The applicant shall attempt to utilized the existing boulders located behind the
back of curb to construct the boulder retaining wall. These existing boulders
located along the extent of West Lionshead Circle pose multiple problems for the
snow plow drivers and if the boulders can be removed and used in the new wall it
would solve several problems. Any boulders removed shall have the hole filled with
soil and grass placed on top.

Re: Vail Spa Building, Timber Crib Wall Replacement
Robert:
Please find attached, plans and a typical section for the proposed wall replacement at the Vail Spa
Building. The retaining wall to be replaced is on the north side of West Lionshead Circle.
General Notes for plans:
1. It is the contractors responsibility to have existing utilites field located prior to construction.
2. The topographic information was provided by others. I made a site visit on August 19 2008,
and it appeared to generally represent existing conditions: the existing wall location required
slight adjustment (and is shown in its approximate location).
3. Narrow, boxy, and /or rectangular boulders may be required at the narrow "pinch" point, near
Section A -A. Otherwise, it will be difficult to provide the minimum wall separation between
walls. (Refer to attached section A -A). Walls will need to be near vertical. We are showing 5 to
5.5 feet between the face of the lower wall to the upper: Since the boulders may be 2 to 3 feet in
diameter, some of the top part of walls will need to be covered with soil, to provide 4 feet soil
width between adjacent walls.
4. The maximum exposed boulder wall height is 3 feet (or 4 feet from Bottom of footing to top of
wall), which leaves one foot of bury.
5. The contractor should be mindful to avoid (or limit) excavating within the 1:1 zone below the
existing sidewalk. Larger, narrower, and boxier boulders would improve the constructability. The
proposed (slope) subdrain drain on the upper wall can be deleted in the narrow section, due to the
limited area.
6. The face of the lower wall should remain outside of the West Lionshead Road Right of way. It
appears that the existing face of the lower wall is outside of the ROW, which could be used to
locate the proposed face of the new wall. Survey layout should be considered to verify the ROW
location.
7. Verify limits of disturbance with the owner, prior to construction. It appears that the area should
be less than 0.2 acre of disturbance: verify if a sedimentation control plan is required for this
small of a disturbance.
8. Obtain any Permits required by the TOV, prior to construction.
9. Provide traffic control as required.
10. Repair or replace any irrigation lines, if damaged as a result of construction activity.
