Leonard from TOV will need to be contacted for final inspection prior to opening to public਍ഀ Will be scheduled during pre construction meeting਍ഀ .T਍ഀ VAIL RECREATION਍ഀ D I S T R I C T਍ഀ To: Design Review Board਍ഀ From: Vail Recreation District਍ഀ Date:04/16/2009਍ഀ RE: retaining wall construction project narrative਍ഀ The Vail Recreation District (VRD), working in conjunction with the Town of Vail (TOV) has been working on plans਍ഀ to replace the existing retaining walls located on the # 3 and # 7 Tee Boxes at the Vail Golf Course. A plan was਍ഀ submitted and approved by the DRB. This plan involved replacing the existing walls "as is".਍ഀ Background:਍ഀ This project is a result of an engineering study conducted by Bourne Engineering firm from Westminster CO. This਍ഀ study was conducted at the request for the TOV to evaluate the Property conditions and provide and analysis for਍ഀ physical needs for the assets owned by the TOV and operated by the VRD. As a result of this study there were਍ഀ several areas with the District that were identified as "life safety" issues. (See attached) The retaining walls on the਍ഀ #3 and #7 tee boxes were 2 areas specifically identified as "life safety" concerns.਍ഀ TOV then contracted Loris and Associates Inc. of Lafayette CO to draft conceptual plans for the #3 and #7 tee box਍ഀ retaining walls including options and pricing. The TOV and VRD agreed on a course of action and the VRD then਍ഀ contracted Loris to provide final design plans and engineering specifications.਍ഀ The VRD also contracted Phelps / Atkinson Golf Design group to develop a master plan for the Vail Golf Course and਍ഀ was instructed to immediately evaluate the plans for both the #3 and #7 tee boxes. It was his recommendation to਍ഀ try and develop a plan that would eliminate the need for retaining walls, thus eliminating our "life safety" issues.਍ഀ Based on his recommendation we propose the following changes for the # 3 retaining walls਍ഀ Purpose:਍ഀ 1) The purpose of this project is to eliminate the retaining walls identified as "life safety" issues located at਍ഀ the #3 tee Box on the Vail Golf Course.਍ഀ 2) Decrease the over all cost of the project originally budgeted to replace the retaining walls.਍ഀ Details:਍ഀ 1) Removing the existing retaining walls and stairs਍ഀ 2) Re grading around the # 3 tee boxes (both back and forward tee complexes) and increase existing tee਍ഀ space.਍ഀ 3) Install new retaining wall (Rosetta stone or Natural Stone if available) only if needed after field evaluation.਍ഀ 4) Realign cart path to a safer Vail Valley Drive road crossing਍ഀ 5) Re vegetate and replace trees removed from retaining wall area (based on vertical foot)਍ഀ Conclusion:਍ഀ The VRD is would like to present these changes as an opportunity to remove the life safety challenges regarding਍ഀ the existing retaining wall and also avert future maintenance on new retaining walls. This reduces the chance of material਍ഀ being displaced during compaction. Compaction can be achieved by a 1 to 5-ton double-drum਍ഀ roller. Lightly compact making one pass. Make any grade adjustments and add material as਍ഀ needed. Heavily compact material making 8 to 10-passes. Avoid turning roller on material. Use਍ഀ plate compactor on edges and hard to get areas. If near a wall, hand tamping may be necessary.਍ഀ Loose material should not be present on final surface. No set up or curing time is needed.਍ഀ Lightly compact, add more material where needed, level and heavily compact਍ഀ INSPECTION਍ഀ Finished surface should be uniform and solid, with no evidence of chipping or cracking.਍ഀ Compacted paving material should be firm to full depth with no soft areas. Loose material should਍ഀ not be present on the surface and no ruts. Compaction may increase with time and use.਍ഀ MAINTENANCE਍ഀ Remove debris, such as paper, grass clippings, leaves or other organic material by mechanically਍ഀ blowing or hand raking the surface as needed. Avoid turning roller on material.਍ഀ Use plate compactor on edges and hard to get areas. If near wall, hand tamp may be necessary.਍ഀ Loose material should not be present on final surface.਍ഀ No set up or curing time is needed.਍ഀ I਍ഀ Lightly compact, add more material where needed, level and heavily compact਍ഀ INSPECTION਍ഀ Finished surface should be uniform and solid, with no evidence of chipping or cracking.਍ഀ Compacted paving material should be firm to full depth with no soft areas. Loose material should਍ഀ not be present on the surface and no ruts. Compaction may increase with time and use.਍ഀ MAINTENANCE਍ഀ Remove debris, such as paper, grass clippings, leaves or other organic material by mechanically਍ഀ blowing or hand raking the surface as needed. Pre-soak the base material with water and compact to 95% prior to਍ഀ installing StaLok Paving Material. It is recommended to have proper drainage available to ensure਍ഀ no standing water on surface or adjacent to StaLok Paving Material, including downspouts when਍ഀ placed under roof overhang.਍ഀ Please consult the company if installing on a slope.਍ഀ Installing Stal_ok Paving Material਍ഀ Place the StaLok Paving Material on the prepared base, and rake smooth to desired grade and਍ഀ cross section. Place material to sufficient depth to allow a minimum of 2" to a maximum of 3"਍ഀ depth after compaction.Avoid installing StaLok Paving Material during rainy conditions. Avoid਍ഀ installing StaLok Paving Material below 30°F. StaLok Paving Material may form clods during਍ഀ transport below 60°F. Large clods may be broken apart with machinery such as front loader, or਍ഀ on their own if left to warm in sun. Small clods will break apart during placement and compaction.਍ഀ For drainage off of surface crown StaLok Paving Material.
