This application is for all changes to approved plans prior to Certificate of Occupancy. An Application for Design Review cannot be
accepted until all required information is received by the Community Development Department. Design review approval lapses unless
a building permit is issued and construction commences within one year of the approval.

Regarding: 333 Beaver Dam Rd, Vail Colorado
Vag, Inc contacted Brush Creek Landscaping to inspect the urban forest for overall health
and potential tree hazards within the property located at 333 Beaver Dam Rd, Vail Colorado.
After my review I discovered 1 tree that is at risk of failure. This tree is a Colorado
Spruce with a height of 51', diameter on both trunks of 12.5" DBH and located on the west
property line marked with red flagging. With the tree having both trunks at equal sizes we now
have a co- dominate tree. Co- dominate trees are known for failure by not having a branch bark
ridge causing a weak joint.
As you can see in the pictures the trunks end up competing for the same area of growth
causing it to peel apart from each other. Also the growth pattern and the proximity of the
buildings footer is with in the drip line of the tree causing more concern of this tree failing.
With the tree having this growth habit, having no branch bark ridge and 40% of its root
system destroyed I feel that this tree should be removed.
