Near salt water and in major metropolitan areas,ഀ airborne pollutants create a blue-green patina rapidly on bronzeഀ and brass components and a little more slowly on copper shades andഀ hoods. Further inland or in desert locations, deep brown tonesഀ develop with traces of green depending upon humidity levels. Theഀ downspouts and gutters in your area are the best indication of whatഀ the final finish of a TEKA luminaire will be. No factory applied finishഀ can ever duplicate this natural beauty!ഀ 26ഀ FACTORY APPLIED FINISHES:ഀ Natural finishes take heat, U.V. exposure, alkalinity, and especially time. Selectഀ a factory finish when the luminaire will not be installed directly in theseഀ conditions, such as interior spaces or protected environments.ഀ NTEKAഀ I L L U M I N A T 1 0 Nഀ WALLഀ LIGHTINGഀ COMMERCIAL QUALITY,ഀ RESIDENTIAL PRICE POINTഀ The patent pending LM is engineeredഀ to bring light to areas such asഀ walkways, stairways and decks asഀ well as to other foot traffic hazardsഀ that don't have an adjacent planterഀ area for pathlighting or trees andഀ trellis from which to downlight.ഀ Incorporated into the design is theഀ LevelX11 feature. The LevelXO assuresഀ the lighting installer that theഀ faceplates of these permanentlyഀ mounted fixtures will remainഀ perfectly level upon completion ofഀ the installation. Many step and wallഀ lights on the market today areഀ designed so that if the mountingഀ box is installed out-of-level, theഀ faceplate, once installed, will alsoഀ be noticeably out-of-level.ഀ Some of the features of the LMഀ include: Sleeve is permanentlyഀ mounted in concrete or wood wallഀ combined with multiple threadedഀ knockouts, easy-to-remove box forഀ unforeseen future problems preventsഀ having to chip away at the wall forഀ repairs, and corrosion-free stainlessഀ steel inserts.ഀ LEV1' +ഀ LL +ഀ PERIMETERഀ LIGHTINGഀ PERFECTION EVERY TIMEഀ The Patent Pending LevelX0 system allows theഀ composite sleeve to be up to 318" out of level,ഀ in either direction, while still allowing the face-ഀ plate to be laser level!ഀ The secret The trim attaches to the adjustableഀ reflector assembly - not the composite sleeveഀ or body. Heavy foam gasket keeps light spill toഀ a minimum. This allows your fine lightingഀ projects to look perfect even if the mason hadഀ a beer for lunch or didn't have a level on himഀ the day of the pour.ഀ 0ഀ riഀ ~ p0ഀ Nഀ Bഀ 3~s, hഀ Iഀ © 2 0 0 8 F X L U M I N A I R E® 8 0 0- 6 8 8- 1 2 6 9 w w w. The proposed structure as well as all but the northeast corner ofഀ the lot are included in the "High Severity Rockfall" zone as shown on the Town of Vail (TOV)ഀ rockfall hazard maps (Sheet 11).' The current TOV avalanche hazard map places the downslopeഀ boundary of the "Possible Avalanche Influence Zone" category' along the south boundary of theഀ lot, but no portion of the lot itself is within any avalanche hazard zone. There are no debris flowഀ or debris avalanche hazards on or in the immediate vicinity of the lot. All slopes on the lotഀ proposed for construction are less than 30% (§12-21-12).ഀ The lot lies along the TOV boundary near the southeast end of East Vail on Meadow Drive, in aഀ location mapped by Kellogg, et al. (20033) where Pinedale Till, their map unit Qtp, is present atഀ the surface. Pinedale Till was deposited by the last of the valley glaciers that carved the presentഀ form of the upper Gore Creek region during the Pinedale glaciation 16,000 to 23,000 years agoഀ (16-23 ka). The till occupies the lower margins ofthe Gore Creek Valley from the higher elevationsഀ to the east to about 7.4 miles northwest of the property, although it is frequently covered byഀ younger alluvial and colluvial deposits. The mostly-small (less then 3 ft in maximum dimension)ഀ rounded to semi-rounded boulders used for decorative purposes on and in the vicinity of the lotഀ are representative of these deposits, and should be expected in excavations in the area. Largerഀ boulders may be present as well. Thickness at some places as much as about 20 ft.ഀ Kellogg, et al.(2003), map a north-northwest trending high-angle reverse fault approximatelyഀ parallel to and just southwest of Meadow Lane. This fault, coupled with the presence of twoഀ exposures of the Precambrian Cross Creek Granite (map symbol Xg) between Meadow Drive andഀ juniper Lane as well as a third immediately southeast of the lot suggest that granite constitutesഀ probably-shallow bedrock beneath the property. Kellogg, et al. (p. 6-7) describe the Cross Creekഀ as follows:ഀ Xg Cross Creek Granite-Medium to coarse-grained, gray to pinkish-gray, texturallyഀ diverse monzogranite, tonalite, and granodiorite (classification of Streckeisen,ഀ 1976) containing stringers, pods, lenses, and dikes of granite pegmatite andഀ aplite and inclusions of migmatite, biotite gneiss, and sillimanite schist.ഀ Hypidiomorphic, xenomorphic, equigranular, inequigranular, and porphyriticഀ textures are all common. Contains 35-50 percent oligoclase (commonly alteringഀ to sericite), 20-30 percent undulatory quartz, 15-30 percent microcline, 8-15ഀ percent biotite, 0-2 percent muscovite (commonly as flakes in biotite), and 0-1ഀ percent garnet. Accessory and trace minerals are opaque minerals, zircon, andഀ apatite. Locally contains undeformed pink microcline crystals as long as 4 cm,ഀ commonly aligned parallel to regional foliation, that contain deformed biotite andഀ plagioclase crystals, a relationship that led Tweto and Lovering (1977) to suggestഀ the microcline crystals were porphyroblasts rather than phenocrysts. Contactsഀ with migmatite (Xm) and diorite (Xdi), both of which it intrudes, mostlyഀ gradational but locally sharp.ഀ Bedrock beneath the slopes southwest of Lot 16 is mapped as the Robinson Limestone memberഀ of the Minturn Formation, of Pennsylvanian age ([Pmr). The fault contact between the Cross Creekഀ Granite and the Robinson Limestone member is covered by till. The Robinson Limestone member,ഀ which consists of thick limestone and dolomite beds interlayered with sandstone, siltstone, andഀ shale, forms the cliffs and ledges commonly found above the valley of Gore Creek, although suchഀ exposures are more common to the southeast and much more to the northwest than in theഀ immediate vicinity of the lot. The Robinson is described as follows (Kellogg, et al., 2003, p. 5):ഀ PAGE 3ഀ Robinson Limestone Member-Consists of at least four sequences, each as thick as 65ഀ ft, ofgray to yellowish-gray, fine-grained to medium-grained, locally fossil ife rous,ഀ medium-bedded to thick-bedded marine limestone and dolomitic limestone. Eachഀ carbonate sequence is interbedded with pinkish-tan and light-tan, cross-bedded,ഀ arkosic, micaceous pebbly sandstone and light-grayish-pink sandy siltstone andഀ shale. The ratio of carbonate to clastic rocks is about 1:2.5. Most [individual]ഀ limestone and dolomitic limestone beds are 0.2 in to 7 ft thick; many of the bedsഀ extend for several miles. The lower 60-ft-thick, gray-weathering limestoneഀ contains distinctive laminated, knobby beds and may represent a reef facies. Aഀ few of the other thicker carbonate beds (as much as 30 ft thick) may alsoഀ represent reefs and are massive, vuggy, and grayish-orange weathering. Theഀ dolomitic limestone weathers to pale yellowish brown; the limestone weathersഀ pale gray. Clastic beds typically weather in rounded forms as compared toഀ relatively angular weathered forms in the carbonate beds. Thickness north ofഀ Gore Creek about 400 ft; south of Gore Creek as thick as about 600 ft. Thicknessഀ 725 ft at type section.ഀ The fault mentioned previously is a component of the Gore fault zone system, an extensive zoneഀ of faulting that defines the southwestern margin of the Gore Range uplift as well as the easternഀ limit of the central Colorado trough, a major late Paleozoic basin in which the thick sequencesഀ of Pennsylvanian and Permian rocks found in the Vail area today were deposited (Kellogg, et al.,ഀ p. 8). Many of the Gore system faults were active in the Late Cretaceous - Early Tertiary Laramideഀ period of mountain building as well as throughout much of the Paleozoic. Kellogg, et al. (2003,ഀ p. 9), suggest that there has been little or no movement on these faults since at least the end ofഀ the Oligocene, about 24 million years ago.ഀ The rockfall hazard to which Lot 16 is exposed is the result of outcrops of the Robinsonഀ Limestone member, and the steep slopes that are present for short distances below them. Actualഀ exposures directly uphill from the lot are limited and the actual rockfall hazard to the propertyഀ is thus diminished as well. The beds dip to the southwest, into the hillside, at 18° to as much asഀ 45° in the immediate area. The resulting "keystone" effect tends to hold rocks in place, evenഀ where broken by jointing and weathering has removed underlying support. Exposed rocks thatഀ do eventually fall tend to break off in rectangular pieces with a long dimension parallel to theഀ exposure and slide downhill rather than as rounded shapes that roll and bounce. As opposed toഀ slopes where the surface and bedding (or other rock surfaces) dip in the same direction, rockfallഀ from this type of slope increases rather than decreases stability. The few ledges above the lotഀ actually form the downslope edges of a series of nearly-flat benches, with such rockfall as isഀ visible on airphotos of the area concentrated along the bases of the ledges. The short steep slopeഀ developed on till from the southwest corner of the lot to the first of these benches, as well as theഀ benches themselves, are heavily to moderately vegetated, most of the lower slopes with conifersഀ many years old. All these factors combine to suggest that the actual rockfall hazard to which Lotഀ 16 is exposed is low. To mitigate such hazard as does exist 1 recommend finished landscapingഀ designed to intercept and slow rolling rocks to the extent possible, although structural berms orഀ rock walls are not required. 1 further recommend extending foundation walls that face upslopeഀ to at least one foot above final grade, and where possible in between openings to at least threeഀ feet. Openings facing directly upslope within four feet of final grade should be minimized andഀ necessary doors and windows should be certified hurricane-resistant.ഀ PAGE 4ഀ While not a requirement of §12-21-13, the Cross Creek Granite, probable bedrock beneath theഀ lot, together with other source materials which comprise Pinedale Till, are relatively radiogenicഀ when compared to other rocks in the area, and as a result all inhabited spaces should be designedഀ and constructed to prevent the accumulation of radon as well as other noxious or toxic gases.ഀ The property is in an area of geological sensitivity with regard to rockfall, although the hazardഀ in fact appears to be low, but with proper landscape design and construction, in particularഀ including integration into -the existing drainage system, the proposed construction as describedഀ will not increase the hazard to other property or structures, or to public rights-of-way, buildings,ഀ roads, streets, easements, utilities, or facilities or other properties of any kind. This report isഀ intended to comply with appropriate portions of Town of Vail Regulations Chapter 12-21-13, andഀ nothing contained herein should be interpreted as suggesting that the subject property is notഀ exposed to the mapped hazard, or that other geologic hazards do not exist. In particular it mustഀ be understood that while large rockfall events appear to have recurrence periods significantly inഀ excess of 100 years, they can occur at any time, even from limited exposures such as thoseഀ present above Lot 16, and the mitigations proposed herein are not designed for nor should theyഀ be expected to provide protection against such events. If you have any questions, or if I can beഀ of filrther service, please do not hesitate to contact meഀ IMPORTANT NOTICE: This report concerns natural processes that are unpredictable and in large measure poorly understood. It isഀ intended to identify potential observable hazards within the scope ofwork to which the subject property is exposed and to suggestഀ mitigating measures in compliance with applicable regulations. Nothing in this report should be construed or interpreted asഀ suggesting the absence of the described hazards, or that the recommended mitigations will protect the subject property from theഀ described hazards under all circumstances, foreseen or unforeseen. Nothing in this report should be construed or interpreted asഀ suggesting that additional unidentified hazards are not present. It must also be understood that "mitigation" does not mean eitherഀ the elimination of the hazard(s) or prevention of the consequences of a hazard event or events, only the reduction to the extentഀ reasonably possible of the latter. By accepting this report all present and subsequent parties thereto agree to indemnify and holdഀ harmless the preparer for any and all damages, direct, indirect or consequential, including personal injury or loss of life, above andഀ beyond the original cost of this study, caused by or resulting from any occurrence of the described or other hazard(s), whether orഀ not such damages may result from failure to identify said hazard(s) or from failure or inadequacy of properly engineered,ഀ constructed, and maintained recommended mitigations. The preparer of this report cannot and will not be responsible in any wayഀ or manner whatsoever for the proper engineering, construction, and/or maintenance of recommended mitigations, or theഀ inadequacy orfailure of improperly engineered, constructed, and/or maintained recommended mitigations, or mitigations that haveഀ been altered in any way whatsoever from those recommended by the preparer. INTRODUCTION:ഀ The owner of the property at 4918 Meadow Drive in Vail, Colorado is Lupine LLC, P.O. Boxഀ 1057, Minturn, Colorado 81645. A wetland delineation was conducted at the request of Mr.ഀ Claes Holm of Holm Construction, P.O. Box 5356, Vail, Colorado 81658. The property is aഀ residential home on 0.53 acres. The county parcel number is 210113104017. The 1975 twoഀ story home is planned for demolition and redevelopment.ഀ The subject parcel is located within Section 13, Township 5 South, Range 80 West and at anഀ elevation of approximately 8,585 feet above sea level. The project site has been evaluated forഀ wetlands or jurisdictional waters of the U.S. A site visit was conducted on June 5, 2008.ഀ II. METHODS:ഀ Wetlands were evaluated by employing procedures described in the U.S. Army Corps ofഀ Engineers (USACE) Wetlands Delineation Manual (1987). A routine on-site inspection forഀ wetland areas less than 5 acres was conducted. Wetland boundaries were based on theഀ prevalence of hydrophytic vegetation, hydric soils, and indicators of wetland hydrology. Sectionഀ III. Description of Study Area, of this report records the evaluation of the vegetation, soils, andഀ hydrology of the site.ഀ Photographs of the study site are included in Appendix A. Field forms for the vegetation, soils,ഀ and hydrology are included in Appendix B. Table 1 lists the dominant vegetation observed onഀ the project site. The wetland boundaries were identified in the field with flags labeled alpha-ഀ numerically. These flagged points were surveyed and a map is provided in Appendix C.ഀ 1ഀ Wetland Delineationഀ 4918 Meadow Driveഀ TOPO! map printed on 06j24jO8 from "UntlJed.tpo"ഀ T ,NI-N 0 .5 1 MILEഀ 1070 FEET 0 500 11 METERSഀ Iഀ Y Lp sitd With 70PO!Y CYO\ati-tO Ge-phk i~- dn-Irb9aphic c-tcpciഀ Figure 1. - Project location map.ഀ 2ഀ Wetland Delineationഀ 4918 Meadow Driveഀ Figure 2. - Aerial view of project location.ഀ III. DESCRIPTION OF STUDY AREA:ഀ Climatic data for the project site is unavailable; however, values have been obtained at stationഀ VAIL, COLORADO (058575), located at 8,220 feet above sea level, 39°38'ഀ latitude and 106°22' longitude. This station is about 5 miles, straight-line distance west of theഀ project site. The recorded mean annual precipitation is 21.94 inches and the mean annualഀ temperature is 37.8°F, both values were averaged over 23 years of record (Western Regionalഀ Climate Center, 2008). Precipitation is relatively evenly distributed throughout the year, withഀ slightly higher amounts occurring in February, April, September and November.ഀ The lot is relatively flat with a dramatic elevation break along the southern edge of the property.ഀ The vegetation changes from maintained lawn and herbaceous plants with willow within the twoഀ drainages to evergreen forest on the steep hillside to the south. Several seeps and springs wereഀ identified along the base of the slope, mostly off the property to the east.ഀ Two wetland areas have been identified. Wetland A is palustrine wetland along the eastern sideഀ of the western drainage and Wetland B is a riverine wetland along the western side of the easternഀ drainage. The waters from these wetlands are tributary to Gore Creek which is tributary to theഀ Eagle River which flows to the Colorado River.ഀ 3ഀ Wetland Delineationഀ 4918 Meadow Driveഀ Soilsഀ The Natural Resource Conservation Service (MRCS) has not mapped the soils in the area.ഀ Specific observations regarding site soils and geology were provided by the consulting geologistഀ Mr. Bruce A. Collins, PhD. Mr. Collins' data and direct observation has been used to developഀ the following summary.ഀ The regional bedrock is believed to be Cross Creek Granite near the fault contact of Robinsonഀ Limestone member bedrock. Above the bedrock are surface deposits composed of Pinedale Tillഀ that was deposited by the last of the regions valley glaciers. The Pinedale Till makes up theഀ majority of the parent material and is characterized by unstratified, small to larger, semi-roundedഀ boulders that generally support a hummocky topography. The resultant soils contain an `A' andഀ a `B' horizon that is poorly developed with little or no clay build-up and unweathered boulders.ഀ Other areas are frequently covered with younger alluvial and colluvial deposits. The observedഀ surface soils color and texture was mostly dark brown or dark grayish brown, loam or clay loamഀ throughout the profiles.ഀ Vegetationഀ The site contains three main vegetative communities: 1) mixed herbaceous plants surroundingഀ the residence, 2) willow complex along the east and west drainages, and 3) spruce-pine forestഀ along the southern property boundary.ഀ A list of the most common plant species found in the study area, including the scientific name,ഀ common name, family, origin, and wetland plant status is contained in Table 1.ഀ Table 1. - Plant Species List, 4918 Meadow Driveഀ Scientificഀ Commonഀ Family Origin* Wetland**ഀ Nameഀ Nameഀ Statusഀ Agrostis stoloniferaഀ Redtopഀ Poaceaeഀ Iഀ FACWഀ Alnus incanaഀ Mountain alderഀ Betulaceaeഀ Nഀ FACWഀ Aquilegia elegantulaഀ western red columbineഀ Ranunculaceae Nഀ NLഀ Bromus carinatusഀ Mountain bromeഀ Poaceaeഀ Nഀ NLഀ Carex aquatilisഀ Water sedgeഀ Cyperaceaeഀ Nഀ OBLഀ Dactylis glomerataഀ Orchard grassഀ Poaceaeഀ Iഀ FACUഀ Delphinium occidentaleഀ Tall larkspurഀ Ranunculaceae Nഀ FACUഀ Heracleum sphondyliumഀ Cow parsnipഀ Apiaceaeഀ Nഀ FACഀ Lupinus caudatusഀ Tailcup lupineഀ Fabaceaeഀ Nഀ NLഀ Picea engelmanniiഀ Engelmann spruceഀ Pinaceaeഀ Nഀ FAC-ഀ Picea pungensഀ Blue spruceഀ Pinaceaeഀ Nഀ FAC-ഀ Poa pratensisഀ Kentucky bluegrassഀ Poaceaeഀ Iഀ FACUഀ Poa secundaഀ Sandberg bluegrassഀ Poaceaeഀ Nഀ NLഀ Potentilla subjugaഀ Colorado cinquefoilഀ Rosaceaeഀ Nഀ NLഀ Ribes laxiflorumഀ Trailing black currantഀ Grossulariaceae Nഀ NLഀ Rosa woodsiiഀ Woods' roseഀ Rosaceaeഀ Nഀ FAC-ഀ 4ഀ Wetland Delineationഀ 4918 Meadow Driveഀ Table 1. - (Continued)ഀ Scientific Common Family Origin* Wetland**ഀ Name Name Statusഀ Salix monticola Bebb willow Salicaceae N OBLഀ Tarazacum officinale Common dandelion Asteraceae I NLഀ * Odinഀ I Introducedഀ N Nativeഀ * * Wetlaniഀ NLഀ NIഀ UPI,ഀ FACUഀ FACഀ FACWഀ OBLഀ i Statusഀ Not Listedഀ No Indicatorഀ Obligate Uplandഀ Facultative Uplandഀ Facultativeഀ Facultative Wetഀ Obligateഀ Hydrologyഀ The hydrologic features on the site include the ephemeral western drainage and the perennialഀ eastern drainage. No recorded surface water data was availableഀ for review.ഀ No water was observed in the western drainage at the time of the site visit which was conductedഀ in early June after an above average snow season. Evidence of a potential spring sourceഀ contributing to this drainage was observed from a distance on the neighboring property to theഀ west.ഀ Numerous groundwater seeps and springs originating at or near the base of the steep hillsideഀ south and east of the property support the wetlands associated with the unnamed easternഀ waterway. No springs were identified on the subject parcel.ഀ IV. RESULTS:ഀ Two wetlands were identified on the project site; the western wetland is a palustrine system andഀ the eastern wetland is greatly a riparian riverine system. Both are supported by groundwaterഀ seeps and springs which form the channels present on the subject property. The soils wereഀ saturated at the time of evaluation and the vegetation consisted of some herbaceous facultativeഀ and wetland plants with a monotypic stand of willow (Salix spp.) adjacent to the drainages.ഀ The wetland areas were flagged in the field and labeled alpha-numerically. All aspects ofഀ wetlands, hydrophytic vegetation, hydric soils, and indicators of wetland hydrology, wereഀ 5ഀ Wetland Delineationഀ 4918 Meadow Driveഀ evidenced at the established areasഀ The property is being evaluated for the potential to redevelop the site with two residentialഀ dwelling units. This wetland delineation has been completed in order to assist with planning andഀ design of the project. No impact permit is being pursued at present.ഀ V. REFERENCES:ഀ Cowardin, L. M., V. Carter, F.
