residential floor area (GRFA), This also includes proposals for residential 250 additions and 'interior conversions',

projects requiring design review must receive approval prior to submitting a building permit application. An application
for Design Review cannot be accepted until all required information is received by the Community Development

Members of the Design Review Board
The applicant, Colondo Company, current owner of Village Inn Plaza Condominium Unit #110, is
proposing a two-part modification to its existing residential unit:
1) Addition of 1,237 s.f. of GRFA to the applicant's existing residential Unit 110 comprised
of a commercial conversion of 1199 net sq. ft. of existing commercial space #602 (level
95.0'). The additional GRFA is to be linked to the existing Unit 110 (level 105.0') by a new
internal stairway. The converted GRFA is to contain a mudroom, two bedrooms, a media
room, and 3 bathrooms.
2) The existing unit #110 is proposed to have interior plan modifications eliminating one
existing bedroom and bathroom (level 105.0') and replacing these with a new dining area.
Additional minor alterations at existing Unit 110 include a new powder bath, a pantry, and
an interior stair connecting Unit 110 to the floor area at proposed unit 602 conversion on
level 95.0'.
The conversion of commercial square footage at level 95.0' to additional GRFA for unit #110 has
proceeded as a "Major Amendment to an SDD" through the Planning and Environmental
Commission and for a first reading by the Town Council. The amendment was approved by the PEC
on October 13th, 2008, and was approved by the Vail Town Council upon its first reading of
Ordinance No. 22, Series of 2008, on October 21, 2008. A second reading of the proposed SDD
Major Amendment is anticipated at the next regularly scheduled Town Council meeting.
Five conditions of approval were noted by the PEC and Town Council.
1) The illegal demolition of the walkway on the east side of the building was performed
unbeknownst to the applicant by the Village Inn Plaza Owner's Association. The Village Inn Plaza
Owner's Association is concurrently submitting a DRB application for alterations made to the
existing walkway and landscaping to the eastern edge of the unit within this application.
2) The applicant will address any accessibility issues related to the new entry door at Level 95.0' of
the existing structure. Accessibility issues at the eastern walkway are to be addressed within the
Owner's Association application.
3) The new loading and delivery connection on the west end of the existing underground parking
garage is currently under permit application and work should begin shortly.

4) The applicant is aware of the fee-in-lieu of payment of $37,314.11 in compliance with Chapter
12-24 and will provide such payment prior to issuance of a building permit.
5) The applicant is by the nature of this DRB application seeking to obtain DRB approval for this
approval.
A summary of the exterior modifications to the building are as follows:
The exterior footprint of the Village Inn Plaza Building will not change with this application. A
number of minor exterior modifications will result from the proposed square footage additions and
plan modifications as illustrated in drawings A3.1 and A3.2.
Exterior modifications to the north elevation include the removal of the aluminum storefront
windows and door system at the existing nail salon. These would be replaced with two aluminum
clad bronze windows (per A3.02) and a new entry door. The new windows will be trimmed below
with wood to match similar treatment at other windows in the building. The new entry door would
be designed to match the doors entering the Claggett Rey Gallery. Three additional windows will be
added to the north elevation at the new dining room within existing Unit 110. A new timber frame
awning with copper shingles (brown patina) will be added above the new entry door. Copper
gutters and downspouts with heat tape will be located at the new entry awning.
Exterior modifications to the east elevation include the removal of a portion of the unused void
space below the existing Unit 110 balcony. This would result in the addition of two new pairs of
windows at the converted Level 95.0' which will be sized, colored, and trimmed to match the
adjacent window at unit 111. Non-structural heavy timber wood brackets, stained to match
existing adjacent siding, will be added to provide visual support to the existing cantilevered volume
for the Unit 110 living area. Additional window additions on the east elevation include the addition
of new transom windows above the existing balcony doors at Unit 110. Any exterior materials
damaged during demolition for the addition of the features listed above will be patched to match
existing materials.

The combined unit 110/partial unit 602 is comprised of:

Existing Unit 110, Level 114.4'= 860 s.f. of GRFA (unchanged)
Proposed GRFA addition at level 95.0' =1237 s.f. of GRFA (commercial to residential
conversion)
The increase of GRFA has been approved as a Major Amendment to SDD #6 allowing the allowable
GRFA within the District to grow from 186,561 sq. ft. to 187,798 sq. ft. accommodating the
increase in GRFA of 1237 s.f. as outlined in this application.
SITE DEVELOPMENT STANDARDS CALCULATIONS
The modifications proposed within this application follow the site development standards as follows:
Landscape Area: No exterior site or landscaping modifications are being proposed as part of this
application which occurs entirely within the existing building footprint.*
