A. In addition to meeting submittal reguirenents, theapplicant must stake the site to indicate propertylines and buiLding corners. Trees that wlll be removednust also be narked. This work rnust be completedbefore tbe DRB visits the site.

C. Applicants who fail to appear before the Design ReviewBoard at their scheduled neeting and who have not askedfor a postponement will be reguired to be republished.
D. At the discretion of the zoning admLnistrator, thefollowing ltems may not have to be presented to the

completed before the DRB site visit.

IV. FINAL SITE PI,AN
After a building perrnit has been issued, and when theproject is underway, the following rrill be required beforeany building receives a franing inspection from the BuildingDepartnent: Two copies of a certified improvement survey
showing:
A. eulldinq locations with ties to property corners, i.e.distances and angles.
B. Building dinensions to the nearest tenth of a foot.
c. All utility service 1ines, as-builts, showing size oflines, type of material used, and exact locations.
D. Drainage as-builts.
E. Basis of bearing to tie to section corner.
F. All property pins are to be either found or set andstated on map.
c. A11 easernents.
H. Building floor elevations and all roof ridge elevationswith existing and proposed grades shown underneath.
CONCEPTUAIJ DESIGN REVIEW
1. Subnittal requirements: The oqtner or authorized agentof any project requiring design approval as prescribed
by this chapter nay subnit plans for conceptual reviewby the Desigm Revien Board to the Departnent of
Cornmunity Development. The purpose of a conceptualreview shall be to give the applicant a basic
understanding vith respect to the design concept andthe compatibility of a proposal with the DesignGuidelines contained wlthin this chapter. This

procedure is recommended mainly for those applicationsof a higher impact than single-family and tno-fanilyresidences although proJects of that nature shall notbe excluded fron the opportunity to request aconceptual design review.
The following infor:mation shall be suburitted for aconceptual review:
a. A conceptual sLte and Landscape plan at a minimumscale of one inch equals twenty feet;
b. Conceptuat elevations and exterior materials and adescription of the character of the proposedstructure or structuresi
c. Sufficient information to show that the proposal.

zone district in which the project is to beIocated (i.e. GRFA, site coverage calculations,
number of parkingt spaces, etc.);

2. Procedure: Upon receipt of an apptication forconceptual design review, the Departnent of Conrnunity
Development shall revj.ew the subnitted materials forgeneral conpliance with the approprlate requirements ofthe zonj.ng code. If the proposal is in basicconpliance with the zoning code requirements, ttreproject shall be forwarded to the DRB for conceptualreview. If the application is not generally incompliance with zoning code reguirements, theapplication and subrnittal materialE shall be returnedto the applicant with a written explanation of the
Departnent of Comnunity Development's findings.The DRB shall. review the application and supportingnaterial that has been submitted for a conceptualreview in order to determine whether or not the projectgenerally conplies with the design guidelines. No voteof the DRB will be required unless requested by theapplicant. The property owner or his representatj-veshall be present at the DRB hearing.
