This application is for all changes to approved plans prior to Certificate of Occupancy. An Application for Design Review cannot be
accepted until all required information is received by the Community Development Department. Design review approval lapses unless
a building permit is issued and construction commences within one year of the approval.

Dear Martin-
We are submitting the attached as a change to the permitted documents for Manor Vail.
As you may recall, the existing location of the garage purge air exhaust is at the side of the
north swimming pool building facing north toward the pool. The exhaust air caused a
nuisance at the pool and a portion of the deck. We have already submitted and received
approval for a solution that directed this air upward by cutting a hole in the roof directly
above the air shaft. Upon further review we are not comfortable with this design because of
the waterproofing challenges it presents and we present the attached solution as a more
simple and straightforward solution.
The proposed new solution includes the addition of a screen wall directly in front of the
garage exhaust air discharge louver thereby creating a plenum enclosed on 4 sides, but open
at the top. The existing louver would remain in place to prevent the entry of rain into the
vertical shaft within the garage.
The proposed wall is 11' tall and is completely open at the top of the wall and, although a
portion of the building roof overhang is above, it is sufficient distance so as not to interrupt
the airflow. Structural details are also included indicating that wall to be supported on posts
tied into both the existing deck, and the existing CMU wall at the Pool House Building with
connections that will allow movement that will not affect the finishes.
Attached is also a letter from the Mechanical Engineer stating that the performance of the
exhaust fans will not be compromised by the addition of this screen wall. With this screen
wall in place, the clear width from the edge of the pool to the screen wall finishes will be 6'-
6", which is above the necessary 5'-0"clearance required in the Colorado Department of
Public Health and the Environment Swimming Pool Regulations. As this screen wall will not
interfere with the required clearances at the deck, and elevates the exhaust discharge to a
height comfortably above the heads of guests at the pool, we feel that this solution is the
best one for this condition. Finishes will match those used at the existing condition as
indicated on the elevations.

Also included is a drawing indicating a temporary fencing option to isolate the spa area and
allow the spas to be opened for use by guests during the holiday season. I am including this
as a "plan B" in the event that the screen wall requires further investigation. The contractor
can construct the permanent wall solution in a matter of days once approval is received, but
in the event that more time is needed by your office to review the screen wall; or if a re-
submittal becomes necessary, a temporary fence can be installed and the Manor Vail Guests
can utilize the spas as intended, This drawing indicates that the total occupants at the spa
deck and spa would total 46 occupants with the temporary fence, thus allowing for one
means of egress from the deck area as the occupant load is below 50 occupants.
We hope that the permanent solution will be approved and constructed quickly enough that
this fence is not necessary, but we would like your approval in place for the temporary
fencing in order to allow usage of the spas by Monday, December 22, 2008. It is important
to note that the pool has been covered for the winter and was not designed for winter usage
and the only portion of the deck area that has snow melt is roughly the area proposed to be
temporarily fenced. Therefore the nuisance does not currently exist from the garage exhaust
in a utilized area.

In response to the garage ventilation termination, below is the info????ation confirming the
direction we wish to proceed.
• The bump out should be 19' long and 2' deep interior clear.
• The existing louver should remain in place to provide weather protection. The fan is
designed for the static pressure of the louver.
• The opening at the top of the bump out should be as close to the dimensions of the bump
out as possible (19'x2'). The free area from the louver to the exhaust outlet should be
maintained as much as possible.
