It is a guide to selected sections of the code. - Corrections 1) Automatic Sprinkler System An automatic sprinkler system is required in this renovatian per 2003 IBC, section 903.210 1 "Stories and basements without openings" There are no openings above the ad�oining ground level totaling at least 20 ` in each 50' lineal feet This building has a zero property line between the other building located on the north and south elevation'which restricts Fire Department access, thus requiring an automatic sprinkler system 2) Means of Egress Illumination Per 2003 IBC section 1006 1 "Illumination required", the means of egress system including the exit discharge, shall be illuminated at all times the building space served by means of egress is occupied No Illumination system is proposed. Please show proposed locations and type of exit illumination. 3) Exit Signs Per 2003 IBC section 1011.1, exit signs are required Please show proposed locations and types of exit signs. 4) Floor Elevation at Exit Doors Per 2003 IBC section 1008 1 4"Floor elevation", There shall be a floor or landing on each side of a door. On Sheet A-2 it is not clear what is located at either side of the main entry door The set of doors are not allowed to swing over a step and a landing must be provided 5) Locks and latches Per 2003 IBC, section 1008.1.8 3 item #2 a lock or latch may be allowed in a Group M occupancy if: - the locking device is readily d�stinguishable as locked, - a readily visible durable sign is posted on the egress side on or ad�acent to the door statmg "THIS DOOR TO REMAIN UNLOCKED WHEN THE BUILDING IS OCCUPIED" Ptease provide information as to type of ' ' ^ lock and latch proposed for the main entry door. Be aware that manually operated flush bolts or surface bolts are prohibited Section 1008.1 8 4 � 6) Type of Construction This building per the 2003 IBC, classified as a Type VA construction buiiding Basic requirements from the 2003 IBC will require all wall assemblies to be 1-HR fire-resistive construction Due to the instaliation of a fuil automatic sprinkler system, these wall assemblies can be reduced t a 0-Hr requirement per Table 601 7) Safety Glazing New entry doors shail be equipped with safety glazing 2003 IBC section 2406 3 item #1. Safety glazing also required at the side-lights ad�acent to the entry doors 8) Storm Drainage All rerouted roof drainage shall obtain Public Works Department approval Roof Drainage shall also conform to 2003 IBC section 3201.4 "Drainage water collected from a roof, awning, canopy or marquee and condensate form mechan�cal equipment shall not flow over a public walk�ng surface." 9) Public Works Approval. Public Works approval is required for any right of way work that associated with this project. This includes any staging or use of the right of way for construction activities 10) Equivalent Means of Egress Requirements. The existing exiting condition from the basement does not provide for an exit directly to the building exterior. With discussions�vith the Town's Fire Marshal, Building Official and owner of the building the following shall be installed to provide a level of exit safety from the basement. First, walls shall be constructed and doors installed in the basement separating storage and office use from the new exit corridor that in turn provides access to the exiting stair connecting to the next level. These walls and doors are not required to be fire-resistance rated assemblies per 2003 IBC Table 1016 1 because the space shall be provided with a fire-sprinkler system The corridor width shall be maintained a minimum of 36" at finish. There is also an existing exit passage located to the east of this space.
