HomeMy WebLinkAboutHousing Fee-In-lieu letter 010710TOWN OF VAIL January 7, 2010 Ms. Diane Milligan Ramshorn Lodge 416 Vail Valley Drive Vail, Colorado 81657 Via E-Mail: diane(d)mountainmax.net Dear Diane, This letter is a follow-up to our meeting yesterday (1/6/10) with Warren Campbell, Chief of Planning, Bill Pierce and Kurt Reyna at Fritzlen Pierce Architects. When the expansion of the Ramshorn Lodge was approved by the Planning and Environmental Commission (PEC) on November 26, 2007, there was an obligation to provide deed restricted employee housing to mitigate for at least ten percent (10%) of the net new Gross Residential Floor Area (GRFA). Based upon the PEC approval, Ramshorn Lodge was adding 15,761 square feet of new GRFA. Mitigation of 10% is equal to 1,576.1 square feet of deed restricted employee housing. Per the PEC approval a 1,105 square foot Type IV Employee Housing Unit will be provided on-site. The remaining 471.1 square feet would have been mitigated through a payment of fee-in-lieu. At the time of the Ramshorn Lodge approval the fee-in-lieu rate per square foot was $236.65. Per the new information provided by Fritzlen Pierce Architects the Ramshorn Lodge currently owes the Town of Vail $64,136.88 in fee-in-lieu for employee housing mitigation. This is based on the addition of 13,970.17 new square feet of GRFA. Additionally, an on-site deed restricted employee housing unit of at least 1,126 square feet must be provided at the time any Certificate of Occupancy is issued by the Town. Any changes in the GRFA constructed or the square feet of the on-site employee housing unit may require an additional fee-in-lieu payment. Thank you for your prompt attention to this.
