The Town of Vail Staff has preliminarily reviewed the conceptual design review application for the proposed newഀ
residences at 3230 Katsos Ranch Road. The following is a•summary of the preliminary comments from thisഀ
preliminary review:ഀ
1. The site plan must be drawn at the same scale as the survey (1"-19)ഀ
2. A "caretake unit" is not allowed as a third dwelling on this property; however, a Type II Employeeഀ
Mousing Unit may be allowed subject to a permanent deed restriction of the property.ഀ
3. The proposed gross residential floor area does not appear to be calculated correctly, please refer toഀ
Section 12-15-3, Vail Town Code (GRFA Is measured from the outside of the exterior walls, theഀ
crawispaces and mechanical rooms exceed 5' in height and count as GRFA, the portions of the upperഀ
floor: in excess of 16' In height count as an additional story of GRFA, lowest level deductionഀ
calculations must be completed, etc.)ഀ
4. The roof appears to exceed 33' building height limit as measured from the natural grade of the siteഀ
(graft prior to any construction activities).ഀ
5. The minimum dimension of all interior parking spaces Is 9'x18' and 9'x19' for all exterior spaces.ഀ
B. Top and bottom elevations must be shown for all retaining walls. Retaining walls shall not exceed Vinഀ
height. Retaining wall grater than 4' in height must be engineered, and walls supporting the drivewayഀ
will require a building permit.ഀ
7. The driveway and parking spaces must be reconfigured to accommodate a minimum vehicle turningഀ
radius of 20'.ഀ
8. Snow storage must be provided at a minimum rate of 10% for a heated driveway.ഀ
9. Surface improvements (retaining walls, columns, etc.) must be setback a minimum of 10' from the edgeഀ
of Ketsos Ranch Road.ഀ
10. A monitored fire alarm system and fire sprinkler tystem are required.ഀ
11. Additional water rights may be required by the Eagle River Water and Sanitation District.ഀ
12. The proposed structure appears to be located on excessive slopes and is therefore subject to theഀ
restrictions prescribed in Section 12-21-12, Vail Town Code.ഀ
13. The property is located in a rockfall hazard zone. A site specific analysis and report must be conductedഀ
by a licenses professional engineer or geologist.ഀ
