Attached are the revised site and landscape drawinr that address the agreed upon changesഀ
during the preliminary approval meeting on June 6 2008 for the above referenced project. Theseഀ
revisions are primarily to accommodate site conditions and improve the landscape design inഀ
several areas of the project. This includes the pool area that you have already reviewed andഀ
approved, pending submittal of a revised landscape design and planting list attached.ഀ
These drawings are to be used for your design review approval and Safebuilt code complianceഀ
review and approval.ഀ
SUMMARY OF SITE DESIGN REVISIONS: (please refer to the attached drawings)ഀ
1. South hillside between building and Town of Vail path along Gore Creek:ഀ
a) Delete crusher fines path extending along south side of building adjacent to Level 1ഀ
terraces.ഀ
b) Regrade south area as a result of deleting the path.ഀ
c) Redesign southeast stair down to the path along Gore Creek to make a more gradualഀ
ascent/descent.ഀ
d) Revise landscape plan and planting list accordingly.ഀ
2. Area on the west end of the building:ഀ
a) Tyrolean deck will remain as is.ഀ
b) Adjust the tread/riser layout of the upper stair on the west side of the building.ഀ
c) Modify grading and planters along the path connecting the upper and lower stair on theഀ
west side of the building and increased boulder wall on west side of path.ഀ

a) There has been only one revision to this area (item c below) since our previous partialഀ

The plaza level CMU walls on precast should be constructed as follows:ഀ
1. Walls less the 4 feet should have #4 at 2'-0 vertical, in grouted cells, drilled and epoxied 4 inches into theഀ
concrete topping. They should have 2- #5 continuous in a bond beam at the top and horizontal dur-o-wal atഀ
16 inches. All cells below grade should be grouted.ഀ

providing a combination boulder wall detail for use uphill of the pedestrian path at theഀ
subject site. We previously conducted a subsoil study for design of foundations at theഀ
site, reports dated May 25 and July 24, 2006 and a boulder wall detail, report dated Marchഀ
29, 2007, Job No. 106 0297.ഀ
A combination stacked boulder wall typically 8 feet high is proposed along the uphill sideഀ
of the pedestrian walkway below the building for a distance of -about 50 feet where itഀ
connects with the existing pedestrian path. The grade above the wall will be sloped at 2ഀ
horizontal to 1 vertical. A plan view of the wall is shown on Sheets SP- la and SP-1 b.ഀ
Combination Boulder Wall Detail: The combination stacked boulder wall appearsഀ
feasible for support of the cut slope along the uphill side of the walkway. A typical detailഀ
is shown on Figure 1, attached. We assume that the bearing soils of the wall will beഀ
natural gravels similar to those encountered in the exploratory borings and the cut soilsഀ
will be dry. The wall excavation will follow below a new sewer line that was backfilledഀ
with compacted on-site soil. The bearing and cut slope conditions of the wall excavationഀ
should be further evaluated at the time of construction.ഀ

C3.2. The contractor, RA Nelson & Associates, has requested additional information onഀ
treatment of an existing sewer line and trench backfill below the building.ഀ

Existing Sewer Line: The sewer line will underlie new footing areas. It is proposed toഀ
grout tight the pipe or remove the pipe during construction. Where the pipe is grouted, theഀ
existing backtill should be evaluated for compaction and removed and replaced as neededഀ
to meet the project backfill type and compaction specifications. As an alternative, it mayഀ
be feasible to structurally span the trench backfill once the required span distance hasഀ
been determined.ഀ
