Building Team Comments
Architectural Comments:
Sheet SP
Plans do not reflect the required foundation drainage as required by the structural design. Revise plans.
Provide positive drainage for 10’ @ 2% from the building prior to the trench drain per section 1804.3 IBC.
The proposed termination of the trench drain is less than 3’ from the property line. Show how drainage is to be maintained on the projects property.
Annotate on plans a survey of the location of the proposed footings shall be provided or the property monuments shall be located and stringed for footing inspection.
Sheet A1
The plans reflect two separate unite with a proposed separation of utilities. Provide documentation that this has been an permitted use and show location of required fire assemblies’
separation. Reference section R302.3.
Sheet A2
Indicate the required separation of the garage from the dwelling including materials used to achieve this separation.
Indicate on plans the required self-closing solid core door as required by section 302.5.1 IRC.
It appears the kitchen is to be remodel in that a waal goes through the counter. Please clarify

Provide complete cross-sections of walls and openings showing how waterproofing is to be achieved.
Provide details showing how the R21 insulation is to be achieved. Specifically in areas adjacent to window header locations and rim joist.

Architectural plans need to reflect how drainage and waterproofing is to be achieved at the wall reflected in Section A.

Please add to structural notes the required special inspections.
Plans do not reflect the concentrated loads of the proposed hot tub. Please revise

Upon approval of the joist hangar sizing submit to the Town of Vail Community Development department prior to framing inspection. Please annotate on plans.

Provide electrical load calculations for proposed work.
Provide a CO detector adjacent to the Bedroom per section R315 IRC
Show location and size of meter/service location.
Sheet MEP 2
Is a new bathroom proposed? Please clarify.
Identify the arc fault circuits
Indicate exterior lights to be dark sky fixtures.

Provide the required GFCI receptacle at the Hot tub
Show required outlets in the bedroom
Planning Team Comments
The Employee Housing Unit (EHU) located on the lower level must be an independent living unit from the primary residence. There shall be no internal circulation between the two units.
