In order to maintain the esthetic design & continuity of our duplex, and maintain compliance in the Party Wall Agreement the use of the best matching color should be the "Grey" Synthetic Shake. Until the entire 2 roofs can be re- roofed , (which will take years) the new synthetic shake should match as closely to the existing Aging Cedar Shake Wood Shingles by blending in with the existing Grey color. I approve of the new fire retardant shingles, even though I was not previously allowed to change our roof some years ago when I wanted to use a metal roof and was prevented from doing so by Vail Design Review because the other owner was not ready to re roof his side at the same time. In other words, 2 different roofs were strictly forbidden. It is now obvious that 2 different roofs are acceptable due to fire concerns. After reading your email granting approval I felt as though it warranted a response to clarify the changes that have occurred since you requested a re -roof of your half of the duplex. In the last year to year and a half the Town has become acutely aware of the fire risk that we have as more and more lodge pole pines are killed by the pine beetle. In an effort to prevent the possible spread of fire when it occurs the Town has banned the installation of need wood shake roofs. The matching roof requirement still exists for all structures that do not have wood shake as it was applied to you when you requested a metal roof. The Town Council in an effort to get wood shake roofs replaced more quickly made amendments to allow for wood shake strictures to re -roof half of a duplex when the other half is not quite ready so long as the materials are compatible. What this means is that with your approval Mr. Cramer will place the grey DaVinci Shake on his half of the duplex and in several years when your wood shake is ready to be replaced the Town will be looking for you to re -roof with the DaVinci Shake so that in the long run all duplexes will still comply with the requirement for the same roof materials on both halves of a duplex. I hope this clarifies the issue and alleviates any concern you may have about the requirements as they were enforced upon you previously and what the long term result is with respect to the Town.
