The owner of the above property, John Brennen, is asking for a variance to the zoning standardഀ
regarding a 20' front setback. I am submitting this application for a variance on his behalf.ഀ
The existing house was built around 1993 and has an existing garage within the front setback. It isഀ
currently built approximately 4 feet from the South property line. The site is steep and triangularlyഀ
shaped which makes building within the setback challenging.ഀ
We are respectfully requesting to build a new garage addition and convert the existing garage toഀ
living space. The new addition would also be built within the front setback, but not to a greater extentഀ
than currently exists. The home currently sits below the level of the street and the impact would beഀ
minimal to the street and almost negligible to adjacent neighbors. As shown in the attached aerialഀ
photo, it appears that several homes nearby appear to be built within the 20' front setback.ഀ
The current lot allows for 4,208 SF of GRFA. The current house is 2,383 SF. We are proposing toഀ
increase the home to 2,864 SF GRFA. The area within the boundaries of a 20' front setback & 15'ഀ
side setbacks is equal to 2793 sf. If you refer to the shape that exists once you apply the setbackഀ
requirements to the property, it is apparent that the building on the entire site is practically impossible.ഀ
We realize this is true of many lots in our mountain town, but we are asking for your approval of thisഀ
variance as it will not greatly impact any adjacent neighbors and does not impede any other townഀ
requirements.ഀ
