Dear Charlie:
Pursuant to 2003 IBC Section 106.3.4, this is to inform you that 4240 Architecture, as the registered
architectural design professional in responsible charge for the Arrabelle Project, has reviewed the above
referenced proposed retail tenant improvement construction documents. To the best of our knowledge,
we find these documents compatible with the approved construction documents for the Arrabelle Project,
with the exception of several issues requiring additional documentation by the tenant's architect as
follows:
• It is our understanding that proposed storefront folding doors will require Planning Department
review. Elevations and details must be provided.
• It is our understanding that the revolving entrance door shown on the plans will be replaced with
the DRB approved storefront entrance.
• A 3"thick floor topping is required to meet finish grade at the entrance doors. The allowable
load of the topping is limited to approximately 25 psf. The retail tenant architect should provide
an addendum to the drawings providing a description of the proposed topping that falls within
the load requirement. Options for this topping include, but are not limited to: 1.) 3" `gyperete' or
light weight concrete; or, 2.) 1 �/2" normal weight concrete on 1 YZ" rigid insulation.
• Compliance with the minimum plumbing fixture count and fixture accessibility should be verified.
• A door must be added to Toilet Room 110.

Mechanical Peer Review Report
CRA#2007-146
August l, 2007
Cator, Ruma&Associates performed a peer review of the mechanical drawings completed by the
owner's MEP engineer who will be providing their PE stamp on the drawings. The following
review comments are intended to notify the owner of possible base building conflicts and impacts,
as well as provide the Tenant Finish Engineer with a general review of their design. Note that the
building department should review the drawings for code conformance.
MECHANICAL
l.l The make-up air flow rate in the Ventilation Schedule on FS1A totals 6140 CFM. The
Mechanical Numbered Notes on M2.0 total another 4080 CFM of make-up air. The total
from both sheets is 10,220 CFM. The base building design allocated 9000 CFM of make-
up air to this space. There is a dedicated makeup air unit to the Chophouse and the
balancing contractor may attempt to balance it to the higher flow rate specified in the tenant
finish drawings. However, the system was not designed for the higher flow rate and may
not be able to deliver it. The discharge air temperature from the makeup air unit will only
be 46 deg F in the winter and 59 deg F in the summer, versus the 55 deg F under the base
building design. The heating and cooling coils in the base building makeup air unit will not
be modified to accommodate the requested additional airflow.
1.2 Sheet FS6 shows two up-blast e�aust fans and a makeup air unit. The kitchen exhaust
fans and makeup air unit are provided in the base building systems and do not need to be
furnished by the tenant.
13 Sheet M1.0 shows a water cooled condensing unit piping detail. The detail indicates that
the piping to the condensing units will run wild. This is not acceptable. If water cooled
condensing units are used a solenoid valve controlled by the condensing unit shall be
installed to regulate water flow to each condensing unit. If the tenant connects to the base
building chilled water system he shall furnish and install BTU meters on the chilled water
piping serving the condensing units. The food service plans indicate that the walk in
coolers and ice machine condensing units are air cooled. The discrepancy between the
food service and mechanical plans needs to be resolved. Issue an addendum to modify the
plans accordingly.
1.4 Sheet M2.0 shows the 12" diameter dishwasher exhaust to be relocated to run north out of
the shaft instead of south as shown on the base building plans. The revised layout shows
the duct running through the elevator shaft that is north of the duct sha$. Issue an
addendum to route the duct around the elevator shaft.
1.5 Sheet P2.0 has a note stating that a 1" 140 deg F domestic hot water line will be provided
by the landlord. According to Vail Resorts Development Company the landlord/tenant
agreement does not state that 140 deg F water will be furnished to the space. The tenant
shall provide a booster heater for the dishwasher to raise 110 deg F water to 180 deg F.
Issue an addendum to adjust the plans accordingly.

1.6 Sheet P2.1 shows extensive grease drain and sewer drain in the ceiling of level G1. The
ceiling in this area is quite congested with base building systems. Was the pipe routing

Cator, Ruma&Associates performed a peer review of the electrical drawings completed by the
owner's MEP engineer who will be providing their PE stamp on the drawings. The following
review comments are intended to notify the owner of possible base building conflicts and impacts,
as well as provide the Tenant Finish Engineer with a general review of their design. Note that the
building department should review the drawings for code conformance.
GENERAL:
1.1 In general, it appears there is a substantial amount of information missing that would be
required by the building department. We have indicated some but not all missing
information or required clarification on the electrical drawings, sheets E100, E200, and
E300.
1.2 The drawings were reviewed for impacts on the base building electrical distribution system.
1.3 Refer to most current base building documents for requirements.
ELECTRICAL
1.4 E 100: Indicate conduit and conductor sizes required for the primary and secondary feeds
of the transformers.
1.5 E100: On the feeder schedule, indicate only the feeders being used. It appears only the
new transformer feeders will be used(see item#1.3).
1.6 E 100: Indicate only the transformer sizes being used on the plans.
- 1.7 E100: Revise panelboard"SE1"as indicated on redlines.
-� 1.8 E200: Indicate panelboard locations on the plans.
1.9 E200: Tenant's consultantJcontractor shall provide connection for(4) fan coil units per the
