The adoption of Ordinance No. 40 series of 2007, allowed for a maximum of 44,040 s.f. of GRFA. The accompanying development plan only included the construction of 33,338 s.f. of GRFA at the time of adoption. This allowed for a surplus of 10,702 s.f. of GRFA for the site. On August 26, 2009, staff approved a minor amendment to SDD No. 17, Ramshorn, which reduced the total constructed GRFA by 145 s.f. This resulted in a total of 10,847 s.f. of surplus GRFA for the site. On October 1, 2009, staff approved DRB090425 which added 366 s.f. of GRFA to Suite 16 through the incorporation of a mezzanine in the unit. This resulted in a total of 10,481 s.f. of GRFA remaining for the site. hope this letter answers your questions regarding GRFA for the development site.
