I am submitting this application for a variance on his behalf.਍ഀ The existing house was built around 1993 and has an existing garage within the front setback. It is਍ഀ currently built approximately 4 feet from the South property line. The site is steep and triangularly਍ഀ shaped which makes building within the setback challenging.਍ഀ We are respectfully requesting to build a new garage addition and convert the existing garage to਍ഀ living space. The new addition would also be built within the front setback, but not to a greater extent਍ഀ than currently exists. The home currently sits below the level of the street and the impact would be਍ഀ minimal to the street and almost negligible to adjacent neighbors. As shown in the attached aerial਍ഀ photo, it appears that several homes nearby appear to be built within the 20' front setback.਍ഀ The current lot allows for 4,208 SF of GRFA. The current house is 2,383 SF. We are proposing to਍ഀ increase the home to 2,864 SF GRFA. The area within the boundaries of a 20' front setback & 15'਍ഀ side setbacks is equal to 2793 sf.
