is locatc{ in thc
Cornrncrcial Corc | (CCl) zonc district, any addition involving rnorc than 100 squarc fcct rcquircs
approval of a Mnjor Extcrior Altcration. Applicntions tbr Major Extcrior Altcrations arc
rcvicwcd twicc a ycar: Scptcmbcr and Fcbruary. During this proccss, your proposal wilt bc
rcvicwcd for compliancc with thc Vail Comprchcnsivc Plan, which incluclcs, thc Strcctscapc
Mastcr Plan, vail villagc Mastcr Plan, Land Usc plan, and thc vail viltagc Urban Dcsign
Cuidclincs.
In addition, an analysis would bc nccd to bc donc to vcrify that thcrc is availablc sitc covcragc
that can bc uscd for this addition. In thc CCt zonc district, thc maximum sitc covcragc is 80
pcrcent of thc lot area. I was unablc to dctcnninc from our rccords if this numbcr has bcen
cxcccd or not. Ifit has bccn cxcccdcd. a rcqucst for a sitc coveragc variancc woul<I be required.
This could bc rcqucstcd at the samc timc as thc cxterior altcration.
An addition such as this would add to the parking requirement to thc Lodge at Vail. Because this
project is located in CCI, any increase in the parking requircmcnt must bc fulfilled by paying into
thc Parking Fund for the Village structurc. Parking cannot be locatcd on site and thercfore,
paymcnt to the Parking Fund is requircd. Retail shops currently require one space per300 square
feetofarea. Oneparkingspaceiscurrently$16,333.38. Forcxamplc,ifyoura4ditionis450
square fcct, thc rcquired parking would bc 1.5 spaccs. The paymcnt to the parking fund would be
$24,500.

Following approval by the Planning and Environrncntal Commission, thc projcct would nccd to bc
rcvicwcd by thc Dcsign Rcvicw Board for cornpliancc with thc Dcsign Guidclincs. Once final
Dcsign Approval has bc grantcd, you may apply for a building pcrmit.
As far a schcdulc for this proccss, the submittal deadline for the Major Exterior Altcration is
February 24, 1997. Thc PEC mccting would be March 24, 1997. Assuming one mecting with the
PEC, a mccting with the DRB could be schcdulcd for April, and a building pcrmit could be issued
in May. This schcdulc is just for your information bascd upon our submittal dcadlincs, and may
vflry oncc you havc formally applicd.
