Additional square footage places structure in excess of fire access requirements per IFC 503.1.1 unless an approved fire staging area can be provided in the driveway / parking apron. The Design Review Board reviewed a conceptual proposal on October 1, 2008, and had the following comments: 1. Overall, the DRB liked the facade changes. 2. The east elevation seemed bare and could use some heavy timbers, trim and window headers to improve that face. 3. The driveway seemed narrow, so be mindful of required turning radius. The Fire Department commented that the building will need to have fire sprinklers and a fire alarm system. During the site visit, I also noticed that the Kemps maintain a lawn beyond their property line on the east end of the property. Please notify them that they need to respect their property line and stop mowing Town of Vail property. Prior to Design Review Board approval, you will need to complete the exemption plat process to change the property lines as discussed. I have included a copy of the exemption plat application for your review. Once the exemption plat is approved by the Planning and Environmental Commission, and upon submittal of an application for final review of the addition, the Design Review Board can make a determination on the project. Once you have completed both of these steps, you may proceed with building permit application. Do not hesitate to contact me with any questions or concerns.
