Enclosed, please find answers to Greg Hall's requests and questions he had
regarding his current review on constructability, received October 19, 2006.
Please find our answers as follows:
- Provide scalable copies of the site and floor plans.

" - Provide a site plan overlay of the proposed project on top of the existing

- Show proposed grading of the parking ramps and grades for the major
pedestrian entrance points.
See exhibits C(ramp grades) and D(pedestrian entry points grades).
- Provide a detailed construction schedule with assumptions of major
quantities. Provide assumptions on work days and work hours per day in
the schedule and the major means and methods to accomplish the work.
Provide a narrative description and rough plan showing how the various
phases will be able to be occupied and functioning while the rest of the
building is under construction.

Vail Lionshead Garage Redevelopment
Construction Phase Schedule Narrative

�° The following narrative outlines, in as much detail as possible at this time, the
, means, methods, and sequencing for the Vail Lionshead parking garage. Major
�: assumptions for works hours and days as well as productivity/quantiry information
are outlined under each phase of work. The old garage structure will be removed
� and replaced in two portions, roughly east and west halves. Parking in portions of
� either the existing garage or new garage structure will be possible at all times. Due
,. to the preliminary nature of the design it is not practical to provide a more detailed
� schedule than has already been presented.
Following is the basic plan for work phasing in this scenario, which consists of 5
phases:
Pre Work Phase — Summer 2008:
(Parking operations continue in full existing garage)
The following work will occur during the summer of 2008 and be complete by the
2008/2009 ski season, allowing for a full summer season of construction work
during the summer of 2009. Typical work hours to be 7:00 am to 5:00 pm M-F. Pre
work items will include:
• Certain utility relocations (electrical and gas lines in the Frontage Road)
' • Storm water & dewatering system outfall to Gore Creek
• Drilling of dewatering wells (+/- 80 each) and excavation shoring system
�- "piles" (approximately 45,000 sf of micro pile shoring system, easements
will be required for tie backs under the public right of way)
'` • Modifications to existing garage to allow access during phased

replacement (addition of two temporary ramps to allow two way traffic
�.ti flow between levels, and a temporary exit stair)

Phase 1 Garage Replacement — Summer 2009 to Summer 2010:

Phase 1 of the garage replacement plan will maintain a portion of the existing
garage parking operations concurrently with replacement of a portion of the
garage. This phase of work will be complete during the 2009-2010 ski season,
allowing for use of the new portion of the garage around February 1, 2010. Typical
work hours to be 7:00 am to 7:00 pm M-F with Saturday left open as a potential
float day. This phase of work will include:
• Closure and demolition of a portion of the existing garage

• Excavation of a portion of the new garage (approximately 200,OOOcy
^ which means a productivity rate of 2,500cy per day which equates to a
`� 10cy truck every three minutes. Although it would be possible to remove
�, the dirt at a faster pace we feel that the resulting traffic impact would be
� unacceptable to the community).
• Erection of a portion of the structure in the new garage. (approximately
° 2,470 pieces to be erected. This would be a productivity rate of 26 pcs
� per day or a little less than 1 hour per piece for two cranes and two
r crews.)
1150 spaces will be made available in the new garage section for
February 1, 2010, however all systems will not be complete. Lighting, fire
alarm, sprinklers and other life safety systems will be operational from
temporary systems with the final construction completed in April of 2010.
Phase 2 Garage R�lacement — Summer 2010 to Summer 2011:
(Parking operations continue in the new portion of the garage)
` Phase 2 of the garage replacement will begin during the summer of 2010 and
rt continue until the new parking garage is complete. Parking operations during this
� phase of work will be possible in the first portion of the new parking garage.
Typical work hours to be 7:Q0 am to 7:00 pm M-F with Saturday left open as a
" potential float day. Work during this phase will include:
• Closure and demolition of the remainder of the existing parking garage
• Excavation of the remainder of the new garage (140,000 cy which would
be removed at a slower rate of 1,500 cy/day due to safety considerations
with traffic on East Lionshead Circle)
• Erection of the remaining new parking garage structure (1,400 pieces of
� precast, 11 pcs/day with 1 crane).
� • Completion of all finishes in the new garage.
Upon completion of the new parking garage construction, parking would be
�, possible in nearly the full new garage structure. Provisions for visitor safety and
public exiting may require some level of buffer between the active construction
�- areas and the public use of the new parking garage.
Phase 3— West HotellCondo Buildinq Construction — Summer 2010 to Fa!! 2011:
Immediately following completion of the first portion of the replacement parking
�- garage work, the above grade construction on the west half hotel/condo buildings
�� will commence. This work is projected to take 18 months, and would be complete
in October of 2011. The structure would be steel framed with precast concrete core

wall and primarily erected with large tower cranes. This would allow for the
•� residences and hotel to be operational for the 2011-2012 ski season. This work will
'� occur concurrently with the Phase 2 construction of the second half of the parking
� garage, but continue beyond its completion date. Typical work hours to be 7:00
i am to 7:00 pm M-F with Saturday left open as a potential float day.
Phase 4— East Hote//Condo Building Construction — Summer 2011 to Fal/ 2012:
Q Once the parking garage structure is nearing completion, the above grade
� construction of the east half condo/hotel buildings will begin. The structure would
be steel framed with precast concrete core wall and primarily erected with large
^ tower cranes. This work will commence during the summer of 2011, continue for
� roughly 18 months, and be complete prior to the ski season of 2012-2013. All
,. remaining work, including the remainder of retail buildings, sitework and all plaza
�. work will be complete prior to this date as well. Typical work hours to be 7:00 am to
