Timber Ridge Operating Committee Tuesday, January 31,2023 8:30AM– 9:30AM Zoom Virtual Meeting 75 South Frontage RoadWest, Vail, CO 81657 MembersPresent: Members Absent: Kathleen Halloran, Deputy Town ManagerRussell Forrest, Town Manager Greg Hall, Public Works Director John King, Facilities Managervia phone George Ruther, Housing Director Carlie Smith, Finance Director Corum Property Management: Erica Weston – Regional Portfolio Manager Jocelyn Garcia – Property Manager Staff: Missy Johnson, Housing Coordinator Martha Anderson, Housing Coordinator A quorum of the Timber Ridge Operating Committee (Committee) members being present the meeting was called to order at 8:44AM. Ruther provided an update regarding the Timber Ridge Project. There will also be a full update coming up at the Town Council Meeting next Tuesday Evening, February 7. The comparable of the cost per square footage is on par with Residences at Main Vail, although the size if Timber Ridge is significantly larger. The group (current developer in conjunction with Town of Vail) will continue to look to see if there are other ways to develop the project into phases of the build. Everyone is still focusing on May of 2024 occur. Corum began the discussion aboutLease Renewals and Seasonal Leases. The request from Town of Vail was to not go beyond May 1, 2024. Vail Resorts’ master leases start each August so we will want to provide themwith updates regarding 9- or 10-month leases with a 60-day notice. The group agrees that st the seasonal no leases extend beyond May 1and provide some seasonal leases in Fall of 2023. We need to aim to have a fully vacant residence by May 1, 2024. Corum will determine the tenants’ rights regarding the hold-over and be sure the correct paperwork is in place. A solid communications plan with the tenants was suggested and air on the side of caution. The Town of Vail could provide some high-level communication regarding the development plan, including an addendum to the lease. Images provided a set of photos for grant funding and it is worth exploring any projects to complete on an ongoing basis. Further exploration should take place regarding appliance repair/contracts such as washers/dryers. Currently, there are 4 washers and 4 dryers out of service. A supplemental is coming up in March so that would be a good time to add The Committee agreed no further business to discuss. Motion made to adjourn.
