Application for Design Review
General Information:
This application is required for all proposals involving the addition of any floor area, including net floor area and /or gross
residential floor area (GRFA). This also includes proposals for `residential 250 additions' and `interior conversions'.
Applicable Vail Town Code sections can be found at www.vailaov.com under Vail Information - Town Code Online. All
projects requiring design review must receive approval prior to submitting a building permit application. An application
for Design Review cannot be accepted until all required information is received by the Community Development
Department, as outlined in the submittal requirements. The project may also need to be reviewed by the Town Council
and /or the Planning and Environmental Commission. Design review approval expires one year from the date of approval,
unless a building permit is issued and construction commences.

Re: Review comments for proposed conversion of existing crawlspace to GRFA/Lot 9, Block 2,
Dauphinais - Moseley Subdivision
Mr. Nisonoff,
This letter is being sent in response to your design review application submitted on October 9, 2008.
The following are my comments based upon the materials submitted. These comments will need to be
addressed prior to me being able to approve the project.
Please provide a site plan depicting where the stairs and landing will occur. I will be checking to
make sure that the proposed improvements do not encroach into the 12 -foot side setback.
There are site plans available in the Town offices which can be utilized to create this proposed
improvement.
The proposed plan shows the creation of a new walkout from the basement to a landing and
stairs which would take you back to grade. The proposed landing appears to be approximately
10 feet below the grade of the side yard. The Building Code will require a railing on top of your
proposed wall in all locations where the grade change between the side yard grade and
stair /landing grade is separated by more than 30 inches. Please revise the submitted plans to
provide a detail of the railing to be utilized to comply with this requirement. The railings should
match those existing on the structure currently.
The proposed plans show two sets of stairs up to the grade of the side yard. The Building Code
will require you to connect one of these stairs to the public way to comply with ingress and
egress requirements. Previous projects in your subdivision have connected this stairs around
the side of the garage and new window well to the drive -way. Please provide a site plan
showing this connection.
Please provide details on any new light fixtures associated with the new basement door. The
Town Code requires all light fixtures to be matching or architecturally compatible with the
existing light fixtures on the home.
Please depict on the submitted site plan a limits of disturbance fence showing the extent of the
work to occur and how the site will be accessed by equipment. Please also include details on
the site plan for how the existing trees will be protected.

• Drawn on site plan in pink is where the stairs and landing will occur within the 12
foot setback.
• All proposed walls and stairwells will have the required railings, matching existing
railings on the house.(see pictures)
• Drawn on the site plan is where the proposed walkway will be connecting the stairs
to the driveway. (see pictures)
• Any new light fixtures, doors, hardware, or stone will match, or be architecturally
compatible with the existing fixtures on the home.
• Construction fencing depiction will be submitted by the contractor.
• There are currently no trees that will be effected by the plan or construction.
I believe I have addressed all concerns regarding the crawlspace conversion. If there is
any further information needed please let me know. Being new to this process, Will I be
notified that the plan has been approved ?, and is it at that time that I have the
Contractor apply for the permit?
