General Information:
This application is for new construction of a residential or commercial structure. Applicable Vail Town Code sections can be
reviewed on-line at www.vailgov.com under Vail Information -Town Code On-line. All projects requiring design review must
receive approval prior to submitting a building permit application. An application for Design Review cannot be accepted until all
required information is received by the Community Development Department. The project may also need to be reviewed by the Town
Council and/or the Planning and Environmental Commission. Design review approval lapses unless a building permit is issued and
wnstruction commences within one year of the approval.

Dear Design Review Board:
On behalf of the Owner, 2379 Chamonix Lot LLC (Tom Corrigan and Reid Phillips), I am bringing before you a
proposal for a new single-family residence to be constructed at 2379 Chamonix Lane of 3822.2 sf (see sheet
A1.3 for GRFA calculations).
Currently, this 10,728 sf lot lies vacant, with an average slope of 50% for the first 10 feet closest to
Chamonix Lane and 18% for the remainder of the lot. The lot is outside of all rock fall zones, flood plains, or
avalanche zones as defined by the Town of Vail. With this grade change, we sought to minimize the impact
of large retaining walls by placing the garage close to and facing the street to let the building do the work of
retaining the hillside. Additionally, atypical of homes on Chamonix Lane, the front door has been located at
the level of the autocourt to provide a more inviting entrance, as well as, a direct connection to tie the
residence back to the community. The stairs, traditionally found running along the exterior of the home on
Chamonix Lane, have been moved to the interior, allowing landscaping to come tight to the building and,
thus, eliminating the headache of maintaining this access in the winter.
Similar to how we begin every project, we arrived at the proposed design solution with several important
factors in mind: solar orientation, natural light and ventilation, views, snow storage and safety, impact on the
land, connection to the site (inside and outside), and, in this particular case, the client's desire to have a level
yard set back from the street. The design's narrowness allows all spaces to take advantage of natural light
and cross ventilation, while giving the house enough length to step its way up the site, minimizing its visual
impact from the street. This has the added benefit of providing space for extensive landscaping around the
home, to truly let it sit within the landscape with its natural material palette of predominantly horizontal
cedar siding and drystack sandstone veneer. Much to the delight of the client, the "yard" was placed on top
of the garage as a roof garden, removing it from the street for safety and capitalizing on views and solar
exposure from the main living areas.
As our design hopefully reflects, we are excited to bring to Vail another environmentally conscience home
similar to that recently completed down the street at 2339 Chamonix Lane.

Thank you for your DRB application for new construction of asingle-family dwelling at 2379 Chamonix Lane.
The item is scheduled for the January 7, 2009, Design Review Board hearing. Please plan to attend the
meeting, or send a representative to the Council Chambers at 75 South Frontage Road, Vail at 3:00 pm. Prior
to the meeting or at the meeting, please address the following comments:
1. Please stake the site prior to the hearing, as best you can, with the snow.
2. Please bring a material sample board, including at a minimum the proposed cement material, cedar
siding and stone.
3. Please bring color samples (Include the paint color proposed for the facia and wood beams).
4. Please provide an example of the 'Photovoltaic array' on the roof (Please explain what it will look tike
from the homes above).
5. Please note that the exterior gas and electric meters must be sheltered from snowfall and accessible
year-round.
I've received comments from Public Works that shall be addressed at the time of the building permit review,

Public Works Comments for 2379 Chamonix Lane
1. Retaining walls within the front setback shall not exceed an exposed face height of 3 feet (Unless
approved by DRB - I plan to bring this up at the meeting).
2. Retaining walls over 4', measured from the bottom of the footer to the top of the wall, must be
engineered. PE stamped drawings must be included with the plans.
3. Culvert under the driveway must be a minimum of 18" and called out on the plans.
4. Provide a construction staging plan prior to building permit.
5. A revocable permit for improvements within the ROW needs to be executed prior to TCO is obtained.
6. Driveway cannot exceed 24' wide where it meets the edge of asphalt. (Detail 1- Public Works
Development Standards)
