General RAO Notes
➢ All months are showing a decrease in inventory compared to last year at this time
o June: -2,789 or -93 units per day
o July: -3,315 or -107 units per day

o November: -2,126 or -67 units per day

➢ On the books occupancy (24.1%) is down -1.1% (-8.5% last month) over last year (24.4%), while historic actual
occupancy (53.4%) is up +0.1% (-1.0% last month) over last year (53.3%)
➢ On the books ADR ($410) is down -2.8% (+0.8% last month) over last year ($421), while historic actual ADR
($659) is up +6.6% (+5.4% last month) over last year ($618)
➢ On the books RevPAR ($99) is down -3.9% (-7.8% last month) over last year ($103), while historic actual RevPAR
($352) is up +6.7% (+4.4% last month) over last year ($330)
Summer Season
➢ June gained +6.8% as an absolute measure of occupancy in June
o Bookings made in June for June are up +4.4% in absolute variance vs those made last year in June for
June
➢ July gained +10.5% as an absolute measure of occupancy in June
o Bookings made in June for July are up +2.8% in absolute variance vs those made last year in June for July
➢ August gained +9.9% as an absolute measure of occupancy in June
o Bookings made in June for August are up +0.8% in absolute variance vs those made last year in June for
August
➢ September gained +9.4% as an absolute measure of occupancy in June
o Bookings made in June for September are up +1.6% in absolute variance vs those made last year in June
for September
➢ October gained +2.6% as an absolute measure of occupancy in June
o Bookings made in June for October are down -0.2% in absolute variance vs those made last year in June

➢ As a measure of RevPAR, ($108), summer season is down -5.7% (-8.7% last report) compared to last year at this

➢ As a measure of Occupancy, (31.3%), summer season is down -4.3% (-9.4% last report) compared to last year at
this time (32.7%)
➢ No months are experiencing an occupancy gain over last summer season

Winter Season
➢ November gained +1.6% as an absolute measure of occupancy in June
o Bookings made in June for November are up +0.5% in absolute variance vs those made last year in June
for November
➢ December has just come on the books and is showing 15.4% occupancy, up +22.3% over last year at this time
(12.6%)
➢ As a measure of RevPAR, ($72), winter season is up +5.3% (+43.4% last report) compared to last year at this time
($68)
➢ As a measure of ADR, ($682), winter season is down -15.0% (+15.7% last report) compared to last year at this
time ($802)
➢ As a measure of Occupancy, (10.5%), winter is up +23.9% (+24.0% last report) compared to last year at this time
(8.5%)
➢ November and December are showing an occupancy increase over last winter season
➢ Only November is showing an ADR increase over last winter season
➢ Seasonal Inventory
o For the entire winter season there are currently 138,085 room nights available, a -3.0% (-4.5% last
report) decrease over last winter season (142,292)
➢ Seasonal Bookings
o For the entire winter season there are currently 14,514 room nights booked, a +20.2% (+18.4% last
report) increase over last winter season (12,071)

Summer Season Monthly Occupancy Pacing
**Above is a depiction of how average daily occupancy has increased for each summer season month in between reporting periods, starting with
the May 15th reporting cycle**
➢ Since the last report, July has experienced the largest increase (+12.2%) in average daily occupancy
➢ Since the last report, October has experienced the smallest increase (+2.6%) in average daily occupancy
General DOR Notes
➢ The Average Daily Occupancy for June 1, 2023 – December 31, 2023 is: 33.7%
➢ Average Daily Performance for the current month and upcoming 6, June 1st, 2023 to December 31st, 2023 has
improved since last report, and is currently up +0.2% (+0.1% last report) compared to last year
➢ Room Nights Booked (RNB) for the current month and upcoming 6, June 1st, 2023 to December 31st, 2023 total
173,190 and are currently down -3,565 or -2.0%, (-4,549 or -2.8% last report) compared to last year at this time

➢ Since the last report (06/15), bookings activity for June 1st through December 31st, 2023 has yielded a net of
+13,165 or +13,165 new bookings. This level of net booking activity has decreased -8.0% (+300% last report)
from the last report (+14,315)
o *It is important to consider that when we observe net statistics these numbers take into account a
summation of both bookings and cancellations as both types of activity were noted since the last report.

June
➢ June added roughly 1/3 the amount of net new bookings as last report, though booking pace at this time last
year was weaker, and therefore the year over year bookings underperformance improved slightly as average
daily performance also improved to end the month at -2.8% (-3.0% last report)
o June Average Daily Occupancy is 52.4% (50.9% last report)
o There are -3,357 (-3,639 last report) less bookings than last year at this time
o Since the last report, there have been net +1,164 (+4,892 last report) bookings for the month
o The largest net addition in bookings, since the last report, occurred on the 30th, with +229 bookings
added
o The largest net reduction in bookings, since the last report, occurred on the 11th, with -41 bookings
cancelled
o The largest outperformance was on the 11th, up +7.5% (+7.5% last report), and has shifted to the 19th, up
+8.5% over last year at this time
o The largest underperformance is on the 14th, down -20.0% (-17.6% last report) over last year at this time

July
➢ July has yet again added a large amount of the net new bookings since last report, though this time it has added
2.2k more than the next closest month, August, and as such, the year over year bookings underperformance has
improved and average daily performance has increased to -2.5% (-4.4% last report)
o July Average Daily Occupancy is 58.9% (52.5% last report)
o There are -3,297 (-4,909 last report) less bookings than last year at this time
o Since the last report, there have been net +4,950 (+3,933 last report) bookings for the month
o The largest net addition in bookings, since the last report, occurred on the 3rd, with +329 bookings

➢ August added the 2nd largest amount of net new bookings of all months included in the report, which has helped
to improve the year over year bookings underperformance, as well as average daily performance which has
improved to -0.7% (-0.9% last report)
o August Average Daily Occupancy is 44.3% (40.8% last report)
o There are -1,500 (-1,706 last report) less bookings than last year at this time
o Since the last report, there have been net +2,770 (+2,530 last report) bookings for the month
o The largest net addition in bookings, since the last report, occurred on the 11th, with +157 bookings

o The largest outperformance is on the 11th, up +18.0% (+15.7% last report) over last year at this time

which has helped to improve the year over year bookings underperformance, and additionally average daily
performance has increased to -0.5% (-1.2% last report)

o There are -1,101 (-1,670 last report) less bookings than last year at this time
o Since the last report, there have been net +2,358 (+1,541 last report) bookings for the month
o The largest net addition in bookings, since the last report, occurred on the 29th, with +354 bookings

➢ October has added less net new bookings than last report, which has had a negative effect on the year over year
bookings outperformance, and additionally average daily performance has fallen to +3.9% (+4.0% last report)
o October Average Daily Occupancy is 15.5% (15.1% last report)
o There are +2,633 (+2,718 last report) more bookings than last year at this time
o Since the last report, there have been net +355 (+567 last report) bookings for the month
o The largest net addition in bookings, since the last report, occurred on the 9th and 10th, with +290
bookings added both days

➢ Despite a smaller addition in net new bookings compared to last report, November’s performance has improved
since last report as year over year bookings outperformance improved and additionally average daily
performance increased to +1.7% (+1.5% last report)
o November Average Daily Occupancy is 8.4% (7.7% last report)
o There are +994 (+863 last report) more bookings than last year at this time
o Since the last report, there have been net +506 (+852 last report) bookings for the month
o The largest net addition in bookings, since the last report, occurred on the 23rd, with +37 bookings
added
o No days experienced a net reduction in bookings since last report
o The largest outperformance is on the 2nd, up +10.6% (+10.8% last report) over last year at this time
o The largest underperformance is on the 12th, -4.9% (-5.3% last report) over last year at this time

December
➢ December has experienced a strong addition of net new bookings compared to all months included in the
report, though the increase compared to last year at this time is not as strong as that noted last report, leading
to a decline in the year over year bookings outperformance, and additionally average daily performance has
fallen to +2.5% (+4.8% last report)
o December Average Daily Occupancy is 22.8% (21.3% last report)
o There are +1,307 (+3,094 last report) more bookings than last year at this time
o Since the last report, there have been net +1,062 bookings for the month
o The largest net addition in bookings, since the last report, occurred on the 5th, with +81 bookings added
o No days experienced a net reduction in bookings since last report
o The largest outperformance was on the 8th, up 10.5% (+12.7% last report), and has shifted to the 5th, up
+12.8% over last year at this time
