Dear Mr. Royer:
In 4240's 7.26.06 Code Modification Request letter to you, the attached ABS dew-point
calculations included a sheet vapor retarder on the interior side of the assembly in order to
satisfy the ASHRAE calculation method for evaluating and controlling vapor transmission into
the assembly. During the revision process of roof construction on Buildings C and D, we have
continued to evaluate the performance of the typical construction assembly, which is similar in
all three buildings, C, D & E. We now conclude that the need for a vapor retarder on the interior
(warm) side of the assembly is accomplished by the spray foam insulation/air barrier alone and
that no additional vapor retarder is necessary or recommended. The spray foam manufacturer
NCFI evaluates and documents this and the Project Engineer of Record, ABS Consultants,
confirm. Please see our revised Code Modification Request letter attached and dated 10.12.06
with supporting technical documentation from ABS and NCFI.

Dear Mr. Royer:
Per our previous telephone discussion with you on 4.27.06, we would like to formally request for
the Front Door a modification to IBC Section 1203.2, pertaining to the requirement for ventilation
of enclosed rafter spaces.
It had been the project team's approach through the design development stage of the project to
provide a high performance super-insulated roof. During the development of construction
documents, a ventilation air space was introduced within the rafter space to satisfy the code
requirement. This is reflected in the currently approved construction drawings. As a result,
three problematic concerns have been revealed:
1. The ventilation air gap seriously compromises the thermal performance of the roof by
allowing outdoor air to circulate between the insulating layers.
2. On a large portion of nearly every roof on the project the ventilation gap is not, and
cannot, be continuous within the rafter space from eave to roof ridge. This creates a
condition where air and moisture can become trapped within the roof construction,
instead of being dissipated.
3. The ventilation air gap located within the rafter cavity violates the top of the fire resistive
wall between the adjacent units allowing the potential for fire to move freely through the
gap from one unit to the other.
We propose to revise the current roof detailing to eliminate the ventilation air gap from within the
enclosed roof rafters in order to alleviate the problematic concerns described above, while
maintaining the critical performance of the roof.
The intent of the code in requiring ventilation is not discussed in the IBC Commentary, but
venti�ation is commonly understood to be a conventional solution for preventing airborne
moisture from condensing within the structure. For this project however, the proposed revised
roof system is patterned after another well-established and acceptable alternative construction
method, which does not incorporate ventilation within the structure of the roof, but is common in
the local jurisdiction and surrounding mountain region. While this method is not yet recognized
in the IBC, the IRC has already incorporated language that provides for it (Section R806.4).
This model lends further justification for the adequacy of this alternative construction method.

The revised drawings (ASI-E001) indicate polyurethane foam (R42) to be spray-applied directly
to the underside of the roof sheathing. This closed-cell insulation also performs as the vapor
barrier. While there is no need for ventilation within the enclosed rafters, a ventilation air gap is
provided between the structural roof sheathing and the concrete roofing tiles. This ventilation
gap is intended to satisfy the roof tile manufacturer's recommendations, to maintain a cold roof
designed to prevent ice damming and icicle formation, and to allow for natural ventilation should
any unexpected moisture collect at the roof sheathing.
The proposed revisions resolve the identified problematic concerns with the current roof system
design, insuring the thermal, moisture, and fire containment performance while satisfying the
intent of the code with regard to preventing condensation. Attached are letters and calculations
prepared by the project Mechanical Engineer, ABS Consultants and NCFI Polyurethanes
documenting and demonstrating that no condensation or moisture problems will occur, thus
meeting the intent of IBC, Section 1203.2. 4240 Architecture requests that the Town of Vail
approve the current unventilated design as a code modification on the basis of its unique
performance.

Dear Scott:
We have reviewed the WLTFI calculations submitted by NCFI (attached) and agree with their assessment.
The simulation shows that a long-term condensation problem will not occur. Any condensation that does
accumulate in the assembly will dry out in a reasonable amount of time.
It should be noted that the calculations were performed using Edmonton climate data, as that is the closest
climate data to Vail, CO available in the WUFI computer program. We have reviewed the climate data for
Edmonton and concur with the substitution.
Since the WUFI calculations show that there is a general drying trend from the initial conditions
occurring during construction,we feel that the design meets the intent of the IBC, Section 1203.2.

Dear Mr. Zabriski:
I have re-run the WUFI calculation for the above referenced project using the revised
design detail you have provided. Based on this simulation, I remain confident in recommending
the use of NCFI's spray applied, closed-cell polyurethane insulation in this application.
Furthermore, I find that the use of a waterproofing membrane on top of the roof surface is a
satisfactory design element and I recommend that no vapor barrier be installed on the warm
(interior) side of the polyurethane insulation.
I am enclosing copies of the simulation trace and plots of water content of the oriented
strand board roof deck and the polyurethane foam. The simulation trace shows no indication of a
condensation problem. The moisture contents of the board and foam show ranges well within
acceptable limits for the materials and also show a general drying trend from initial conditions.
You have also sent me copies of the Dew Point Calculations performed by ABS
Consultants, Inc. I am famitiar with the methods employed in conducting these calculations. The
method is detailed in ASHRAE Handbook—Fundamentals. However, ASHRAE cautions users of
this method that it is a steady-state model that simulates only the very limited mechanism of
moisture vapor diffusion. It does not take into account that building assembly temperatures
fluctuate in daily and annual cycles. The method uses an exterior design temperature and
humidity, then assumes that this condition will exist forever. Because of this inherent limiting
assumption, ASHRAE itself advises that"Specifically, the methods should be used to estimate
monthly or seasonal mean conditions only, rather than daily or weekly means." [p 23.10] ABS
Consultants used an exterior winter temperature of-19° F in their dew point calculations. I
believe this is too low a temperature for a monthly or seasonal mean for Vail. (I am enclosing a
copy of ASHRAE design conditions for Eagle, CO for your review.)
Here at NCFI, we had relied on the ASHRAE dew point method for years. We
understood the limitations this method imposed. Many building assemblies were performing
completely satisfactory in the field when dew point calculations indicated they should be failing
or having problems.

its ability to vary the exterior temperature, humidity and other climate factors rather than relying
o�l the steady-state assumptions of the dew point method. The"design condition forever"
assumption is not a valid one when the materials are resistant to moisture vapor and temperature
diffusion (as is the case with spray polyurethane foam insulation).

Dear Mr. Royer:
Per our previous telephone discussion with you on 4.27.06, we would like to formally request for
the Front Door a modification to IBC Section 1203.2, pertaining to the requirement for ventilation
of enclosed rafter spaces.
It had been the project team's approach through the design development stage of the project to
provide a high performance super-insulated roof. During the development of construction
documents, a ventilation air space was introduced within the rafter space to satisfy the code
requirement. This is reflected in the currently approved construction drawings. As a result,
three problematic concerns have been revealed:
1. The ventilation air gap seriously compromises the thermal performance of the roof by
allowing outdoor air to circulate between the insulating layers.
2. On a large portion of nearly every roof on the project the ventilation gap is not, and
cannot, be continuous within the rafter space from eave to roof ridge. This creates a
condition where air and moisture can become trapped within the roof construction,
instead of being dissipated.
3. The ventilation air gap located within the rafter cavity violates the top of the fire resistive
wall between the adjacent units allowing the potential for fire to move freely through the
gap from one unit to the other.
We propose to revise the current roof detailing to eliminate the ventilation air gap from within the
enclosed roof rafters in order to alleviate the problematic concerns described above, while
maintaining the critical perFormance of the roof.
The intent of the code in requiring ventilation is not discussed in the IBC Commentary, but
ventilation is commonly understood to be a conventional solution for preventing airborne
moisture from condensing within the structure. For this project however, the proposed revised
roof system is patterned after another well-established and acceptable alternative construction
method, which does not incorporate ventilation within the structure of the roof, but is common in
the local jurisdiction and surrounding mountain region.

The revised drawings (ASI-E001) indicate polyurethane foam (R42) to be spray-applied directly
to the underside of the roof sheathing. This closed-cell insulation also performs as the vapor
barrier. While there is no need for ventilation within the enclosed rafters, a ventilation air gap is
provided between the structural roof sheathing and the concrete roofing tiles. This ventilation
gap is intended to satisfy the roof tile manufacturer's recommendations, to maintain a cold roof
designed to prevent ice damming and icicle formation, and to allow for natural ventilation should
any unexpected moisture collect at the roof sheathing.
The proposed revisions resolve the identified problematic concerns with the current roof system
design, insuring the thermal, moisture, and fire containment performance while satisfvinq the
intent of the code with regard to preventing condensation. Attached are a letter and calculations
prepared by the project Mechanical Engineer, ABS Consultants. Their calculations demonstrate
that the dewpoint temperature (at the condensation line) occurs outside the vapor barrier, thus
meeting the intent of IBC, Section 1203.2. 4240 Architecture requests that the Town of Vail
approve the current unventilated design as a code modification on the basis of its unique
performance.

Please see the attached dew point calculations for the roof assembly at Vail's Front Door.These
calculations are based on the"Dew-Point Method"described in 1997 ASHRAE Fundamentals Handbook,
Chapter 22,page 18.Per the calculations,if any condensation were to occur, it would collect on the inside
surface of the 5/8"CDX Plywood,which is outside of the vapor barrier.
Also included is a calculation showing that condensation would not occur in the assembly if the outside
air temperature is+ I 1 deg.F(30 degrees above design)and the indoor humidity level is 30%RH in lieu
of the worst case scenario of 50%RH. This will be a much more common scenario than the worst case
one presented.
Since the dewpoint temperature(at the condensation line)occurs outside of the vapor barrier,we feel that
the design meets the intent of the IBC, Section 1203.2.
