Temporary Certificate of Occupancy
Permit Nos. B06-0023, B06-0024, B06-0025, B06-0027
Martin,
As per your request, the following items and/or issues were noted during the building and site
inspections today and are considered to be the conditions for the issuance of the Temporary
Certificate of Occupancy for the above referenced Permits. It is our understanding that with the
completion of these items, a Temporary Certificate of Occupancy will be issued upon the
conclusion of a follow up walk through by SafeBuilt on the morning of July 25, 2008.
The list of items noted below are to be complete prior to the actual issuance of the TCO and are
either completed now or will be by the end of the day. We are scheduling follow up inspections
with all appropriate entities for morning inspections on July 25, 2008.
A. Per Town of Vail Department of Public Works
1. All public ways to be covered or included in the TCO are to be completely
fenced off from on going construction activities and are to remain clear of all
construction debris, equipment and materials. Vail Lane is to be broom
cleaned
2. Relocate or reset portable toilets so that they are perpendicular to grade
3. Reset fence along Vail Lane so that it provides a clean, green, screen 6 foot tall
barrier separating all on going construction activities and Vail Lane
4. Open Vail Lane from Vail Road to the ski yard
B. Per the Town of Vail Fire Department, the following items are to be addressed and
completed as per the inspection and walk-through on July 24, 2008 prior to the
issuance of the TCO:
1. The elevators serving the Chalets are to be locked off until the final fire
recall is tested and inspected which is to be scheduled for early next week.
(Due to the fact that at the time of the inspection the elevator emergency
power selector switch has not been installed, all 6 elevators will remain
locked out after the final inspections. However, it is understood that any one
elevator can be placed into operation for the purpose of furniture move in or
servicing. In order to comply with this condition a keyed lock will be
installed at each of the elevator's disconnect switches. These locks are to be
keyed alike and a labeled key will be provided for the Fire Dept. Knox Box.
The selector switch design requirements have now been defined and this will
be installed in approximately 3 to 4 weeks).
2. Address or Chalet designation signs are to be installed on all unit entry doors.
3. Directional signs along the access paths and stairs designating direction to
each Chalet entry.
4. The application of the fire retardant coating as necessary to provide a class A
flame spread on the ceilings above the chalet decks is not completed as of the
time of the inspections. Appropriate products are being investigated and
Hyder Construction is committed to having this work completed within the
next 4 weeks. It is our understanding that this will not delay the issuance of
the Temporary Certificate of Occupancy.
5. Fire Alarm graphics posted in the fire command room.
C. Per the Town of Vail Building Dept. and SafeBuilt, the following items are to be
completed prior to the issuance of the TCO:
1. Provide hardware on all doors at the garage occupancy separation walls to
the adjoining Chalets presently under construction.
2. Verify and maintain required access widths and paths
3. Comply with all of the items noted in A and B above
D. The balance of the items listed by the Department of Public Works are to be
completed prior to the issuance of the next TCO which is intended to be for Building
3, Town of Vail Permit No. B06-0026
I have attached the following for clarification:
• Department of Public Works memorandum dated July 24, 2008
• Access and staging plan dated 4/28/08
• Phased Occupancy Plan for July 17, 2008 through November 14, 2008.
• Fire Alarm Inspection Report dated 7/24/08
Please let me know if there are any concerns or comments with the respect to the content of this
letter and the requirements for the Temporary Certificates of Occupancy
