Executive Summary
This document is intended to provide the owner of the Lodge at Vail Chalet#7 with descriptions of
various electronics and entertainment systems that will be included in the home at the time of
closing. These items, referred to as "Infrastructure," pertain to items that are built into the walls of
the home or elements that are critical to the function of the residence. These items fall under the
scope of Vail Resorts Development Corporation (VRDC) and will be coordinated and invoiced
through them. As such, these solutions are subject to coordination fees as stipulated in the buyer's
contract with VRDC. In addition, other costs may need to be added due to impacts on other trades.
Items such as audio video systems, music systems, touchpanel programming, etc. will be included
in a separate proposal outs'ide of the scope of VRDC and can be contracted directly with Thul
Electronics. Unless otherwise noted, items not included in infrastructure may not be included in the
home at the time of closing.

AV System Wiring
Speaker wiring
We will include speaker and control system wiring to the areas listed below. Speaker wire is
fourteen gauge unless otherwise noted. Control wiring will allow for operation using music keypads
or Crestron touchpanels. Speaker locations include all bedrooms, master bathrooms, kitchen, living
room, dining room, decks (3), media room (surround sound), office (Surround sound). Wire will be
run to a centralized location on level l.
iPod docking station wire
We will wire for iPod docking stations. This wiring will allow iPods to be placed in cradles that
power them and send sound to ceiling speakers throughout the residence. Locations include in the
living room, level 3 office, level2 and level l.
Conduit
We will run conduit to allow for wire passage to such things as wall or fireplace mounted TV's.
Locations include the multi-purpose room,office and master bedroom.
Satellite TV system wiring
We will run the wiring necessary to support the addition of an HD satellite dish to your home. The
• addition of a satellite dish may be subject to HOA and DRB approvals.
Satellite radio system wiring
We will run the wiring necessary to support the addition of a satellite radio antenna to your home.
The addition of an antenna may be subject to HOA and DRB approvals.
Phone,TV and data wiring
Thul Electronics will run all phone, TV and data wiring. Base package wiring for these purposes
will be eliminated.
Video distribution wiring
This wiring supports video distribution systems that allow for use of such things as DVD servers
(DVD's on one machine can play to all TV's) and centralized equipment storage (Equipment like
cable boxes can be consolidated in one location rather than scattered around the home)
Camera system wiring
Allows far the use of IP or CCTV cameras. Located in the living room, living room deck (Gore
range viewing), front entrance and lower entrance.

In-Wall Speakers
Thul Electronics provides a variety of speakers from a number of manufacturers. Below is a
summary of the speakers being proposed. Speakers are configured as pairs unless otherwise noted.
Sonance 623TR,6.5"in-ceiling speakers
This is the most common speaker we provide. It is suitable for background music and is often used
in bedrooms and bathrooms.

This is a better quality speaker often used in surround sound systems and areas with high ceilings.

Velodyne in-wall subwoofer
This subwoofer will be concealed in the wall with only a grill showing. It provides the bass to help
balance the sound of in-wall speakers. It is commonly used with surround sound systems, in larger
rooms or where better quality sound is desired.

Back boxes
High density composite enclosures or metal enclosures will be placed in the wall/ceiling behind
speakers and serve to reduce the sound that would otherwise bleed into adjoining rooms. They also
help to maintain the integrity of the in-wall insulation your builder provides. These are required for
in-wall speakers in order to meet VRDC sound isolation requirements.

Home Control Systems
Lutron lighting control
Lighting control is very popular with many of our clients. It can simplify lighting operation and
eliminate confusing and unattractive wall clutter caused by banks of switches. The system I am
proposing is a Lutron Series 8 lighting control system. Details and benefits are as follows:

• Keypads like the one shown below would be used throughout the home to control most
system functions
• Devices controlled by this system include lights, ceiling fans and bathroom fans.
• Certain closets currently have door jamb switches that will not be on the lighting control
system

Home Control Systems - Continued
Climate control
This system provides for heating, ventilation control integration into the Crestron system. With this
system, heating can be controlled from Crestron thermostats and from select color touchpanels. The
temperature of the home can be monitored or even controlled over the Internet as well. Additional
charges from the mechanical/heating contractor will apply.
• Room temperature may be displayed and controlled using Crestron thermostats in or near
the room
• Sensors may be used in place of the thermostats to reduce wall clutter. (Not being done
at this time)
• Sensors may be used to increase accuracy of readings
• Select Crestron touchpanels may be used to view and control temperatures in all zones.

Keyless Entry/Remote DooY Control
We will provide keyless entry/intercom stations at the front door and vestibule entry.
This system will have the following features:
• A visitor could press the call button causing the phones in the home to ring. An occupant
could speak with the visitor and unlock the door for them with the press of a button on the
phone.
• The door can be unlocked by entering the correct code on the keypad.
• Two codes of your choosing will be programmed into the controller. Changes to these
codes can be done by Thul Electronics.

Motorized Window Treatments �
Thul Electronics will provide motorized window treatments as described below and as shown on
our plans. It is assumed that shades will be installed before valances. Valances and electrical power
to shade transformers will be provided by others.

Security and Environmental Alarm System
This security system is intended to satisfy most insurance companies' demands and owners' desires
for monitored burglar and low temperature detection. Control of this system will be accomplished
thought the use of alarm keypads in the home.
This system will include:
• Alarm keypads located at the vestibule and main entry
• Motion detectors -one per floor
• Contact switches -one per exterior door; vestibule
• Low temperature sensors—one per floor
• Water detectors—used at certain refrigerators and washing machines.
Control of the alarm may be added to Crestron touchpanels. (Post-close option)
Alarm System Monitoring
This system can be tied into a central alarm monitoring station that will contact your property
management personnel when a problem is detected. Thul Electronics can provide this service.

Chanqes that have occurred since RFP issue
1. Motorized shades were added to Level 4, refer to THUL drawings for locations.
2. Laundry Room, Level 3,countertop was changed to stone slab, sink and faucet were added.
3. Countertop edges throughout unit were changed. Kitchen, Jr.&Sr. Master Baths-Ogee Edge;
Wet Bar, Laundry, and Powder Room Level 1-eased edge.

1. Change Powder Room to full bath with shower. Change to a vanity instead of pedestal. There is

Executive Summary
This document is intended to provide the owner of the Lodge at Vail Chalet#8 with descriptions of
various electronics and entertainment systems that will be included in the home at the time of
closing. These items, referred to as "Infrastructure," pertain to items that are built into the walls of
the home or elements that are critical to the function of the residence. These items fall under the
scope of Vail Resorts Development Corporation (VRDC) and will be coordinated and invoiced
through them. As such, these solutions are subject to coordination fees as stipulated in the purchase
contract with VRDC. In addition, other costs may need to be added due to impacts on other trades.
Items such as audio video systems, music systems, touchpanel programming, etc. will be included
in a separate proposal outside of the scope of VRDC and can be contracted directly with Thul
Electronics. Unless otherwise noted, items not included in infrastructure may not be included in the
home at the time of closing.

AV System Wiring
Speaker wiring
We will include speaker and control system wiring to the areas listed below. Speaker wire is sixteen
gauge unless otherwise noted. Control wiring will allow for operation using music keypads or
Crestron touchpanels. Speaker locations include all bedrooms, master bathrooms, kitchen, living
room, dining room, decks (3), media room (surround sound). Wire will be run to a centralized
location in the level 1 storage closet.
iPod docking station wire
We will wire for iPod docking stations. This wiring will allow iPods to be placed in cradles that
power them and send sound to ceiling speakers throughout the residence. Locations include in the
living room.
Conduit
We will run conduit to allow for wire passage to such things as wall or fireplace mounted TV's.
Currently included in the master bedroom.
Satellite system wiring �
We will run the wiring necessary to support the addition of an HD satellite dish to your home. The
addition of a satellite dish may be subject to HOA and DRB approvals.
XM Satellite radio wiring
We will run the wiring necessary to support the addition of an XM satellite radio antenna to your
home. The addition of a satellite dish may be subject to HOA and DRB approvals.
Phone,TV and data wiring
Thul Electronics will run all phone, TV and data wiring. Base package wiring for these purposes
will be eliminated.
Video distribution wiring
This wiring supports video distribution systems that allow for use of such things as DVD servers
(DVD's on one machine can play to all TV's) and centralized equipment storage (Equipment like
cable boxes can be consolidated in one location rather than scattered around the home)
Camera system wiring
Allows for the use of IP or CCTV cameras. None currently included
Shade wiring
Wire will be run to fourth floor shade locations as shown on the plans_ They will be run from the

In-Wall Speakers
Below is a summary of the speakers being provided. Speakers are configured as pairs unless
otherwise noted.
Sonance 623TR,6.5"in-ceiling speakers
This is the most common speaker we provide. It is suitable for background music and is often used
in bedrooms and bathrooms.
Placed in the kitchen, all bedrooms, both master bathrooms and three decks
Sonance 832DR 8",in-ceiling speakers
This is a better quality speaker often used in surround sound systems and areas with high ceilings.
Provides more bass and a more balanced sound quality than our basic speaker.
Placed in the living room, dining room and the multi purpose room (5).
Outdoor speakers
These speakers will be included subject to DRB and HOA approval
Placed on the living room deck, master deck and junior master deck
Velodyne in-wall subwoofer
' This subwoofer will be concealed in the wall with only a grill showing. It provides the bass to help
balance the sound of in-wall speakers. It is commonly used with surround sound systems, in larger
rooms or where better quality sound is desired.
Placed in the living room(1) and club room (1)
Back boxes
High density composite enclosures or metal enclosures will be placed in the wall/ceiling behind
speakers and serve to reduce the sound that would otherwise bleed into adjoining rooms. They also
help to maintain the integrity of the in-wall insulation your builder provides. These are required for
in-wall speakers in order to meet VRDC sound isolation requirements.

Home Control Systems
Lutron lighting control
Lighting control is very popular with many of our clients. It can simplify lighting operation and
eliminate confusing and unattractive wall clutter caused by banks of switches. The system I am
proposing is a Lutron Series 8 lighting control system. Details and benefits are as follows:
System description
• Keypads like the one shown below would be used throughout the home to control ►nost
system functions
• Devices controlled by this system include lights, ceiling fans and bathroom fans.
• Certain closets currently have door jamb switches that will not be on the lighting control
system

Lutron motorized shades
Nine Lutron motorized roller shades will be used on the top floor as shown on the Thul Electronics
plan. They will be controlled by Lutron lighting keypads in the space. Shade material was specified
by Slifer Designs and will be SQ 16-4k-10, color Tobacco, openness factor of 10°Io. The shades will
be placed behind wood valances provided and installed by others. Thul Electronics will not be
responsible for shades not fitting properly due to improper valance design or installation.

Home Control Systems - Continued
Climate control
This system provides for heating, ventilation, air conditioning (HVAC) and humidity control
integration into the Crestron system. With this system, temperature can be controlled from Crestron
thermostats and from select color touchpanels. The temperature of the home can be monitored or
even controlled over the Internet as well. Additional charges from the mechanical/heating contractor
will apply.
• All thermostats will be placed in the equipment closet and sensors will be placed in
heating and cooling zones.
• Sensors will be used to increase accuracy of readings and will be placed between 30" and
40" AFF. They will protrude about 1/8" from the wall and may be painted (By others)
• Select Crestron touchpanels may be used to view and control temperatures in all zones.

Keyless Entry/Remote Door Control
We will provide keyless entry/intercom stations at the front door and vestibule entry.
This system will have the following features:
• A visitor could press the call button causing the phones in the home to ring. An occupant
could speak with the visitor and unlock the door for them with the press of a button on the
phone.
• The door can be unlocked by entering the correct code on the keypad.
• Two codes of your choosing will be programmed into the controller. Changes to these
codes can be done by Thul Electronics.
System includes door boxes with numeric keypad entry and an interface for phones you provide.

Security and Environmental Alarm System
This security system is intended to satisfy most insurance companies' demands and owners' desires
for monitored burglar and low temperature detection. Control of this system will be accomplished
thought the use of alarm keypads in the home.
This system will include:
• Alarm keypads located at the vestibule and main entry
• Motion detectors -one per floor
• Contact switches -one per exterior door; vestibule
• Low temperature sensors—one per floor
Control of the alarm may be added to Crestron touchpanels. (Post-close option)
Alarm System Monitoring
This system can be tied into a central alarm monitoring station that will contact your property
management personnel�when a problem is detected. Thul Electronics can provide this service.
