RE: Ramshorn Lodge explanation of GRFA for SDD No. 17 located at 416 Vail Valley
Drive/Lot A, Block 3, Vail Village Filing 5
Dear Mrs. Milligan,
This letter is being sent to clarify the Gross Residential Floor Area (GRFA) available to
the Ramshorn Lodge through Special Development District (SDD) No. 17. The adoption
of Ordinance No. 40 series of 2007, allowed for a maximum of 44,040 s.f. of GRFA. The
accompanying development plan only included the construction of 33,338 s.f. of GRFA
at the time of adoption. This allowed for a surplus of 10,702 s.f. of GRFA for the site.
On August 26, 2009, staff approved a minor amendment to SDD No. 17, Ramshorn,
which reduced the total constructed GRFA by 145 s.f. This resulted in a total of 10,847
s.f. of surplus GRFA for the site.
On October 1, 2009, staff approved DRB090425 which added 366 s.f. of GRFA to Suite
16 through the incorporation of a mezzanine in the unit. This resulted in a total of 10,481
s.f. of GRFA remaining for the site.
