General RAO Notes
➢ All months, except February, are showing a decrease in inventory compared to last year at this time
o August: -3,339 or -108 units per day
o September: -3,480 or -116 units per day

o January: -2,212 or -71 units per day

➢ On the books occupancy (25.4%) is up +10.2% (+7.7% last month) over last year (23.0%), while historic actual
occupancy (47.6%) is down -0.9% (-0.9% last month) over last year (48.1%)
➢ On the books ADR ($597) is up +2.5% (+1.4% last month) over last year ($583), while historic actual ADR ($481)
is up +0.7% (+4.7% last month) over last year ($478)
➢ On the books RevPAR ($152) is up +12.9% (+9.2% last month) over last year ($134), while historic actual RevPAR
($229) is down -0.2% (+3.8% last month) over last year ($230)
Summer Season
➢ August gained +7.3% as an absolute measure of occupancy in August
o Bookings made in August for August are up +1.0% in absolute variance vs those made last year in August
for August
➢ September gained +12.6% as an absolute measure of occupancy in August
o Bookings made in August for September are up +3.2% in absolute variance vs those made last year in
August for September
➢ October gained +3.4% as an absolute measure of occupancy in August
o Bookings made in August for October are down -0.3% in absolute variance vs those made last year in
August for October
➢ As a measure of RevPAR, ($138), summer season is down -0.3% (-1.2% last report) compared to last year at this
time ($138)
➢ As a measure of ADR, ($345), summer season is down -1.5% (-0.7% last report) compared to last year at this

➢ As a measure of Occupancy, (39.9%), summer season is up +1.2% (-0.5% last report) compared to last year at

o For the entire summer season there are 415,971 room nights available, a -4.7% (-4.5% last report)
decrease over last summer season (436,704)

o For the entire summer season there are 165,881 room nights booked, a -3.6% (-5.0% last report)

Winter Season
➢ November gained +2.3% as an absolute measure of occupancy in August
o Bookings made in August for November are down -0.2% in absolute variance vs those made last year in
August for November
➢ December gained +5.1% as an absolute measure of occupancy in August
o Bookings made in August for December are even +0.0% in absolute variance vs those made last year in
August for December
➢ January gained +5.7% as an absolute measure of occupancy in August
o Bookings made in August for January are down -1.2% in absolute variance vs those made last year in

➢ February has just come on the books and is showing 28.8% occupancy, up +11.8% over last year at this time
(25.8%)
➢ As a measure of RevPAR, ($184), winter season is up +15.9% (+20.7% last report) compared to last year at this
time ($158)
➢ As a measure of ADR, ($797), winter season is down -1.5% (-7.8% last report) compared to last year at this time

➢ As a measure of Occupancy, (23.0%), winter is up +17.7% (+31.0% last report) compared to last year at this time

➢ All months are showing an occupancy increase over last winter season

➢ The Average Daily Occupancy for August 1, 2023 – February 29, 2024 is: 37.2%
➢ Average Daily Performance for the current month and upcoming 6, August 1st, 2023 to February 29th, 2024 has
declined since last report, and is currently up +2.8% (+3.2% last report) compared to last year
➢ Room Nights Booked (RNB) for the current month and upcoming 6, August 1st, 2023 to February 29th, 2024 total
189,652 and are currently up +10,668 or +6.0%, (+13,515 or +8.3% last report) compared to last year at this time
(178,984)
➢ Since the last report (08/15), bookings activity for August 1st through February 29th, 2024 has yielded a net of
+13,007 or +13,007 new bookings. This level of net booking activity has decreased -36.2% (+40.0% last report)
from the last report (+20,381)
o *It is important to consider that when we observe net statistics these numbers take into account a
summation of both bookings and cancellations as both types of activity were noted since the last report.

August
➢ August added a significantly smaller amount of net new bookings compared to last repot as demand for the end
of the month softened, leading to a year over year underperformance in bookings, and additionally average
daily performance has actualized negative at -0.2% (+1.0% last report)
o August Average Daily Occupancy is 62.0% (60.0% last report)
o There are -1,505 (-371 last report) less bookings than last year at this time
o Since the last report, there have been net +1,460 (+4,853 last report) bookings for the month
o The largest net addition in bookings, since the last report, occurred on the 26th, with +178 bookings
added
o The largest net reduction in bookings, since the last report, occurred on the 15th, with -27 bookings
cancelled
o The largest outperformance is on the 10th, up +18.5% (+19.9% last report) over last year at this time
o The largest underperformance was on the 19th, down -10.5% (-14.1% last report), and has shifted to the
13th, down -14.5% over last year at this time
o Daily inventory is lower than last year at this time
September
➢ September has added the largest amount of net new bookings of all months included, though due to stronger
booking pace last year at this time, the year over year bookings outperformance has declined and turned to an
underperformance, additionally average daily performance has fallen to +1.1% (+1.5% last report)
o September Average Daily Occupancy is 51.5% (45.7% last report)
o There are -432 (+238 last report) less bookings than last year at this time
o Since the last report, there have been net +4,067 (+4,951 last report) bookings for the month
o The largest net addition in bookings, since the last report, occurred on the 2nd, with +402 bookings

o No days experienced a net reduction in bookings since last report
o The largest outperformance was on the 30th, up +9.9% (+13.1% last report), and has shifted to the 1st, up

➢ October has added fewer net new bookings than last report, and due to stronger pacing last year, the year over
year bookings outperformance has declined as average daily performance also fell to +4.2% (+5.1% last report)
o October Average Daily Occupancy is 23.1% (21.3% last report)
o There are +2,691 (+3,503 last report) more bookings than last year at this time
o Since the last report, there have been net +1,267 (+1,965 last report) bookings for the month
o The largest net addition in bookings, since the last report, occurred on the 5th, with +119 bookings

included, and due to stronger pacing last year, the year over year bookings outperformance has declined in
tandem with average daily performance now at +2.8% (+3.3% last report)

o There are +1,416 (+1,910 last report) more bookings than last year at this time
o Since the last report, there have been net +1,329 (+3,758 last report) bookings for the month

time last year as the year over year bookings outperformance has grown, and additionally average daily

o Since the last report, there have been net +1,906 (+3,315 last report) bookings for the month
