Partial plan sets or loose plan sheets are not acce�ted. • Please respond in writing to each comment by marking the attached list or creating a response letter. Indicate which plan sheet, detail, specification, or calculation shows the requested information. Please send revisions to the attention of the plans examiner with the buildinq permit application number noted. • Please be sure to include on the resubmittal the engineer's or architect's"wet"stamp, signature, registration number and date on the cover�age of any structural calculations, all structural details and structural sheets of the plans. For commercial or multi-family projects all sheets of the plans must be stamped. Architectural Comments: 1 Alterations to residences in multi-family buildings are required to be prepared and stamped by a Colorado licensed architect. (IBC 106) 2 Please indicate the scale on the drawings. (IBC 106) 3 Please see the attached check list for required drawings. The check list supplied is for single family residences, this is multi-family and requires compliance to commercial tenant finish/improvement checklist. (Town of Vail requirements) 4 Provide a clear demo plan that indicates wall and fixtures to be removed. (IBC 106) 5 Provide a reflected ceiling plan. (IBC 106) 6 Replacement of the drop ceiling could void the listing of the existing assembly. Provide a listed 2 hour assembly that the ceiling was built to. If the ceiling membrane is part of the assembly, provide details how the rating will be maintained at the new incandescent light locations. Are there duct grills in the ceiling? (IBC Table 601, IBC 711) 7 Indicate on the plans how the new walls are to be constructed. (IBC 602) 8 Are any of the walls being disturbed bearing walls? 9 Will any posts of columns be exposed during construction? Provide a 2 hour listed assembly they are to be protected with. (IBC 602) 10 Show on the drawings how bath fans, range hood and dryer duct (if applicable) is to be run. Do they penetrate the rating ceiling? (IBC 716) li The asbestos testing requirement indicates that less than 160 square feet of building material is being removed. It is difficult to determine how much wall is being disturbed as the drawings do not indicate a scale and the drawings are not clear as to the walls being removed. None the less, with the ceiling being removed and replaced, more than 160 square feet is being disturbed and an asbestos report is required. Please refer to the cover sheet for information on resubmitting plans. In order to avoid delays in issuance of a permit,please check�II requested information is included with the resubmitted plans.
